Where do I dispose of my trash?
The Enclave has a trash compactor located near the “resident only” entrance, just East of the round-about, for all household refuse. For any large items, please contact the leasing office for information about proper disposal.
Where are the recycling centers?
We pride ourselves on green initiatives to care for the environment. The Enclave has recycling areas located near the rear entrance gate next to the trash compactor for disposal of newspapers, plastics and glass. Thank you for helping us take care of the earth.
The Enclave What do I do with my move in boxes? It is helpful to everyone in the community if everyone breaks down all boxes and disposes of them in the trash compactor. We do ask that you do not use the trash compactor for boxes that are not broken down (flat), as they can block the chute and create undesirable overflow.
How does my fob/remote work? When using the fob/remote to open any area, please press and hold the proper button. When entering or exiting, drive-up near the gate and push the large grey button to enter. When entering through a walk-up gate or amenity area, press the small grey button. Inside the amenity center, the Theater Room and Business Center can be accessed by pressing the red button. The Clubroom can be accessed by pressing the black button.
Where are the mailboxes located? The mailboxes for your apartment home are located at five areas within the community, each on the end of garage buildings. Please contact an associate for information about your mailbox location.
Do you have resident activities or events? The Enclave has many fun events and activities that promote a sense of community and allow opportunity for you to meet other residents. Keep up to date on all of our community gatherings in our newsletter and through e-blasts. You can expect to see events such as: our annual Island Party, various resident “drive through” breakfasts held at the gates, resident car washes, movie nights and cook-outs.
Can I have a party at the pool?
Our relaxing pool areas are available for all residents and their guest to enjoy during pool hours. To ensure enjoyment for all residents at the pool, we regretfully do not permit private pool parties.
Where is the best place for me to park?
You may park in any available space in the resident parking areas. “Long Term Resident Parking” spots are marked and reserved for residents that have been with us for seven years or more. We also provide EV Charging Stations located at Building 4 and 8. As a reminder, handicap parking is patrolled by local law enforcement and is subject to the maximum parking violation penalty.

Conveniences How do I pay rent online? We can make paying your rent easy by setting you up with your personal online account via RentCafé.
Where can I access WI-FI in the building? The business center, leasing office, club lounge, and pool are WI-FI accessible for your use and convenience. This amenity is complimentary and part of your community benefits.
Do you have a courtesy officer onsite and how do I get a hold of them? We have 2 courtesy officers onsite. You may contact them by calling 904.223.5858. Choose option three. You will be prompted to leave a detailed message, including your contact information. A courtesy officer can assist with after-hours noise complaints. Should you ever witness any suspicious or criminal activity, you should always call 911 for local law enforcement support.
Guests Where can my guests park?
Your guest may park in any available space in the resident parking areas. As a reminder, tell your guests that handicap parking is patrolled by local law enforcement and is subject to maximum parking violation penalty.
Where do my movers park?
In the interest of safety for proper clearance for other residents and emergency vehicles, your movers may park in resident parking areas, without blocking other vehicles or garages. They are not permitted to park on curbs, sidewalks or plant materials.
The Enclave Where does the delivery person come in or do I have to meet them?
Delivery people will need to use the guest call box to enter the gate to get to your apartment if it is after hours. During the day, they may enter through the front gates.
How many guests can I have with me at the amenities?
We love it when you share your community with your friends and family. Two guests are welcome to join you in all of the amenity areas.
How do I let friends in the gate?
Your guests will contact you via the call box at the gate. You will receive a call on the phone line that you provide to us upon move-in. If the caller is someone you wish to permit entry, press “9” on your phone’s keypad and the gate will open.
Maintenance How do I submit service requests?
We want placing a service request for work needed in your apartment home easy. You may contact the leasing office via phone at (904) 223-5858, via email at theenclave@gables.com, in person, or through RentCafé to place your service request. If you have not already signed up for Rent Café, you can go to www.gables.com and click on the Resident Login key in the upper right hand corner. Select the link to set up your Rent Café account. This is a great way to stay connected to your management team from anywhere in the world. Additional services available on Rent Café include paying your rent online.
What do I do if I have a Maintenance emergency after hours?
For those times that you may have an emergency after office hours, you may contact the leasing office at 904.223.5858 for maintenance assistance. Choose option 2 to dispatch your service emergency to the on call service technician. You should receive a call from the technician within the hour.
What is considered a maintenance emergency? Emergency maintenance problems that will be dispatched to the on-call service technician include: 1. 2. 3. 4. 5.
No electricity throughout the apartment. No water or no hot water. No air conditioning on a day of extreme heat (80+ degrees). Water entering the apartment. Possibility of fire.

Furry Friends Do you have a dog park?
The Enclave has a friendly dog park for your furry family members to mingle. Our dog park is located at the south end of the community, behind the garage building across from building 19.
Where is the best place to walk my pet?
The green areas around the property are appropriate to walk your pets. Please help us to maintain a clean and pleasant community by always picking up after your pets. There are many doggie stations surrounding the community. Specific pet station locations are: several by each lake, one by the dog park, one between buildings 16 & 17 and one by building 7, near the round- about.
Do you host Yappy Hours?

Do I have to have my dog on a leash?
For the safety of your dog and all residents in the community, all pets are required to be on a leash when in any common area. It’s the law and the best practice for your pet’s safety. Rent is due on the first day of the month and is late on the 3rd at 6:00pm. All late rent payments will be charged a 10% late fee. Online rent payments cannot be taken from savings or trust fund accounts. Please check with your bank to ensure the account that you add Rent Café to allow electronic funds transfers. One time or recurring payment options are available through Rent Café. When making online payments through Rent Café, please make sure you enter the correct account and routing numbers when adding a bank account. The system does not recognize if the account is invalid. If the account number is invalid, if the incorrect account type is used, if the account has insufficient funds, or if your account does not allow electronic funds transfers, payment could be rejected later, resulting in late fees. Credit/Debit Card options are available through Rent Café. When paying with a card, your card company will charge an additional service fee. These fees are not from the community and will not be refunded back to you. Checks can be mailed to our Customer Care Center. Allow 7-10 business days delivery prior to the first of the month. The Enclave Pet Policy •

For the safety of you and your pets, we follow the Florida State Leash Law. Please make sure ALL pets are on a leash if they are outside of your apartment. The only exception is the Bark Park, located in the back of the complex. This is a fenced in area with fun activities for your pet to run and play freely! We have several pet pick-up stations stocked with waste bags for your convenience while walking your pets.

The Enclave has a wonderful Service Team here to assist in maintaining your home! If you have a request, please contact the office, or submit your request through the Gables Gateway portal. For emergency service requests, please call the emergency service line at 904-223-5858 and select option 2. Leave a detailed message of the issue with your apartment number and contact number and our on call service team member will respond. In the event of fire or danger to life, call 911 immediately, then call the community office. The following maintenance items are considered emergencies: o Possibility of fire o No electricity throughout the apartment o No water or no hot water o No heat o No air conditioning on a day of extreme heat (80+ degrees). HVAC work cannot be completed at night or in inclement weather. o Water entering the apartment o Running water that cannot be shut off o Impeded plumbing in an apartment with only one bathroom o Non-functioning/malfunctioning smoke detector o Malfunctioning door or window locks (Lockouts not included) For after-hours lockouts, please contact a locksmith. The Enclave will take care of any light bulb replacements within your first 30 days from your lease start date. After 30 days, residents are responsible for light bulb replacement charges.

Please dispose of all household trash in the compactor. Trash bags found on your patio, outside the front door or any common area will result in a $50 trash removal fee. Only dispose of recyclables in the recycling bins. If your household trash is found in these bins or around it, there will be a charge added to your account. If you have any large items you would like for us to get rid of for you, please contact the front office. There is a $70 fee per bulk item.

PayNearMe store location. A great alternative to purchasing a money order or cashier’s check. PayNearMe will send an electronic payment directly to the associated Gables apartment account. The payments are sent electronically, and receipts are given immediately. Most payments will post to your account by the next business day if made before 7pm EST. However, payments can take up to 3 business days to populate in your Gables account.

Obtain a WIPS Account Number: Contact the leasing office of your community to request your WIPS account information. Make sure they have your current email address.

Review WIPS Account Email: Once you request the WIPS account number, an email is generated by our customer service representative and sent to you with specific instructions that will include a website link to find the nearest location who accept WIPS payments.

Obtain Your Ledger Balance: It is important that you know the correct ledger balance due. This amount can be confirmed in your Gables Rent Café’ Resident Portal page. www.gables.com/residents

How to Set Up AutoPay on Rent Cafe We’re excited to announce that we’re now able to offer autopay set-up for your monthly rent. We look forward to better serving you and hope this payment option will be a beneficial and convenient service for you.
1.) LOG INTO RENT CAFE Log into your rent cafe similar to how you would to pay your rent.
2.) SELECT AUTOPAY SET UP When you log in you will arrive at your home page. Select the Auto-pay Set Up tab.
3.) ENTER PAYMENT, START, AND END DATE Select the Payment Account for your auto-pay. Then enter the date you would like the auto-pay to start and end.

4.) ENTER PAY DATE, PERCENTAGE AND MAX PAY Select the day the payment will draft for payment. Then enter 100% in the Percentage. Next, enter in the Max Pay Amount. This amount will be the max that will pull from your bank. Keep in mind the average monthly charge will only show your rent and NOT water. It is recommended to do a max pay more than what you pay on average for rent and water. The auto-pay will only draft what is due if your max pay is higher than what is owed.
5.) HOW TO KNOW WHAT TO ENTER FOR MAX PAY Unsure of what to enter for the Max Pay? Select Recent Activity to view your previous payments. If your average payment is $2000 then it is recommend to do the max pay as $2300 for good measure. Please note if the max pay is set up for less than what is owed the auto-pay will not be able to draft from the bank. For example, if your max pay is set at $2000, but you owe $2030 the auto-pay will not draft from the bank.
