Key Fobs- When entering or exiting drive up garage-gate, please use garage clickers and building key fob to enter elevator lobby on garage level.

Building key fobs are required to enter the building and side entrances.

Mailboxes- The mailboxes for your apartment are located on the 1st floor in the middle of the community to the right of the leasing office.

Conveniences: Paying rent online made easy with Gables Gateway, you will go to www. Gables.com, and simply log into your account. You can also submit service request for repairs needed.

Furry Friends- Where are very pet friendly and accept dogs and cats. Weight restrictions apply to animals who exceed 100 pounds.

The pet fees are $500 deposit and $55.00 monthly for each pet.

Gables Takoma Park has trash chutes located on every floor next to the [09] apartment. OR

Our main trash room is located in the Parking Garage [between the entrance and exit to the garage].

Where are the recycling centers?

We pride ourselves on green initiatives to care for the environment. Gables Takoma Park has recycling chutes for newspapers, plastic, glass and cans located on every floor next to the [09] apartment. Thank you for helping us take care of the earth!

What do I do with my move in boxes?

We do ask that you do not use the trash chutes located on floors to dispose of boxes, as they can block the chute and create undesirable overflow. It is helpful to everyone in the community if residents break down boxes and disposes of them in the main trash room located in the parking garage [between the entrance and exit to the garage].

How does my fob/remote work?

Garage Clicker: Point the garage clicker towards the garage and press the button to gain access…you DO NOT need the garage clicker to exit. Drive towards the exit and the gate will begin to lift for your exit.

Fobs: To enter Gables Takoma Park [from all locations], you will need your Fob…this includes the fitness room and e-café. Just swipe the fob in front of the black reader [located on all entrance doors to Gables Takoma Park] and enter.

Where are the mailboxes located?

The mailboxes for your apartment home are located in the lobby.

Do you have resident activities or events?

Where is the best place for me to park?

You may park in the garage but please note that charges will apply. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

How do I pay rent online?

We have made paying your rent easy by setting you up with your personal online account Rent Café. You will go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.

How do I reserve the freight elevator?

You can contact the leasing office at 202.652.0180 and our team will walk you through the reservation process. There is limited elevator time allocated for moving and a reservation is required to ensure that each resident has ample time to move. The freight elevator is available Monday – Friday in three slots [8am-11am, 11am-2pm or 2pm-5pm], Saturday in two slots [10am - 1pm or 1pm - 4pm] and Sunday in one slot [1pm – 4pm] for moving.

Where can I access WI-FI in the building?

The lobby, e-café, rooftop and fitness center are Wi-Fi accessible for your use and convenience. This amenity is complimentary…please request a password from the leasing office to activate your account.

Guests

Where can my guests park?

Your guest may park in the garage in the designated area for visitors. Your visitor will need your assistance to gain access [please contact the leasing office for instructions] to the garage. As a reminder, please inform your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Where do my movers park?

Please have them use the loading dock, located in the rear of the building on Spring Place. Please contact the leasing office for parking instructions.

How does my guest access the garage?

Your visitor will need resident assistance to gain access [please contact the leasing office for instructions] to the garage. As a reminder, please inform your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.

Where does the delivery person come in or do I have to meet them?

Delivery people should be directed to use the guest call box [lobby entrance] to contact the resident and to enter the building. In the event you are not home at the time of a delivery, the office can sign for a package. Furniture deliveries must be received by resident(s).

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

How do I let friends into the building?

Your guests will contact you via the call box at the lobby entrance. You will receive a call on the phone line you provide upon move-in. When your guest dials you from the lobby call box …press “9” on your phone’s keypad and the door lock will be released.

How do I submit service requests?

We want placing a service request for work needed in your apartment home to be as easy as 1-2-3! Please contact the leasing office [202.652.0180], email us at takomapark@gables.com, come to the leasing office in person, or via Rent Café to submit your service request.

If you have not already signed up for Rent Café, you can go to www.gables.com and click on the Resident Login in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world.

What do I do if I have a Maintenance emergency after hours?

For after office hour maintenance emergencies, please contact the leasing office [202.652.0180] and follow the prompts. The answering service will dispatch your service emergency to the on-call service technician. You should receive a call from the technician within the hour.

What is considered a maintenance emergency?

Emergency maintenance problems that will be dispatched to the on-call service technician include:

1. No electricity throughout the apartment

2. No water.

3. No air conditioning on a day of extreme heat (80+ degrees).

4. Water entering the apartment.

5. Possibility of fire.

6. Impeded plumbing in an apartment with only one bathroom.

7. No heat.

8. Non-functioning or malfunctioning smoke detector.

9. Gas leak (also call the gas company).

10. Running water that cannot be shut off.

11. Malfunctioning door or window locks.

Gables Takoma Park does not have a dog park on site, but Rock Creek Park is just minutes away! Rock Creek Park is located 2.9 miles from the community, at the intersection of Military Rd. and Beach Drive, Washington DC (there are many entrances to Rock Creek Park from many locations throughout Maryland and DC).

We do provide doggy stations throughout our community.

Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets...we do provide doggy stations throughout our community.

Do I have to have my dog on a leash?

It is DC law that dogs remain on a leash at all times in public and the best practice for your pet’s safety! For the safety of your dog and our residents in the community, all pets are required to be on a leash in any common areas.

How to Set Up AutoPay on Rent Cafe

We’re excited to announce that we ’ re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE

Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP

When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE

Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY

Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water The auto-pay will only draft what is due if your max pay is higher than what is owed

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY

Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
