• Gables offers a 2-day grace period on the 2nd and 3rd of each month

• We do not accept payments onsite. For physical payments, please mail to our PO BOX listed on your YES Energy Statement.

• If paying by mail, please allow 7-10 business days prior to the due date. If payment is received after the 3rd, late fees will apply. *Business days are Monday Friday.

• All payments must be paid in full.

• All payments must be paid no later than 10:59pm CT time on the 3rd.

• When you renew your lease, be sure to review your payment account settings and auto pay settings.

• Autopay will not draft unless 100% of the rent is accounted for in autopay.

• If you entered a “Max Pay Amount” for auto pay, be sure the maximum amount covers the full rent and other fees, or autopay will not draft from your bank. We recommend a max pay of $500 more than your monthly payment average. You can also leave this option blank.

• If you entered an “End Date” for auto pay, be sure that it is not prior to your lease expiration. You can leave this option blank.

Single Resident Auto Pay Accounts

If you are the only resident on the account or would like for the entire monthly balance to be paid by a single resident, the percentage should be 100%.E

Split Payment Auto Pay for Roommates DI R ECT IONS ON HOW TO GT YOUR AUTO PAAY!

You can each set up separate auto pay accounts and split the payment. In this case, the payment will only be processed if the combined percentage of all payments is equal to100%. Auto pay will not draft payments unless all individuals opt in.

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE

Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.

We hope this letter finds you well. We wanted to address the question about light bulbs as we have recently received some inquiries from our residents. In the past, we have occasionally provided light bulbs and smoke detector batteries at no cost, but we will no longer be able to do so. As with any rental community or rental home, it is sometimes confusing to understand the responsibilities of the renter and those of your management company. Our intention is for this letter to help simplify the process and clear up any misunderstandings:

-As our valued resident, it is your responsibility to provide consumable products, including replacement light bulbs and smoke detector batteries within your apartment home.

-As your management company, we will continue to strive to exceed your expectations when it comes to any service necessary relative to the overall building structure or any appliances within your apartment home.

In order to help facilitate this process, please find an attached list of light bulbs that are used in your apartment home attached for your convenience. This is a good reference to use when you are out shopping if you wish to purchase light bulb replacements from a retail store.

You may also order them from us at our cost and we will just add them to your account, which you can simply include with your following month’s rent. (Our Service Team will not bill or accept payment.)

We realize that most residents will not have access to a ladder, so we are happy to assist by installing the light bulbs or smoke detector batteries for you with no labor costs in either case.

Winter weather is fast approaching — or has already arrived — in many parts of the country. With it comes winter storms like blizzards, snow squalls and ice storms. Storms can last several hours or a few days, leading to power and heat loss. They can also vary in strength and severity, depending on where in the U.S. you’re located.

Keep Your Belongings and Your Home Safe

• Never use an oven to heat your home

• Keep anything that can burn at least three feet from any heat source like fireplaces, wood stoves, radiators, space heaters or candles

• Turn space heaters off when you leave a room or go to bed

• Have your furnace, heating system and chimney serviced each year by a qualified professional

• Plug only one heat-producing appliance (e.g., space heater) into an electrical outlet at a time

• Plug in electronics that use the appropriate voltage for your power strip

How do I file a claim?

If you’re a Renters Insurance policyholder, one thing that will help you before you need to file a claim is to take photos or videos of your home and your belongings to document what you own. If there’s damage or something is stolen, these photos and videos may help you if you file a claim.

• Load the Hi Fly App on your iOS or Android device, then open the App.

• Make sure you are on your own Wi-Fi network. All wiring connections have already been made.

• Follow the onscreen guide to set up your audio network. Tap the “Add Device” button in the App.

• Where prompted, type in the password of your Wi-Fi network and press “next.”

• Press the WPS button on the side of the square Dayton Audio Wi-Fi adapter (located inside the structured can where your router is, in a closet), and press “next” on the Hi Fly App to sync it to your router. The Hi Fly App will search for your device and automatically add it to the network. You can now select the device name (such as Living Room) or set a custom name.

When are the nearest fitness classes held and where?

Gold’s Gym is across the street at 2425 McKinney Ave. LA Fitness is 1.3 miles from the community at 2690 N Haskell, Dallas, TX 75204.

What are the hours of the amenities?

• 24 hours for fitness center, rooftop dog park and media lounge

• Clubroom, kitchen, conference room, and pool are open from 8:00 am until 10:00 pm daily.

Where do I dispose of my trash?

Tower residents may dispose of trash and/or recycling in designated trash rooms, located behind the freight elevator (levels 2 through 8). Townhome residents have their trash pickup on Tuesday, Thursday and Sunday evenings around 7 pm. To utilize this service, trash needs to be taken in trash bags to the designated waste bins adjacent to your private garage.

What do I do with my move in boxes?

It is helpful if everyone breaks down all boxes and disposes of them in the trash compactor room. Please contact the Concierge Desk to arrange a time to access.

How does my key fob work?

When entering or exiting through the drive-up garage gate, push the button on your black remote to enter or exit. For all other areas, including your apartment home, simply swipe the red fob over the black boxes mounted near the doorways to gain entry.

Where are the mail boxes located?

The mail boxes are located on B1, the first level of the resident parking garage.

Do you have resident activities or events?

Gables McKinney Ave has many fun events and activities that promote a sense of community and allow an opportunity for you to meet other residents. You can keep up to date on all of our community gatherings through our e-newsletter and Facebook page. Expect to see events such as resident appreciation day, weekend brunch, breakfast on the go, holiday parties, and a variety of other events. events such as: Pool Opening BBQ, Children’s Movie Night and Holiday events.

Can I have a party at the pool?

Our relaxing pool area is available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties. However, you may reserve a cabana, allowing a maximum of 6 guests on Saturdays and Sundays only between Memorial Day and Labor Day. The fee to reserve a cabana is $250 ($350 on holiday weekends), and includes a mini-fridge.

Where is the best place for me to park?

You may park in any open, non-labeled parking space in the resident parking garage. Reserved spots are available for monthly rent through the leasing office. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

How do I pay rent online?

Please use Rent Café to pay rent online. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include placing a service request for repairs needed in your apartment home.

Where can I access WI-FI in the building?

All amenity areas are equipped with Wi-Fi. This amenity is complimentary and part of your community benefits.

Guests

Where can my guests park?

Guests may park in the resident garage on level B3 only. Please contact the concierge in advance of your guest’s arrival to approve a guest pass for your guest to place in their vehicle. Your guest will need to stop at the concierge desk to get the pass upon arrival. Your guest can call you from the callbox at the gate and you press “9” on your phone to grant them access to the garage. Guests may be towed without the guest pass visible or if they are parked in an unapproved part of the garage.

Where do my movers park?

In the interest and safety for proper clearance for other residents and emergency vehicles, your movers must schedule a time slot to park in our loading dock, located in the alley between the main building and the townhomes. The freight elevator needs to be reserved as well in advance. We allow 3 hour windows for alley access/exclusive freight elevator use.

Where does the delivery person come in or do I have to meet them?

Delivery people may visit the Concierge front desk. You will need to authorize any deliveries by contacting the Concierge at 214-855-7859. In the event you are not home at the time of a delivery, the office can sign for a package. Most packages will be delivered to the Parcel Pending storage lockers near the mail room on level B1 in the resident garage. Concierge will accept overflow and large packages. You may pick up packages 24/7.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests per apartment are welcome to join you in all of the amenity areas.

How do I let friends in the gate?

Your guests will contact you via the call box at the gate. You will receive a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the gate will open.

do I submit service requests?

Please place service requests through your Rent Café online account. You may also contact the leasing office via phone at (214) 880-9006, via email at McKinneyAveConcierge@gables.com, or in person.

If you have not already signed up for Rent Café, you can go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include paying your rent on line.

What do I do if I have a Maintenance emergency after hours?

For those times that you have a maintenance emergency after office hours, you may call 214-880-9006 for assistance and speak to our 24/7 concierge. The concierge will dispatch the on call service technician.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community. The rooftop dog park also has multiple receptacles available.

Do I have to have my dog on a leash?

For the safety of your dog and all residents/dogs in the community, all dogs are required to be on a leash when in any common area. The enclosed rooftop dog park is available for off-leash fun! Please note that in the rest of the rooftop area, dogs must be leashed.
