QUITOWERS RESIDENTIAL BUILDING

Quitowers is a residential building located in the northern side of the city of Quito, in Ecuador. The exclusive location of the building, overlooking one of the most important avenues in the city, Avenida Naciones Unidas, as well as the surrounding natural environment (Pichincha volcano), were the inspiration for the facade concept. Moreover, due to the will of the municipality of restoring the extensive boulevard that passes in front of the building along the entire avenue, served as a great opportunity to develop a masterplaning concept that included the boulevard area belonging to the building.

HORMIGONERA QUITO HEADQUARTERS

The project was born with an invitation from the general manager of the company to participate in the creation of a new image for their brand. The brief required a complete renovation of the main headquarters of the company. This included giving a new image to the Hormigonera Quito brand by emphasizing its values and objectives, and including in the design the new corporate organization that the company is implementing.

Entrance View

Front View Part of the project’s proposal included the expansion of the office on the east side. The approach is to utilize the existing roof of the offices located on the lower level in order to add more office space directly above. The expansion allowed for a better distinction and distribution between the public and private areas. Additionally, it was possible to add necessary program, such as a second, more casual, meeting room, a bigger office for the CEO, and more restrooms.

The renovation of the facade consisted on the insertion of concrete sunscreens, which represent the recently introduced product line. In addition, the design of these elements highlights the sculptural and strong qualities of concrete. The organic facade not only represents the connection to nature but also the integration between exterior and interior spaces.

This project is a mixture of innovation, modernity, practicality, and openness. The use of glass opens up the interior spaces, while maintaining the required privacy in a working environment. Decorative glass was used in the more private areas, making them more visually impermeable than other spaces.

Decorative glass panel The customer service area, one of the most visited by clients, was located close to the waiting area in order to avoid clients from entering the more private areas of the office, unless it is necessary. In order to provide more privacy to the areas located behind these offices, while maintaining some visual permeability, the partition walls in this area are made of printed glass panels, each with different widths, which are spaced from each other. The patterns in the glass panels alternate in order to give more movement to the partition walls.

The project brief required two meeting rooms to serve different purposes. The first is a large meeting room containing all the necessary audio and visual equipment, whereas the second is a smaller room used for private meetings between members of a specific department, or for small informal, group meetings.

The offices are surrounded by glass walls, with an aluminum frame, in order to give a sense of openness, but without losing their privacy.

In order to differentiate the office spaces from the circulation, different materials were chosen for flooring. Wooden floors were selected for the office interiors in order to highlight their space, whereas concrete floors were selected for the circulation. As a result, the illusion of walking between boxes is created.

The idea behind this concept was to highlight the evolution of a Law Firm that is growing and preparing itself for the future in an innovative way. The brief required that the interior deisgn project reflected a younger, fresher look but giving the necessary confidence to clients that it's traditions and exclusivity remains intact. The choice was to use traditional materials and neutral tones in order to transmit the strenght of the traditional practice of law. This materials also generate more confidence in people and create warmer and confortable spaces. BIONATURE STORE

This project was part of the Master degree program. BioNature is an Italian company of bio-products and the brief required a new business model in order to improve the current perception people has towards ecological products. Bionature aims to create a bond between the brand and the customer by simplifying the meaning of the bio and natural world. In order to create a proposal, the company gave us the location of one of their stores, which is located in Milan in Piazza Cadorna. This proposal is based on iconic Italian elements in order to create a space reminiscent of the comfortable traditional lifestyle. This project allows the visitor to escape the modern city’s fast paced lifestyle, and experience a more relaxed environment.

Flooring The design of the floor consists on the use of two types of ceramic, in order to distinguish between the interaction areas. The patterned floor was used to highlight the areas of a more traditional dining experience, while the beige ceramic was used in the relaxing areas, where traditional home-like living rooms where placed.

Activities distribution Food has always been one of the quintessential elements of Italian culture. By bringing all the members of a family or community together, food often generates many auxiliary activities of interest. Thus, the combination of a marketplace with eating areas is ideal in order to give the customers a unique experience that reflects upon this aspect of Italian culture.

Customers can acquaint themselves with Bionature’s products while tasting the food. Also, the combination of different activities in one space encourages interaction between the customers, which is lacking in our current fast track lifestyle.

Product distribution Although all areas are integrated, the products are classified by its type, just as in a regular market. The distribution of the products enhances customers’ shopping experience.

commercial The exterior areas is covered by patterned metallic panels and glass. The panels act as a shading screen, which provide a variation of shadows during the day and creates a comfortable atmosphere, like in a home patio. The style of the patterns follow the general concept of the project, used in the bar as well, but in the patio is repeated in different scales in order to enhance the effect. The structure can be adapted according to the seasonal needs. For instance, glass walls can be entirely opened during the summer, while closed during the winter. The proposal includes a heating system installed on the floor in order to provide a warmer environment during cold weather.
