Have you observed that some companies, arts organizations, educational institutions, sports teams or charitable organizations consistently produce strong results? Regularly, associations “capture lightning in a bottle� and generate positive one-time or short term results, but it is a special organization that delivers industry leading results on a consistent basis. These results are typically the outcome of hard work, efficient systems, strong teams, creative thinking and the desire and commitment to be great over an extended period of time. In my experience, these strong, consistent results create excitement and additional willingness to work hard to continue to achieve success. The positive engagement created by these wins creates buy in and enthusiasm that build upon themselves and create additional successes. This is a virtuous circle.

It is this virtuous circle that Gables is building to positively influence our local communities, our residents, our associates, our investors and our business partners in sustainability, social responsibility, governance and associate engagement. Each year our commitment to strong corporate citizenship builds upon the successes of the previous years and generates aspiration and commitment to be stronger, better and more influential. Gables dedicated additional resources of time, energy and research to enhance our outcomes in each of these areas in 2016 and you will find the initial results of these efforts in this report. What I am most excited about is the additional benefits we will accrue in the future as the virtuous circle influences and creates incremental momentum in 2017 and well beyond. As a result of our associates’ efforts over the course of 2016, Gables served over 42,000 residents across the country. Gables measures resident satisfaction and feedback using several different methods including resident surveys, social media and daily direct communication with our residents. We value this feedback as a way to measure our efforts to address our residents’ needs and preferences. We compare the results of these reports to the Kingsley industry benchmark and also create internal standards upon which we measure success. Gables outperforms the Kingsley Index in all 27 rating areas in which the benchmark is available and overall resident satisfaction has exceeded the industry index for 20 consecutive quarters. Gables residents’ likelihood to recommend their community is within the top ten percent of the industry benchmark. None of the successes the organization achieved over the last 35 years would be possible without the dedication of our amazing team of associates. I am so appreciative of their daily efforts of heart and mind in the commitment to our residents. Because our team is so critical to our future, we believe strongly in investing in them and providing tools for them to be successful in their careers. We measure ongoing associate engagement through an independent third-party company, OfficeVibe, and benchmark our results against their other multi-industry clients in over 90 countries. We began using OfficeVibe in 2016 and are proud that our associate engagement achieved their GOLD level. Resident satisfaction and associate engagement are but two measures that we use to track results and influence what we think are important components to delivering industry leading, consistently strong results. I am proud to report the progress we continue to make in these areas. Good corporate citizenship is a fundamental, core belief and aspiration of the Gables organization. Gables Pointe 14 | Arlington, VA Gables Pointe 14 is a 368 apartment home and multi-story townhome community located in the highly desirable Rosslyn-Ballston corridor. It will be within walking distance to the Court House & Rosslyn Metro stations, dining and entertainment and is less than two miles from the Georgetown/West End area in Washington, DC. Best-in-class resort-style amenities include a roof-top dining area and pool, reception area and lounge with panoramic views of downtown DC, retail space, and a park. Three Oaks Park, named after the mature Southern Red Oak and two White Oaks to be preserved by the project, will provide valuable green space, manage storm water, and reduce heat island effect within the community. Gables and the Arlington County Forestry Department have partnered to monitor the health of the trees during construction to ensure their preservation. Gables Pointe 14 is registered to certify as USGBC LEED for Homes Gold and scheduled to be completed in early 2019.

Gables Old Town North | Alexandria, VA Gables Old Town North is a 232 apartment home and townhouse-style community with 51,000 square feet of retail space. Amenities include a centralized courtyard with a pool, bikeshare stations, and green space. The mixed-use development is a partnership between Gables and EDENS, a retail developer focused on sustainability that will concentrate on revitalizing a full square block in the Old Town North District of Alexandria. Retailers will include an organic grocery store, restaurants and other businesses welcomed by the neighborhood to boost economic development in the area. Old Town North is a short walk from the Potomac River waterfront and historic district. The public space will feature a commissioned sculpture by artist Tom Fruin. The colorful acrylic and metal structure will represent the historic “stone walls� built to shore up the area for the canal turning basin. The project is registered to certify as USGBC LEED for Homes Silver and scheduled to be completed in early 2019. Green space: An Urban Respite. Urban parks promote the health of the surrounding neighborhood by providing a place for people to be active and interact. Natural settings have proven to be effective for mind and body restoration from fatigue.

Certification Programs during the design and construction process

Gables has a 20 year history of incorporating sustainability initiatives into our projects. Gables Central Park in Austin, TX, was designed and constructed in 1997, meeting guidelines for a program now known as Austin Energy Green Building. Gables was the first developer to build a project using these guidelines in one of the first certification programs in the U.S. for multifamily developments. The portfolio has achieved 32 green building certifications for 6,900 homes and 10 projects under construction are registered for certification. Gables evaluates and selects the most relevant national or regional green building certification from these programs for each development.

Standard operating procedures are in place to prescribe processes and procedures for general safety and maintenance work. Associates are encouraged to complete safety bulletins which are distributed across the investment group to support lessons learned. This information is used to develop best practices, policies and job aides to educate associates and sub-contractors. Water use intensity is a metric used to measure water efficiency, accounting for indoor and outdoor water used by residents and for operations, including irrigation. The average water use intensity (WUI) for Gables communities is 32. This is well below the median WUI of 48.8 according to the EPA, multifamily communities in ENERGY STAR Portfolio Manager ®. Developed by the EPA, Portfolio Manager is an online tool used to measure and track energy and water use and GHG emissions.

Because recycling is an incredibly powerful tool to help save our environment, we take full advantage of the opportunity to encourage recycling at our communities. In Atlanta, the Center for Disease Control (CDC), Emory University, and Gables Urban - Gables Residential’ s retail team - collaborated and combined efforts to jointly host a recycling drive in November of 2016. The “America Recycles Day” event, held at Gables Emory Point, is a nationally celebrated event organized by Keep America Beautiful. A recycling drop-off point was provided at Gables Emory Point where the

The leasing team at Gables Town Place always drank coffee and diet soda throughout their day at work. One day they realized they all complained of feeling tired and run down. Thanks to the Forever Great Scholarship Fund, our associates have the opportunity to apply for scholarships through Gables that help cover costs for the education for themselves and their children. 14 recipients in 2016 received scholarship funds totaling $15,000 for tuition for associates and their children.

Employee Assistance Program (EAP) We are genuinely concerned for the personal, physical and mental well-being of our associates. To help navigate life’s course, Gables offers an EAP that: • Provides 24/7 confidential service for professional counseling and referral sources • Helps our associates with personal, job or family related problems • Provides up to 5 free counseling sessions per year

Fit4Funds, our personalized health and wellness program, hosts a variety of opportunities to improve the well-being of our Gables associates throughout the year. In addition to quarterly fitness and diet challenges where our associates earn incentives towards their medical premiums, Fit4Funds hosted the annual “World of Wellness” benefits fair in every Gables region. In 2016, associates received their annual free flu shots, biometric screenings, health coaching, and an opportunity to win financial incentives. Training and Development Our award-winning Training & Development (T&D) department directly influences the success of our most important assets – our Gables associates. In addition to continuing in-person and online training videos, the department focused on the following initiatives in 2016:

We replaced classroom based instructor-led training that new hires need to be successful with a selfpaced web/mobile-based training program. Since associates can progress through this program as their schedule allows without ever leaving their workplace, this has proven to be an effective way to deliver more training and information critical to new hire success than in a typical classroom setting. T&D also re-focused energy on practice and coaching in 2016. Trainers visit our apartment communities and conduct simulation-based sales workshops. After 20-30 days of completing the on-demand modules and sales workshops, trainers meet one-on-one with students and coach them on their individual development needs. This new approach to training is more cost effective and efficient in developing both the fundamental and advanced sales skills of our associates. Over the past year, T&D has facilitated over 600 instructor-led training sessions that range from maintenance to business, soft skill, and leadership classes. All associates have access to this robust training via video, one-on-one coaching, and skill development workshops. As a service-oriented organization, we focus heavily on the growth of our maintenance associates through our maintenance training program. Given the technical nature of the content and need for hands-on training, this training program includes 20 instructor-led classes facilitated on a regular schedule throughout the company, as well as onsite coaching and one-on-one training. Training begins on day one, and as our associates advance, new learning plans are assigned to ensure proper access to job-appropriate training. We also provide service associates the opportunity to earn national and internationally recognized certifications that would cost an individual more than $1,000 to achieve through a third-party provider. Our entire training program, including certifications, are led by two Regional Service Trainers who are experts in their fields. A testament to their commitment has been reflected in a 20% increase in our associate pass rate for our certification programs after we began facilitating the program internally.

Growing the Next Generation of Leaders High potential leaders are developed through our leadership development programs, LEADER and Gables Leadership Institute (GLI). These programs are tailored to offer immersive leadership development experiences that not only build capacity which can be instantly applied, but also provide an opportunity to network with peers and company executives alike. Each program has a formal application and selection process, occurring at a regional level for LEADER and the senior executive level for GLI. LEADER, a six-month regional program, hosts leadership development training sessions each month. After the completion of each session, associates work with the leadership coach to discuss how they can apply their new skills on the job. Participants are responsible for working with their cohort to develop and submit a proposal to address a current business challenge.

VP GLI takes our internal leadership training to the next level. Participants hold Director, VP, SVP, and C-level positions and we work with renowned university professors to develop and deliver content. The program involves several self-assessments as well as a 360 degree feedback exercise. Each participant is required to create a personal

In 2016, we launched Gables Paws to Care™, our custom pet care program, at all of our Gables communities. By incorporating pet welcome gifts, community pet events, social media contests, pet health fairs, giveaways, and charitable events supported by our Gables pet families, we ensured that both our residents and their furry companions received the attention and care that they both deserve.

Giving Back to Our Veterans Because we realize the incredible healing power animals can have on human’s health, and because we recognize the debt of gratitude that we owe to our country’s service men and women, Gables is proud to support the national non-profit Guardian Angels Medical Service Dogs, Inc. This charitable organization trains and donates medical service dogs to deserving Veterans and others in need who have PTSD, traumatic brain injuries, seizures, mobility issues, hearing loss, and more. During GCA’s 25-plus years of operation, giving back to the community has been a vital part of their divisions’ culture. GCA sets out to expand on this mission by truly making a difference in people’s lives. With this in mind, several philanthropic outreach endeavors were added in 2016.
