Maintenance Requests All requests by resident for repairs or services are required to be in writing except in case of fire, smoke, gas, explosion, overflowing sewage, uncontrollable running water, electrical shorts, or crime in progress. Written notes on Resident’s oral request does not constitute a written request from Resident. Be sure to give your name, phone number, apartment number, and repair needed. Maintenance is provided on a timely basis during the week. However, if an emergency arises after hours or on the weekends, please call the office and the answering service will contact maintenance for you. In the event of fire or danger to life, call 911 immediately.

Maintenance problems considered an emergency include the following: 1. No electricity throughout the apartment. 2. No water. 3. No air conditioning on a day of extreme heat (80+ degrees). 4. Water entering the apartment. 5. Possibility of fire. 6. Impeded plumbing in an apartment with only one bathroom. 7. No heat. 8. Non-functioning or malfunctioning smoke detector. 9. Gas leak (also call the gas company). 10. Running water that cannot be shut off. 11. Malfunctioning door or window locks. Please note: Resident’s service requests cannot be fulfilled if pets are left in your apartment unattended. Please make arrangements to be home or keep your pet in one of the bedrooms for the day so the service can be completed. Mold and Mildew Mold and mildew can be a problem! It grows in your shower, closets, around plants, on clothing, and on carpeting. Mildew thrives in any place that is warm, dark, and damp. In an effort to help you in resolving any mold or mildew problem in your apartment, we would like to make you aware of the following: 1. Let the sunshine in! Keep curtains and blinds open. Mildew hates natural light. 2. Use the air conditioner to your advantage. Set your thermostat at a 75degree setting or lower and leave it on “auto” throughout the day, even when you are not home, as the cool, dry air reduces the moisture that promotes mildew. Notify management immediately of any air conditioning problems. 3. Make room for airflow in your closets. Just keeping the door ajar will increase air flow. Moisture absorbers are available at grocery and drug stores and will stop mildew from creeping up the sides of your best suit or dress. 4. Lots of plants mean a lot of humidity. Plants brighten your apartment, but they also give off large amounts of moisture. So, when you bring the great outdoors inside, keep the air conditioning turned on.

5. Use the clothes dryer for freshly washed clothing. Air drying clothes inside your apartment adds to the overall humidity. 6. Inspect the caulking around your windows for any signs of peeling. Cracks in the caulking will allow moisture in and should be immediately sealed by maintenance. If you follow these simple guidelines, you can control the level of humidity in your apartment and prevent mold and mildew. If you nevertheless do find any mold or mildew in your apartment please tell us immediately. Refer to the Mold Information and Prevention Addendum. Balconies and Entryways Please keep balconies and entryways free from visual clutter. No bathing suits, towels, mops, brooms, rugs, etc. Motorcycles and recreational vehicles such as surfboards, jet skis, canoes, scooters, bicycles or other recreational equipment may not be stored on balconies or placed in the apartment building hallways or entryways. Storage of any hazardous material that would be in violation of any health, fire or safety ordinances is prohibited. Lockouts If you are locked out of your apartment during business hours, we will be happy to provide you with a key; however, if you are locked out of your apartment after business hours, we do not consider that to be a maintenance emergency and you will need to contact a locksmith, at your expense. Noise For the mutual enjoyment of all residents, we ask everyone’s cooperation in keeping the volume of stereos, televisions, and musical instruments at a level that cannot be heard by your neighbors. Utilities Transfer It is agreed that the utilities will be transferred into your name on the day of move-in and will remain in your name for the entire duration of occupancy. By not transferring your utilities promptly, you may be subject to the utilities being disconnected and you will be required to reimburse the property for utility charges incurred during the time of your occupancy. Water and Sewer Charges It is agreed and understood that the residents are responsible for paying a water and sewer bill for the usage in their apartment. All payments are due with the rental payment at the first of the month. January 6, 2023


Trash For your convenience, this community provides curb-side pickup or trash chutes for you. It is your responsibility to see to it that all trash is disposed of properly. We ask that all boxes are broken down and that any recyclables are placed in the appropriate bins. Furniture is not to be placed in or around the dumpster or compactor area. No hazardous materials, medical or body fluid waste may be disposed of in or around any of the community’s dumpsters or compactors. For sanitary reasons, trash is NEVER to be left outside your apartment door. For those residents utilizing curb-side pickup, trash bins are only to be left out on Tuesdays and Fridays and must be taken back in on the same day. There will be a ($25.00) fine for the removal of any trash that is placed outside your apartment door. Pest Control Pest control is provided by management through exterior treatments and interior treatments. We will notify you in writing or in our monthly newsletter to advise you of the service schedule for your apartment home. If you have a special problem with pests, notify the office and the exterminator will pay special attention to your needs on the next visit. You are asked to assist pest control efforts by maintaining a high standard of good housekeeping. Pet owners may wish to contact the exterminator for flea spraying, for an additional charge. Please keep your pets in one of the bedrooms for the day service is provided. Pets – for those Gables communities that welcome pets Pets are welcome in our community based on the owner’s control, consideration of the community, and courteous concern for neighbors and observation of the following: ♦ If you acquire a pet, a pet application must be completed and a picture of the pet submitted. Once approved, you will be required to pay a $500 nonrefundable pet fee for one pet and a $800 non-refundable pet fee for two pets. Two domesticated pets are accepted. The following breed and/or mix breeds are prohibited: Akita, American Bull Dog, American Pit Bull Terrier, American or Bull Staffordshire Terrier, Briard, Borzio Hounds, Bull Mastiff, Bull Terrier, Cane Corso, Chow, Dalmatian, Doberman Pincher, Dogo, German Shepherd, Great Dane, Great Pyrenees, Husky, Irish Wolf Hound, Komondor, Malamute, Neapolitan Mastiff, Pitt Bull, Rottweiler, Scottish Deerhound, Spitz, St. Bernard, Stafford Terrier, Presa Canarios, Shar pei, Toso Inu and Wolf –Dog Hybrid. ♦ Please be kind to your pet. You may not tie or stake it outside the apartment or leave it on the balcony for extended periods. Please do not leave pet food outside…it attracts pests. January 6, 2023


♦ No pets are allowed in amenity areas (i.e., pool, pool area, tennis/volleyball area etc.).

♦ If your pet is constantly disturbing other residents or preventing the employees of Gables Residential from performing their jobs, you will be asked to remove your pet. Maintaining harmony within the community is a serious concern for Gables Residential. We regret that failure to remove your pet following a request from management will result in lease termination. ♦ There are doggie waste stations throughout the community to assist you (property specific). Outgoing Mail Outgoing mail may be deposited in one of the two mail centers, either in the lobby or near the pool. Parking and Roadway Courtesy To keep our community safe and attractive, we ask that you please: ♦ Keep your speed to less than 10 MPH within the community. ♦ Park in your garage, driveway or an open parking spot. Illegally parked vehicles will be ticketed and towed at the owner’s expense. ♦ Keep unsightly cars parked outside the community. Cars with flat tires, on blocks, with broken windows or otherwise in need of obvious repair will be stickered and towed at the owner’s expense. ♦ Have cars repaired off the premises. ♦ All vehicles must be currently registered and have a valid tag. Vehicles with expired tags will be ticketed and towed at the owner’s expense. Commercial vehicles, boats, trailers, and recreational vehicles are not permitted on the premises and will be ticketed and towed at the owner’s expense. ♦ Please drive slowly and safely, keeping an eye out for children. Pool Rules The pool area is a popular community facility at many of our Gables communities. The following considerations help keep these areas clean and enjoyable for all of us. ♦ No lifeguard is provided. All persons swim at their own risk! ♦ The pool is open from Dawn to Dusk. ♦ NO DIVING. January 6, 2023


♦ Children under the age of 15 must be accompanied by a parent or an adult at all times while at the pool. ♦ You may invite up to two guests to accompany you to the pool. Visitors are not permitted, and will be asked to leave, unless you have invited them and are with them at the pool. ♦ Unattended solo bathing is not permitted. ♦ Please wear appropriate swimwear in the pool. No cut offs or thongs allowed. ♦ Glass is a safety hazard. Please use only unbreakable containers in the pool area. ♦ Suntan oils cause a major maintenance problem for pool equipment. Please lather lightly and rinse off before swimming. ♦ Health regulations prohibit pets in or around the pool area. ♦ Common courtesy dictates that profanity, horseplay, running around pool deck, bicycle riding, skating, riding toys, or harassment of swimmers is strictly prohibited. ♦ For everyone’s protection, please refrain from using the pool if you have a health condition, particularly conditions involving broken or abraded skin, cuts, eye disease, nasal or ear discharge or communicable diseases. ♦ Owner and management are not responsible for loss, damage or injury. ♦ Management reserves the right to deny pool privileges to anyone at anytime. A REMINDER: ROPES AND LIFE RINGS ARE SAFETY EQUIPMENT, NOT TOYS. PLEASE DO NOT PLAY WITH THEM. Loitering and Disturbances We ask that all residents, occupants and their guests not disturb other neighbors or damage the landscaping, buildings, etc. with skateboarding, bicycling or playing. Please do not allow your children to use sidewalk chalk within the community. We will hold the parents responsible for the actions of their children. Package Delivery The office staff is not responsible for the package in the event of theft or damages. Key Release If you are expecting a delivery, service person or guest at your apartment, you may leave a key at the office or sign a Key Release form. The staff is unable to accompany visitors to your apartment. Note: please plan ahead! For your

protection, we will not accept a key release authorization over the phone…it must be in writing. Inspection Agreement You will find an inspection agreement in your move-in packet. Please return the completed agreement to the office within 72 hours after move-in. This is important, as it documents the condition of the apartment and eliminates security deposit issues upon move-out. Rent Payment Rent is due on or before the1st of every month. You have a grace period until 6:00 PM on the 3rd of the month to pay rent. After that time, a late fee of 10% will be charged. Payments made after 6:00 PM on the 3rd of the month must be in certified check or money order and must include all late fees. Note: For your protection and our security, we cannot accept cash payment. If a check is returned from the bank, a service charge of $75 and all accrued late charges will be assessed. Redeemed rent must be paid by a cashier’s check or money order. Insurance Gables Residential requires that residents obtain renter’s liability insurance. We cannot be held liable for any damages, losses to personal property or injury to a resident or resident’s guest. Proof of minimum $50,000 in Personal Liability Insurance will be required prior to move in. Refer to the Hold Harmless Notice and Acknowledgement Lease Addendum. Emergency Telephone Numbers It is extremely important that each member of you household be aware of the local emergency telephone numbers. We encourage you to obtain and record the appropriate telephone numbers for ambulance services, the fire department and the local police department. Also, please discuss the location of these numbers with each member of your household so that in the event they are needed, they can be referenced easily. You may want to consider posting them inside a kitchen cabinet, or on the refrigerator. Be sure to ask the local police department if you can utilize the 911 number to access all emergency services.

Barbecue Grills Grilling on your patios or balcony is strictly prohibited and is in direct violation of your lease agreement at this community. Storage of grills (gas or other) on your patio, balcony or storage area, if applicable, is also strictly prohibited. Please see the Leasing Office for details regarding barbeque areas that may be set up for residents. Safety Guidelines We recommend that you follow these guidelines and use common sense in practicing safe conduct. Inform all other occupants in your dwelling, including any children you may have, about these guidelines. Personal Security – While Inside Your Apartment 1. Lock your doors and windows—even while you are inside. 2. Engage the keyless deadbolts on all doors while you are inside. 3. When answering the door, see who is there by looking through a window or peephole. If you do not know the person, first talk with him or her without opening the door. Do not open the door if you have doubts. 4. If children (who are old enough to take care of themselves) are left alone in your apartment, tell them to use the keyless deadbolt and refuse to let anyone inside while you are gone—regardless of whether the person is a stranger or an apartment maintenance or management employee. 5. Do not put your name, address, or phone number on your key ring. 6. If you are concerned because you have lost your key or because someone you distrust has a key, ask the management to rekey the locks. You have a statutory right to have that done, as long as you pay for the rekeying. You may not lockout anyone who has a lawful right to occupy the apartment. 7. Dial 911 for emergencies. If the 911 number does not operate in your area, keep phone numbers handy for the police, fire and emergency medical services. If an emergency arises, call the appropriate governmental authorities first, and then call the management. 8. Check your smoke detector monthly to make sure it is working properly and if applicable the fire extinguisher. If the fire extinguisher has been dispensed or if there are any malfunctions with either item immediately inform the leasing office. 9. Check your doorlocks, window latches, and other security devices regularly to be sure they are working properly.

10. If your doors or windows are unsecure due to break-ins or malfunctioning locks or latches, stay with friends or neighbors until the problem is fixed. 11. Immediately report to management in writing, dated and signed any repairs of locks, latches, doors, windows, smoke detectors, and alarm systems. 12. Immediately report to management in writing, dated and signed any malfunction of other safety devices outside your apartment, such as broken gate locks, burned out lights in stairwells and parking lots, blocked passages, broken railings, etc. 13. Close curtains, blinds, and window shades at night. 14. Mark or engrave your driver’s license number or other identification on valuable personal property. Personal Security – While Outside Your Apartment 1. Lock your doors while you are gone. Lock any door handle locks, keyed deadbolt lock, sliding door pin lock, sliding door handle latch, and sliding door bar that you have. 2. Leave a radio or TV playing softly while you’re gone. 3. Close and latch your windows while you are gone, particularly when you are on vacation. 4. Tell your roommate or spouse where you are going and when you will be back. 5. Do not walk alone at night. Don’t allow your family to do so. 6. Do not hide a key under the doormat or nearby flowerpot. These are the first places a burglar will look. 7. Do not give entry keys, codes or electronic gate cards to anyone. 8. Use lamp timers when you go out in the evening or go away on vacation. They can be purchased at most hardware stores. 9. Let the manager and your friends know if you will be gone for an extended time. Ask your neighbors to watch your apartment since the management cannot assume that responsibility. 10. While on vacation, temporarily stop your newspaper and mail delivery, or have your mail and newspaper picked up daily by a friend. 11. Carry you door key in your hand, whether it is daylight or dark, when walking to your entry door. You are more vulnerable when looking for your keys at the door. 12. Keep your common areas neat and clean. Personal Security – While Using Your Car 1. Lock your car doors while driving. Lock your car doors and roll up the window when leaving your car parked. 2. Do not leave exposed items in your car such as CD’s, money, wrapped packages, briefcases, or purses. 3. Do not leave your keys in the car. 4. Carry your key ring in your hand whenever you are walking to your car—whether it is daylight or dark and whether you are at home, school, work , or on vacation. Don’t ever stand near your car fumbling for your keys. 5. Always park in well-lighted area. If possible, try to park your car in an off-street parking area rather than on the street. 6. Check the backseat before getting into your car. 7. Be careful when stopping at gas stations or automatic-teller machines at night or anytime when you suspect danger. Personal Security Awareness No security system is failsafe. Even the best system can’t prevent crime. Always act as if security systems don’t exist since they are subject to malfunction, tampering, and human error. We disclaim any express or implied warranties of security. The best safety measures are the ones you perform as a matter of common sense and habit. Decorating and Alterations • When hanging pictures, mirrors, etc., you may use nails and regular hangers, but please do not use adhesive hangers. They damage the walls when removed. • Please use shelf and drawer liner paper that does not damage or leave behind residue when removed. • Because they cause permanent damage, no nails, screws, or hooks of any kind are to be used on the doors. • Please contact the manager for necessary prior approval for any painting you wish to undertake in your apartment home. Painted walls that are not returned to their original color will result in a charge to your security deposit upon move-out. • We know your personal sense of security is important. Please meet with the manager for written approval before you plan to add, change, or alter any locks in your apartment. • For your safety, no alterations or additions to electrical, plumbing, or heating fixtures are permitted.

To maintain the on going attractive appearance of our community, please use traditional curtains or shades over windows to darken rooms. No sheets, blankets, foil, etc.

Satellite Dishes Please see the satellite addendum. Fire Sprinklers Please do not hang anything on the sprinklers. Do not paint fire sprinklers at any time. Please stay clear of the fire sprinklers in the hallways and areas that can be hit when moving or having deliveries. Smoke Detectors Test your smoke detectors at least monthly by pushing the test button. Once a year vacuum the dust from alarm air vents. Battery operated detectors should have the battery replaced each year or when the low battery warning sounds. Select a memorable date such as a holiday or a family birthday to remind you to replace the batteries in your smoke detectors at that time. Please contact the leasing office if maintenance assistance is needed. A/C Filters Please make sure you come to the Leasing Office monthly to pick up an A/C filter. Don’t forget to check the size used for your apartment because we have many different sizes available. Moving Out We are sorry to see you go! If you are transferring to another area, we would be delighted to help you find a Gables Residential home in one of our many communities nationwide. Please ask for details at the Leasing Office. Move Out Provisions When you are ready to move, please: ♦ Submit a 60 day notice in writing. ♦ Make sure your lease is due to expire when giving notice to avoid being charged a lease cancellation fee or liquidated damages. ♦ Return all keys (two house, two mail, key fob if applicable, and garage door opener if applicable). There is a $__50_ per key charge for keys not returned, a $50 charge per garage remote not returned and a $75 charge for key fobs not returned. ♦ Be sure we have your forwarding address at the office to return deposits due to you.

♦ Clean your apartment thoroughly; including the stove, refrigerator/freezer, floors, tub and shower, walls, toilet, and windows (a cleaning fee will be assessed for any areas that you may have overlooked. ♦ Take everything with you; don’t leave behind your trash or treasures. ♦ To finalize your move, schedule a move-out inspection with an associate in the leasing office to assess the condition of your apartment and determine any necessary repairs or cleaning to be covered by your security deposit. Fitness Center – for Gables Communities with Fitness Centers ♦ The fitness center is open 24 hours. ♦ Children under 18 years old are not permitted in the fitness center.

Recreational Facilities With respect to all recreational facilities, including but not limited to (if applicable), clubhouse, pool, spa, sauna, fitness center, tennis court(s), basketball court(s), racquetball court(s), tot lots, etc., management reserves the right to close the facilities, or restrict access for cleaning, repair, maintenance, meetings, community functions, and other similar or related activities. Management also reserves the right to permanently close any of the recreational facilities by posting a sign or notice on the affected facility. Closure or restriction of access to any or all recreational facilities shall not constitute grounds for residents to withhold or abate rent or any other charge under the Rental Agreement/Lease. Resident and Visitor Callbox Instructions Welcome to Gables Wilton Park! We’re glad you are here and hope you will not hesitate to contact us with any questions regarding your new home. Below are instructions on how to use your new key FOB to enter the building, as well as instructions on how to handle visitors using the call box. For you to enter building: Simply pass your FOB in front of the box to the left of the door, and the light should turn green and the door should open! For your guests to enter the building: 1. Your guests need to simply enter #your apartment number. For example, for apartment 111, your visitor would enter #111. 2. Your phone will ring, and you simply need to answer it and press 9 to accept your guest! If you are not expecting a visitor, you may talk to the person trying to enter prior to pressing 9 to find out who it is. If you do not want to grant access, simply hang up the phone and access will be denied. Please feel free to call the leasing office if you have any trouble using the system! Sincerely,

1) Items that can be recycled The City of Wilton Manors has an “all-in-one” recycling program, so you may place all of your recyclables in the roll-out recycling cart without separating or sorting items. You may recycle paper, plastic bottles, metal and glass, as follows: •

3) Placement of the cart at the curb In order for the mechanized truck to easily collect your recyclables, please follow these placement guidelines:

Place cart at curb or within 3 feet from roadway, with the front of the cart facing the street. Close the cart lid completely. Recycling carts are assigned to a specific property – please do not remove. Similar to garbage carts, recycling carts must be placed at the curb by 7am on collection day (but not before the evening prior). • After the recycling has been collected, you are required to remove the empty cart by the end of the same day.

Please remember that all of your recyclables must fit completely within the recycling cart, and the lid must be closed. If you have any questions regarding recyclables, please call (954) 390-2190. If you have just moved and have a lot of cardboard that is too large to fit in the recycling cart, you may want to flatten it and drop it off at the City’s Drop-off Recycling Center located at the intersection of NE 24th Street and NE 12th Avenue (just east of N Dixie Highway, before the railroad tracks), to ensure that it gets recycled. 11/01/2015


WAYS YOU SHOULD AND SHOULDN’T RECYCLE You have the ability to toss all your recyclables in one cart (and leave the sorting to machines); here are five ways to make sure more of what you bother to recycle actually gets reused: 1. Do not bag your recyclables. Yes, it’s less messy to put all those leaky bottles and cans in a bag and put them in the recycle cart. But the first thing recyclers have to do is to break open every paper or plastic bag. And with conveyor belts moving at speeds of 35 to 60 feet per second, sorters don’t have time to open every well-tied bag and make sure what’s inside won’t damage machinery later on. An automated bag ripper catches most of them but, more often than you’d probably like to know, a full bag of recyclables can get diverted to the trash pile. 2. Just because it should be recyclable, doesn’t mean it is. Yes, a garden hose is rubber. So is the sole of a shoe. A Halloween costume is plastic, and so are Christmas lights. However, NONE of these things are recyclable. Long, stringy things are some of the worst for recycling machinery and can shut down an entire line. Another surprise: REMEMBER pizza boxes are NOT recyclable. 3. Do not put plastic shopping or newspaper bags in your recycling cart. Perhaps the single-most important thing you can do is NOT put plastic shopping or newspaper bags in the recycling cart. Take them back to the grocery store. If you include them in your recycling cart, they are manually pulled off the line at the recycling plant, or recyclers have to shut down each line every two hours to scrape hundreds of plastic bags out of the system. Try reusing your plastic bags a few times. Leave a few in your car for the next run to the store. Stash one in your purse or backpack for that quick stop at the convenience store. Use it for your kitty litter or after walking your dog. The best way to reduce the number of plastic bags you may be managing in a week is to say, “No thank you,” and carry your own reusable totes or canvas bags with you. 4. Concrete, barbells, hypodermic needles! Not recyclable. At the Materials Recovery Facility, which handles your residential material, sorters wear rubber guards up to their elbows to protect against things that should really never be sent through the normal recycling stream. That includes a scary amount of hypodermic needles. Apparently it’s a “thing” to put used needles in a plastic bottle and then put that bottle of biohazard in the recycle cart. Check with your injectable provider for a proper disposal location. It is NOT in YOUR RECYCLE CART.

Where do I dispose of my trash?

Gables Wilton Park Mixed Unit Building has trash chutes located at the end of each exterior breezeway for all household refuse. The trash chutes are capable of separating the garbage from the recycling by pressing the correct button. If you have ‘newspapers’ to toss, simply press the button to the left of the word ‘newspaper’, you will hear some turning, then turn the handle to drop your newspapers down the chute. If it is ‘regular garbage’, press the garbage button and turn the handle and drop your bagged garbage down the chute. The chute is only so big, so be careful not to throw things down there that will get stuck. Wilton Park Townhomes have their own trash cans that are rolled out every Tuesday & Friday for pick up. The Recycling is picked up separately on Fridays (the resident is given a recycling bin when they move in).

What do I do with my move in boxes? It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them on the bottom floor of the mixed use building by the trash room. We do ask that you do not use the trash chutes for boxes, as they can block the chute and create undesirable overflow. Town Homes should break down their boxes and leave them to be picked up on Friday with the recycling.

How does my fob/remote work?

When using the fob/remote to enter a lobby or the fitness center; wave the fob in front of the black box located on the outside of the door/amenity area.


Wilton Park Where are the mail boxes located? The mail boxes for your town homes are located in front of the pool area. There are 2 mail lobbies for the mixed use building. If your address is NE 21st Court, your mail can be collected in the lobby that is on NE 21st Court. If your address is 2170 Wilton Drive, your mail is located in the lobby off Wilton Drive.

Do you have resident activities or events? Gables Wilton Park has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: Movie Nights at the Pool; LUAUs; Holiday Parties; Re Gifting party; Wine & Cheese gatherings.

Can I have a party at the pool?

Our relaxing pool areas are available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.

Where is the best place for me to park?

If you live in the Mixed Use Building you may park behind the building in any of the open spots, first come first serve. If you live in the town homes you have your inside garage spot plus the spot right behind the garage door. Parking permits are given out at move in and are to be displayed at all times to avoid your vehicle being towed. As a reminder, handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty. We have 11 spots designated for Visitor Parking. Please make sure all visitors are in visitor parking with their visitor parking pass placed on the dashboard.

Conveniences How do I pay rent online? We have made paying your rent easy by setting you up with your personal online account to the Rent Café. You will go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include placing a service request for repairs needed in your apartment home.


Wilton Park Where can I access WI-FI in the building?

The fitness center, cyber lounge and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits.

Guests Where can my guests park?

Guests must be registered online prior to parking onsite in a guest/visitor space to avoid being booted or towed. Please register online here at: GablesWiltonPark.registermyguest.com

Where do my movers park?

In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park as close as they can to the building without blocking any other resident.

How many guests can I have with me at the amenities?

We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.

Maintenance How do I submit service requests?

We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at (954) 630-3994, via email at wiltonpark@gables.com, in person, or through Rent Café to place your service request. If you have not already signed up for Rent Café, you can go to www.gables.com and click on the Resident Login key in the upper right-hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include paying your rent online.

What do I do if I have a Maintenance emergency after hours?

For those times that you may have an emergency after office hours, you may contact the leasing office at 954.630.3994 for maintenance assistance. The answering service will dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.


Wilton Park What is considered a maintenance emergency? Emergency maintenance problems that will be dispatched to the on-call service technician include: 1. No electricity throughout the apartment 2. No water. 3. No air conditioning on a day of extreme heat (80+ degrees). 4. Water entering the apartment. 5. Possibility of fire. 6. Impeded plumbing in an apartment with only one bathroom. 7. No heat. 8. Non-functioning or malfunctioning smoke detector. 9. Gas leak (also call the gas company). 10. Running water that cannot be shut off. 11. Malfunctioning door or window locks.

Furry Friends Where is the best place to walk my pet?

The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community. Specific pet station locations are: There are 4 pet stations on Wilton Park Drive and one by the parking lot behind the leasing office.

Do I have to have my dog on a leash?

For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety.

Do you have a dog park?

How to Set Up AutoPay on Rent Cafe We’re excited to announce that we’re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.

1.) LOG INTO RENT CAFE Log into your rent cafe similar to how you would to pay your rent.

2.) SELECT AUTOPAY SET UP When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.

3.) ENTER PAYMENT, START, AND END DATE Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water. The auto-pay will only draft what is due if your max pay is higher than what is owed.

5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
