Notting Hill Estate Regeneration Borough of Kensington & Chelsea Curl la Tourelle Head prepared a competitive bid for a masterplan and urban regeneration strategy casestudy within a borough-wide programme. The existing urban context was built in different historical periods and presents a variety of building types, architectural characteristics, materials, textures and colours. A careful analysis of the existing buildings produced regeneration proposals that sympathetically integrated with existing neighbourhoods and offers exceptional modern accommodation. Central London Social Housing Regeneration A new masterplan was prepared for the City of London Corporation, reviewing options for retention, partial redevelopment, and full redevelopment of the existing estate. We prepared five options, with careful consideration given to phasing to ensure residents do not have to move offsite at any time. The proposals have to the potential to add over 200 new homes, along with improvements to the existing public realm, and provide a range of housing types included an option for new almshouses. Materials pick up on the characteristic red brick of the estate to establish a visual continuity with the context, while allowing a range of heights and massing treatments within the proposals.

Morland Gardens London Borough of Brent Curl La Tourelle Head Has produced a competition entry for an ambitious social housing project in London. The approach was to recognise the existing strengths of the site by retaining the locally listed villa, enhancing its setting at the heart of a new shared collegiate courtyard.
Based on the new draft London Plan, the site PTAL of 4 suggests that up to one hundred homes could be provided, although that number is likely to be lower when consideration of the education use required and the retention of the locally listed villa.
This creates educational and wider workspace used at ground floor, with sufficient flexibility to allow a clear brief to develop and evolve through ongoing dialogue and consultation with client bodies and building occupiers.
The ITQ brief mentions a range of fifty-seventy residential units, and our initial scenarios suggest that sixty-six homes could be provided within the redline, with a potential of eighty-nine homes when extended to the blueline.
As a way of illustrating our approach, we have considered two options in response to the ITQ brief, one within the redline of the site, and the other expanded into the adjoining blueline zone. Both scenarios allow for a variety of ground floor uses with residential accommodation above.

As the project brief develops we would constantly test both viability and density with key stakeholders to ensure support from planning, highways and others.
- Listed Villa Retained - Phasing allows continued site occupancies Our approach is to recognise the existing strengths of the site by retaining the locally listed villa, enhancing its setting at the heart of a new shared collegiate courtyard.

Maximising Development Potential Based on the new draft London Plan, the site PTAL of 4 suggests that up to 100 homes could be provided, although that number is likely to be lower when consideration of the education use required and the retention of the locally listed villa. The ITQ brief mentions a range of 50-70 residential units, and our initial scenarios suggest that 66 homes could be provided within the redline, with a potential of 89 homes when extended to the blueline. As the project brief develops we would constantly test both viability and density with key stakeholders to ensure support from planning, highways and others.
The Solar Aspect of the site masterplan is optimised to ensure good levels of sunshine permeability to all residential units, and roof spaces would be optimised for Photovoltaic panels. Through using deciduous trees and other planting, the proposed courtyard will create a suntrap microclimate in winter and a shaded garden in summer.

We have first hand experience in urban regeneration projects, designed to the low energy Passivhaus standard and we adopt a Fabric First approach to all our projects, with high levels of thermal insulation, and look to improve thermal efficiency through good Form Factor. Within the detailed design we would work to minimise thermal cold bridges such as balcony structural supports.

While each site has specific requirements driven by the local context, we have developed a family of layouts and material treatments allowing for standardisation and the potential to procure as either modular or panellised offsite construction. It is envisaged that further sites will be released and become part of a rolling development programme.

Brentford Lock West London Borough of Hounslow Located on a brownfield site bordering the Grand Union Canal in West London, the project provides 157 new homes as part of a larger regeneration masterplan. The design is influenced by the canal setting, utilising robust durable materials and echoing the north light roof forms of adjoining industrial warehouses. A range of houses and apartments are provided, with the majority of homes benefiting from dual aspect layouts and generous balconies and terraces. These overlook a reprovided canal towpath and a new urban landscape with a shared surface street. Oliver Bulleid led this project while at Mae Architects. Mae Architects images.

Grahame Park Estate London Borough of Barnet Grahame Park is Barnet’s largest housing estate and following resident consultation will be redeveloped to create three new neighbourhoods with associated parks, play areas, shops and facilities. The design promotes family housing in low to mid-rise buildings and is planned around a traditional street pattern and a green infrastructure of tree lined streets, park and public green spaces. A mixed-use hub building with community space, health services and children’s’ nursery, sits alongside local retail and commercial uses to form a neighbourhood centre. Brahim Kanouté contributed to the development of this design while at Mae Architects. Mae Architects images.

New Providence Wharf London Borough of Tower Hamlets Curl la Tourelle Architects were affordable housing consultants to SOM, an international architecture and urban design practice, for the affordable housing component of a large residential and commercial development in the London Docklands. Their role, working within the established urban design for the lower curved building, was interior planning for one hundred and three flats and early technical integration of structure, access and services throughout the curved building and into the complex lower level car park to meet fast-track construction deadlines. Esldale Road, London Borough of Hackney This new building provides transitional accommodation for former rough sleepers. The scheme, which is supported by a resident warden, includes twelve one-bedroom flats as well as shared facilities such as interview and counseling rooms. As part of the design process, the artist Nayan Kuulkarni ran a series of workshops with prospective residents to generate ideas for creative interventions to the communal areas. The three-storey building has an engineered timber frame, which was prefabricated off site and erected in just two weeks. Responding to the challenging urban context, the street facade is clad in brick, punctuated by generous bay windows. The timber-clad courtyard elevations have a softer, more intimate feel, with shared balconies overlooking a secure private garden. These external areas are important social spaces for the residents. Elmview Court, London Borough of Ealing Detailed negotiations with English Heritage and the Ealing Planning Service resulted in a building that is visually linked to the 1930’s semi-detached houses surrounding Norwood Green and contrasts with the two neighbouring listed Georgian houses. The eighteen flats for shared ownership sale have both the expanse of Norwood Green and a generous landscaped garden as amenity space. BREAM certification was achieved. Northcote Housing Association considered Elmview Court as their flagship shared ownership project and an image of the building from Norwood Green is used to illustrate the quality of Northcote’s development. Comment by the housing association marketing director: ‘During my twelve years as marketing director at Northcote Housing Association, now known as Keystart,
Proposed Plan in Context 40
I worked very closely with Curl la Tourelle Head on Elmview Court, a flagship development in the London Borough of Ealing. The scheme was a huge success in every way. It was successful in gaining planning permission after some twenty years of failed attempts by others. Curl la Tourelle Heads’ first scheme for the project was stunning but a completely revised design was prepared to meet English Heritage requirements. The building is in the style of Charles Voysey and the arts & crafts movement. Curl la Tourelle Heads’ attention to detail was very much appreciated, down the style of iron railings around the building and the beautiful communal garden at the rear. The apartments sold quickly in a tough market and we were approached by several private purchasers wanting to buy the whole scheme.
