• Pool Hours from 9am- 9pm. We allow two guests per apartment. Pets and glass are not permitted in the gated pool area at any time.
• We have two gas grills near our patio area and muliple charcoal grills throughout the property. It is first come, first serve and you must provide your own charcoal. Seeing as we have provided grills for your use, no grills are allowed on your patio or balcony.
• Balconies and patios must be kept clean, and may not be used for storage of anything but patio furniture.
• Storage units are available for rent. Call the leasing office for more information.
• Packages are not accepted in the office. Please register for Fetch

• Your parking space # is ________. Additional parking is available in either garage or in the open parking at the back of the community. All numbered spaces are assigned and you or your guest may be towed without warning if you park in someone else’s space.

Where do I dispose of my trash?
We offer door-to-door trash pick-up that picks up Sunday through Thursday beginning at 8pm. We recommend using this service for your convenience. If you need to throw away trash on non-service days, there are trash chutes located on each floor of the parking garage in the corners by the stairwells.
Where are the recycling centers?
We pride ourselves on green initiatives to care for the environment. Gables Metropolitan Uptown has recycling areas with green recycling containers located on the first floor of each parking garage across from the mail center for disposal of newspapers, plastics and glass.
What do I do with my move in boxes?
It is helpful to everyone in the community if boxes are broken down and disposed of in the recycling area. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow.
How does my fob remote work?
Every resident is given a fob remote to gain access to the community. At the drive gate, push the button on your remote. At the pedestrian gates and amenities, just tap the backside of the fob against the black fob panel near the door. When exiting drivethrough gates, they will open automatically once you pull up to the exit gate

Where are the mailboxes located?
There are 2 locations on the property for resident mail. If you live on the south side of the property, your mail boxes are located to the left of the entrance to the south parking garage. If you live in the north side of the community, your mailboxes are located to the right of the entrance to the north parking garage.
Do you have resident activities or events?
Gables Metropolitan Uptown has many fun events and activities that promote a sense of community and allow you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts.
Can I have a party at the pool?
Our relaxing pool areas are available for all residents and 2 guest per apartment to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.
Where is the best place for me to grill?
Our community offers several options for outdoor grilling. There are 2 propane grills located by the fire pit and 2 charcoal grills on either side of the pool. There are several other charcoal grills located throughout the community.
Conveniences
How do I pay rent online?
We have made paying your rent easy by setting you up with your personal online account with Rent Café or our Gables app Simply visit www.RentCafe.com and click on “Resident Login”. Additional services are available on the Gables app including placing a service request for repairs needed in your apartment home.
Where can I access WI-FI in the building?
The leasing office, clubhouse and pool area are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits. No password necessary, simply accept the terms & conditions.
Do you have a courtesy officer onsite and how do I get a hold of them?
You should always call 911 if you experience any safety or security threats. However, we do have a HPD courtesy officer who may assist us with noise complaints and reports of suspicious persons when he is onsite. If you need to reach the courtesy officer, call the office at 713.840.2500 and press “3” to leave a message for the courtesy officer. You should receive a call from the courtesy officer within an hour.

Where can my guests park?
Your guests may park in any unassigned space in the resident parking areas. Most visitor parking will be at the top of the North and South parking garages. Please remind your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.
Where do my movers park?
There are several areas your movers can park in depending on where your apartment is. Please contact the office prior to your move in day to make arrangements.
Where does the delivery person come in or do I have to meet them?
At move in you will be given information on how to register for Fetch. Fetch is a package delivery service that will bring your packages directly to your front door when it is convenient for you. We do not accept packages in the leasing office.
How many guests can I have with me at the amenities?
We love it when you share your community with your friends and family. Two guests are welcome to join you in all the amenity areas
How do I let guests in the gate?
Your guests will contact you via the call box at the gate. You will receive a personalized code to provide to your guests. You will get a call on the phone line that you provide upon move-in when your guest dials you from the gate phone pad. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the gate will open.
Maintenance
How do I submit service requests?
We have made submitting service requests easy by setting you up with your personal online account with Rent Café or the Gables App.
What do I do if I have a Maintenance emergency after hours?
For those times that you may have an emergency after office hours, you may contact the leasing office at 713.840.2500 and press “2” to leave a detailed message for the maintenance associate on call. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?
Emergency maintenance problems that will be dispatched to the on-call service technician include:
1. No electricity throughout the apartment
2. No water.
3. No air conditioning on a day of extreme heat (80+ degrees).
4. Water entering the apartment.
5. Possibility of fire. (Please Call 911 if you see flames or smoke)
6. Impeded plumbing in an apartment with only one bathroom.
7. No heat.
8. Non-functioning or malfunctioning smoke detector.
9. Gas leak (also call the gas company).
10. Running water that cannot be shut off.
11. Malfunctioning door or window locks.

Do you have a dog park?
Gables Metropolitan Uptown is a pet friendly community and offers many grassy areas for your furry friends to play. We also offer pet waste stations throughout the community.
The closest pet park is Danny Jackson Bark Park located at the intersection of 610 and Westpark, only 2 miles from the community.
Where is the best place to walk my pet?
The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community.
Do I have to have my dog on a leash?
For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

Dear Resident,
We are implementing a new permit parking program in which your license plate will be your permit.
• Download the Istall.us application or search on the browser “Istall.us”
• Location ID is posted on the front gate - 3300.
• Select “Create New Acct”.
• Enter your email, first name, last name, password.
• Enter your license plate, vehicle information, phone number, and registration code (your property manager supplies this code)
That’s it! You are now registered!
Once registered you can change your License plate and car information at any time but you CANNOT add additional cars to the same code; Only one car per code! Example: You get a rental car because yours is in the shop. You can replace your car with the rental; then when you get your car back you simply change the vehicle back.
If you created an account through Google, then you must continue using Google for all functions. The regular sign in account will not display correctly.
Your guest will be required to register however they don’t need a code. They go into the same program Istall.us and select visitor. They will be given a temporary pass and must park according to the apartment rules. Signage is displayed at the entryway.
It is important that your License Plate gets Entered Correctly. The plate readers can only read what’s in the system. Mistakes will trigger a tow! Temporary paper plates have number and letters - Use this information NOT the word “temporary” or “temp”.
Note – Texas plates DO-NOT have the letters “I”, “O” or “Q”. Only ones (1) and zero (0).
Trash Valet Collection Procedures
SUNDAY – THURSDAY
Service collection starts at 8:00 pm Trash must be at your door not later than 7:50 pm
Trash Preparation
• Use the 13-gallon trash container provided by WeDoTrash, with a 13-gallon bag
• Tie the trash bag and leave inside trash container
• Flatten all boxes before placing outside
* Place the trash can outside your door between 7:00 pm to 7:50 pm
* Place ALL trash inside trash bag
* Please use a 13-gallon kitchen trash bag
* Double bag cat litter and fecal matter
* Sharp objects should not be placed inside trash bag
* Double bag if bag is leaking or contains liquids
Remove Receptacle
• Place trash container back inside your home in the morning, after trash has been collected
Using Receptacle
• Place trash container with trash bag tied up inside, outside your door not later than 7:50 pm
* If you have more than one bag, make sure to tie as well and place on top of trash container
• Place flattened boxes under or behind the trash container

Winter weather is fast approaching — or has already arrived — in many parts of the country. With it comes winter storms like blizzards, snow squalls and ice storms. Storms can last several hours or a few days, leading to power and heat loss. They can also vary in strength and severity, depending on where in the U.S. you’re located.
Keep Your Belongings and Your Home Safe

• Never use an oven to heat your home
• Keep anything that can burn at least three feet from any heat source like fireplaces, wood stoves, radiators, space heaters or candles
• Turn space heaters off when you leave a room or go to bed
• Have your furnace, heating system and chimney serviced each year by a qualified professional

• Plug only one heat-producing appliance (e.g., space heater) into an electrical outlet at a time
• Plug in electronics that use the appropriate voltage for your power strip
• Never use an extension cord with a heat-producing appliance
• Check your electronics cords regularly

• Stockpile nonperishable food and water to last for several days before winter season and account for everyone in your home including pets

How do I file a claim?
If you’re a Renters Insurance policyholder, one thing that will help you before you need to file a claim is to take photos or videos of your home and your belongings to document what you own. If there’s damage or something is stolen, these photos and videos may help you if you file a claim.
And be sure to:

If you need to file a liability claim because of damage you caused from fire, smoke, water* or an explosion:
Call us at 1-800-358-0600 with your policy number ready to start your claim
Get a fire or incident report from the appropriate authorities if needed
Share receipts or documentation of any additional living expenses if your home isn’t safe to stay at
If we need to do an inspection, we’ll work with you to find the best time and method, which may be a video walk-through on your phone. From there, your claims adjuster will contact you and keep you updated with any next steps.
Something happen to your personal belongings?
With Renters Insurance, we’ll help you get things back to normal if your belongings are damaged in case of:

You’ll need to:
File a claims form by visiting MyAssurantPolicy.com or calling 1-800-358-0600
Create a list of belongings that were damaged or stolen
Show proof that you own the belongings that were damaged or stolen (like receipts, pictures, videos or credit card statements)
Attach a fire, incident or theft report from the appropriate authorities (fire department, police, technicians in cases of power surges, etc.)
From there, we’ll help cover the cost of your damaged belongings by giving you money for what your things are currently worth. As you replace your belongings, send us the receipts so we can cover the difference.
Please have your policy number ready.
How to Set Up AutoPay on Rent Cafe
We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.
1.) LOG INTO RENT CAFE
Log into your rent cafe similar to how you would to pay your rent.
2.) SELECT AUTOPAY SET UP
When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
3.) ENTER PAYMENT, START, AND END DATE
Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.
4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY
Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY
Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
