Over the last few months my team and I have conducted an in-depth study of New York City trophy homes with a focus on Billionaire’s Row, situated just below Manhattan’s Central Park.
Several large developers, faced with the pressure to sell, following months of inactivity and loans maturing, have been eager to negotiate deals, with discounts up to 40% and often covering closing costs.

OVERVIEW
In 2018, as China began to restrict the outflow of capital overseas, the luxury market ($4M+) in New York began deteriorating, leading up to the pandemic. Yet the third quarter of 2021 saw the largest number of luxury contracts in the history of New York real estate.
Coming into 2022 as interest rates have risen and the stock market has tumbled, the luxury market has softened.

220 Central Park South is another signature project from master architect Robert A.M. Stern, developed by Vornado Realty Trust.
