BUSINESS CASE STUDY - SPATIAL RESEARCH
BABBERICH, THE NETHERLANDS - 2023
SVP and Urban Reality were asked by the Municipality of Zevenaar to investigate what the impact could be of the wish to extend the Witte Kruis road near Babberich. In this Spatial Exploration Business Case, the focus is mainly on the housing construction challenge and how it can be linked to nature, recreation, works, infrastructure and energy. In addition to a number of infill projects in Babberich and possible expansion of Babberich-Noord (between the village and the railway), there is a future housing development project between the railway and the Leigraaf. The development of 7PoortII will take place north of the Leigraaf in the coming years. This offers opportunities to view both developments (living and working) integrally.

HOUSING DEVELOPMENT VISION
HOOGEVEEN, THE NETHERLANDS - 2023
The city of Hoogeveen together with other cities around the Netherlands are in need of more housing. With this important task, SVP was asked to rethink the area from the station to the end of the main shopping street. Nowadays when you arrive by train, there is only a parking zone and bus stop, which makes it less welcoming. In addition, there is no clear and safe cycling and walking route to the city center. Besides, currently there are large parking space with considerable surplus behind the shops. With all that in mind, the team saw the opportunity to design a nice and safe route for cyclists and pedestrians to the Hoofdstraat combining it with green along the way. And lastly redevelop all those excessive parking spaces into living areas combined with the already vibrant shopping location.

The new Megastores form the heart of the new Laakhavens. The city of the future is being designed here. Dynamic, attractive, surprising, sustainable and energetic. A short distance from the city center and the railway, with a large concentration of education and employment in creative and administrative sectors. The Megastores are changing into a particularly mixed environment in which the furniture stores are combined with matching retail, catering, leisure and services. And a large number of homes in a broad urban mix.

With a total of 40,600 people, and in order to occupy the area, it was decided to create new housing intended for the middle and lower classes, thus ensuring a good social mix (50% lower class and 50% upper class). It was chosen by the middle class, since it can benefit the area and the lots will be used as subsidy for the lower class. The new residents will be mainly students and still 100% of people living in risky areas (train rails).

The urban intervention project is located in the capital of Kenya, Nairobi. The city deals with many urban and social problems, as there are more areas for golf courses than for housing. In addition, 25% of the land in Nairobi is used for low-density projects.

CATUMBI, RJ - 2015
The project aims to build a park on the slope of a hill between the neighborhood of Catumbi and Rio Comprido. This park has a great potential for use, since it has easy access, which is facilitated by the presence of a nearby tram and an inclined plane that has it’s final station within the intervention area. Another important issue was to promote the integration of the four slums located in this hill, creating a space of coexistence in the park that could attract both residents and other visitors.

FORMER UFE FACTORY SPACE: A PLACE BETWEEN PRODUCTION AND PAUSE
VASCO DA GAMA - 2017/18
The project develops from the duality between the former idle space of the UFE Factory and the extremely dense Barreira do Vasco’s community. Located in the Vasco da Gama neighborhood, central area of the city of Rio de Janeiro, apart from the precariousness of basic housing services, the population daily suffers with restricted spaces and lack of quality public equipment in the region, in contradiction with the area of 27,800 m² residual of the old soap factory.
With this scenario, the proposal aims to reuse the existing buildings of the factory, in a way that preserves the memory of the urban evolution of the city, while proposing new educational and leisure activities focused, mainly, on the population that lives there.
