What are the hours of the amenities?
All indoor amenities are 24 hours including the fitness center.
What amenity activities can I use at the community and how do I get the needed equipment?
We have outdoor games such as ping pong, sack toss, king-size Jenga and bocce ball available for the lawn area and can be retrieved from the concierge. Pool table cues and balls can be checked out as well. We require to hold an ID while the equipment is out.
How do I reserve the club room?
• Bar/Lounge- $100 per hour minimum of two hours.
• 2nd Floor Terrace - $150 per hour two hour minimum.
• Rooftop Terrace - $150 per hour two hour minimum
• Theater - $75 per hour 2 hour minimum.
• No deposit required on any space
Where do I dispose of my trash?
There are trash rooms on each floor; one chute is for trash, and one for recycling.
Where are the recycling centers?
Jones Point Park, found at the end of S Royal St heading South; Household Hazardous Waste & Electronics Recycling Center: 3224 Colvin Street
What do I do with my move in boxes?
Please break them down, take them down to the area of our loading dock and place them in the large recycle container.
How does my key fob work?
Your key fob grants you access to your apartment front door, to enter the building, garage(if you have added parking to your lease), and amenities
Gables Old Town
Where are the mailboxes located?
The mailboxes are located on the 1st floor, just outside of the elevator bank. You should have received your mailbox number at move in; please let us know if you do not have it.
Do you have resident activities or events?
We do! We alert residents via the monthly newsletter and by email
Can I have a party at the pool?
Only 2 guests are allowed per resident
Where is the best place for me to park?
Garage parking is available for $100 monthly per vehicle for Unreserved and $200 monthly per vehicle for Reserved spot. Otherwise, there is Retail parking available for free during the day or street parking up to 2 hours. Towing is enforced on G1 after retail business hours.

How do I pay rent online?
• From Gables.com you select ‘Residents’ at the top, and select our community name, Gables Old Town North OR Go to https://gables.securecafe.com/residentservices/gables-old-townnorth/userlogin.aspx to login to Rent Café, our online portal OR
• You can also download our app on the AppStore called ‘Gables Resident’
How do I reserve the freight elevator?
You can email us at oldtownnorth@gables.com or stop by and speak with a member of the leasing team
How do I get a hold of the concierge? What can he/she help me with?
You can call the number 571-982-4751 to speak with the concierge. They can assist with allowing access to your home if you have left a key for guests as well as assisting with package retrieval.
• Concierge hours are the following:

o Sat-Sun 7am-11pm

Guests
Where can my guests park?
Street parking is available OR retail parking (free) available during the day. Limited guest parking available on G2 resident level at $15 per night. Guest parking passes can be obtained from concierge and leasing office. Towing is enforced on G1 after retail business hours
Where do my movers park?
Our loading dock is available between 10am to 8pm (Mon. – Fri.) and 7am 11pm (Sat. –Sun.). Contact the leasing office to reserve a time for your move
How does my guest access the garage?
Garage is accessible only with a key fob
Where does the delivery person come in or do I have to meet them?
Deliveries of packages are left in the Luxer One package room, otherwise you must meet your delivery personnel for furniture deliveries. You must alert the leasing office as to when you will need the loading dock and elevator
How many guests can I have with me at the amenities?
Only 2 guests are allowed per resident
How do I let friends in the gate?
When your guest calls you from your entry in the callbox you will press ‘9’ on your telephone to buzz the front door open. Everyone’s entry has a random 3-digit code assigned so you can let you guest know to simply punch in those 3 digits to initiate the call to the phone number tied to your entry.
Maintenance
How do I submit service requests?
Using the Gables Resident App or going through the online portal are the preferred method for non-emergency requests. For emergencies you need to call the office at 571-982-4751 for prompt service.
What do I do if I have a Maintenance emergency after hours?
Call the community phone number at 571-982-4751 and let it will prompt you to follow directions to contact our on-call Maintenance employee. In case of life-threatening emergencies please dial 911
What is considered a maintenance emergency?
• Fire
• Water Intrusion
• Non-functioning or malfunctioning smoke detector
• Gas leak (also call gas company)
• Broken/non-working doors, locks, windows
• No heat in winter
• No a/c on day of 80+ temps
• No water
• Toilet not functioning (when it is the only one in the apartment)
• No electricity/electrical shorts
• Fridge not working such that food would spoil
• Exterior lighting not working
• Flooding on the community
• Sewer backup
• Broken/leaking waterlines
• Any physical damage to the community
• Lockouts ($175+$150 for new fob)

Do you have a dog park?

As we move to technology service efforts, we encourage you to stay connected with us through our online resident portal. You can place service requests, read about resident notifications and make payments.
Step 1. Access the App store and download the Gables Resident App.
Step 2. On the home screen click “Sign Up” if you’re a new resident and have never used RentCafé via desktop. If you’re using or have used RentCafé, click “Sign In” and use your same login credentials you’ve previously used for RentCafé.
Step 3. Type in the name of the Gables community you call home.

Step 5. Fill out your password and security question to complete registration.

Auto
Pay — Pay Your Rent on the Go!
Step 1. Choose method of payment and total amount.
Step 2. Select payment account.
Interested in setting up Auto-Payment?
On the home screen, select the purple button that says Autopay and set your account to pay rent on time every month automatically.
Step 3. Review and submit payment.
Submit a Maintenance Request
Easily add photos or record a voice memo for maintenance requests.
Step 1.
Provide information about your maintenance request using the form within the App. See screenshots for reference.
Step 2.
Once the information is filled out you have the option of providing a voice memo or a photo of what you would like your service team to address in your apartment home. Please also fill out if the team has permission to access your apartment home and if you have any pets we should be aware of when we enter. Once the form is complete, press submit request and the maintenance team will be happy to assist!
How to Set Up AutoPay on Rent Cafe
We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.
1.) LOG INTO RENT CAFE
Log into your rent cafe similar to how you would to pay your rent.
2.) SELECT AUTOPAY SET UP
When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
3.) ENTER PAYMENT, START, AND END DATE
Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.
4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY
Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed
5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY
Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
