MIXED USE & MASTERPLAN PROJECT EXPERIENCE
WHO WE ARE
Architecture plays an essential role in inspiring and improving the environment in which we live and work in. We create experiences not just buildings. Our architects use their creativity to engage their audience creating a meaningful dialogue between the natural and built environment, between culture and innovation, form and function. We believe that open communication and collaboration form a critical part of the design process where we can collectively identify objectives and expectations and assess the operational and functional relationships. Through our integrated work approach we create designs that address the specific needs and identities of their intended users, integrating cultural context and lasting value

Our studio provides our team with a collaborative environment to explore creative ideas and develop designs that offer unique solutions for our clients. The zoned areas offer our staff a mix of work spaces for social interactive engagement, group brainstorming and quiet individual work. Dubai serves as a business hub for many international suppliers looking to serve the Middle East, African and Asian markets, giving us local access to international brands. However, our commitment to delivering quality projects both locally and internationally does entail travel to meet with clients, inspect supplier factories and site work. This flexibility enhances our ability to deliver projects successfully anywhere across the globe.

How We Work “When you look at a city, it’s like reading the hopes, aspirations and pride of everyone who built it.” Hugh Newell Jacobsen Successful master planning must be flexible and adaptable and ready for the future. Development is about building a long-term future and creating a place where people come first. That is why GAJ’s approach to master planning and urban design focuses on creating successful design and planning that brings together a number of independent uses and functions and integrates them to form a viable, sustainable and socially inclusive environment.
Rooted in context GAJ’s role as designers is to work on many scales, thoughtfully designing public places and spaces, and to build on the unique local character and the best qualities of the forms inherent in that geographic region. Architecture in context has a strong visual relationship to its surroundings. Individual buildings must always be seen as a part of the whole.
Our Process
Creating places and spaces that enrich the lives of the people who use them is the foundation of Urban Design.
GAJ’s master planning team creates designs that address the social and economic requirements of a site’s location. We do this by first undertaking a detailed contextual and socio-economic appraisal of the site, then planning workable strategies for:
Every building can and should engage in a dialog with the history, beliefs and needs of a particular place and time.
Land use Transport Planning - both existing and aspirational Development - with clear parameters for phasing and implementation
Recognition, memory, choice, sharing with others, the acquisition of significance; all these contribute to the process of successful Master Planning.
Urban Design projects are often highly complex. At GAJ we begin by defining a clear and comprehensive agenda that covers all the critical factors for analysis and implementation:
Prospective land use Urban character Structure and grain Density and mix Scale, height and massing Continuity and enclosure Sustainability Adaptability and diversity Landscaping Open space and amenities Details and materials
GAJ’s philosophy is about delivering designs that are: rooted in context a scaled response space positive design loosefit flexibility …and in the end, it’s about the people.
Every project needs to be perceived as part of implementing an urban design project which entails gathering insights into urban fabric. Space has to be programmed and designed. At GAJ we don’t let the buildings get in the way, we use the buildings to create the space. Space positive design is about:
public gain the best possible address the best possible development areas optimising development potential
Successful mixed use design presents a unique urban opportunity for people to live, work, shop, and play within an accessible and legible public realm.
How We Work Good masterplanning is essential in the delivery of great places that are sustainable on all counts: creating social spaces, awareness and respect to the environment and that bring economic value.
Character - a place with its own identity Planning should promote character in townscape and landscape by responding to and reinforcing locally distinctive patterns of development, landscape and culture.
Legibility - a place that has a clear image and is easy to understand Planning should promote legibility through development that provides recognisable routes, intersections and landmarks to help people find their way around.
Continuity and Enclosure - a place where public and private spaces are clearly distinguished
Quality of the Public Realm - a place with attractive and successful outdoor areas
Ease of Movement - a place that is easy to get to and move through
Planning should promote continuity of street frontages and enclosure of space by development which clearly defines private and public areas.
Planning should promote public spaces and routes that are attractive, safe, uncluttered and work effectively for all in society, including disabled and elderly people.
Planning should promote accessibility and local permeability by making places that connect with each other and are easy to move through, putting people before traffic and integrating land uses and transport.
Adaptability - a place that can change easily
Diversity - a place with variety and choice
Planning should promote adaptability through development that can respond to changing social, technological and economic conditions.
