Knights Place & Rowan House – Monitoring Building Performance Evaluation

Funded by Technology Strategy Board (TSB) The main objectives : •  To monitor the environmental, energy & comfort performance over a 2 year period •  To compare their performance in use against the design intent •  3 flats at Knights Place & 2 flats Rowan House


Ventilation, Heating, Hot Water, Cooling Strategy •  Mechanical Ventilation with Heat Recovery (MVHR) Ventilation mechanique avec recuperation de chaleur

•  No Main Heating System Small heater battery in supply air duct, fused spurs up

•  Hot Water = Solar Thermal with PV pump electric back up

•  Summertime Operation – Natural Ventilation & Thermal Mass


Metering & Sub Meters! •  Mains Electricity and Mains Water

•  Energy Sub Metering of Lighting Small Power Sockets Ventilation System Cooking Hot Water System •  Captures energy in kwh every 5 minutes •  Loads data onto a hub •  Data transmitted to Energy Savings Trust web site


Performance and Comfort Monitoring •  Temperature & Humidity Monitoring •  CO2 Monitoring •  Solar Panel Performance Monitoring Pyranometer reading available solar energy Energy & flow sensors reading solar energy captured by solar panel

Ventilation System Monitoring •  5 Temperature & Humidity Data Loggers in each duct – fresh air intake, supply, extract, exhaust & after heater battery •  Air Balance Check •  CO2 capture check in winter


Design & Construction Review / Tenant survey & Interview •  SAP, PHPP design and construction review Review of designs, details and energy calculations •  Installation check of services, fittings and commissioning •  Tenant interviews, walkthroughs, BUS questionnaires •  BUS = Building User Survey •  Tenant Handover and training review


Fabric Testing & Monitoring •  Air Permeability Testing 2 tests – year 1 and year 2 •  Thermal Imaging Survey this winter •  Fabric Uvalue Monitoring via Dynamic Flux Sensors
