What started with four dish towels

has since grown into a line of high-end New Orleans-themed gifts sold at more than 100 stores in and around the city. The Parish Line is a wholesale company that creates, imports and sells original designs to gift shops. It’s the brainchild of Denise Landry, a native New Orleanian and former retail sales representative who started her business in 2012 when she was in her 60s. “When I was a sales rep, a dish towel that had a fleur de lis on it sold like crazy, and another that had a lobster — it was pawned off as a crawfish — sold like crazy. It didn’t take me long to realize that there was a need for upscale local gifts,” Landry says. “There were lots of shot glasses and spoon rests and keychains, but nothing more upscale, and it just caught on.” Two French Quarter gift retailers, Rue Royal and Forever New Orleans, were her first customers and both still carry her items on the shelf in regular rotation. The Parish Line products also are now fixtures in gift shops across the state, including at Fleurty Girl and Little Miss Muffin. The company will also be creating a custom line specifically for national retailer Bed Bath & Beyond. One of the company’s most popular items are gumbo bowls emblazoned in script along the rim with “Ca C’est Bon!” stamped at the bottom of the bowl. And the collection of bright turquoise rectangular plates, mugs and decorative kitchen towels asking, “Where have you beignet all my life?” also sells well. Landry hires designers on contract who inscribe phrases and drawings onto all sorts of gifts. The inventory has grown to incorporate streetcar-shaped trinket trays, tote

bags, coffee mugs, oyster plates, wall hooks, and a roux spoon made in New Iberia. The Parish Line also offers additional seasonal products, including Mardi Gras chips and dip bowls, crawfish boil towels and Christmas platters. “The business model I have in place works. Business owners can order directly from a wholesale site, and they appreciate the ability to do that any time of the day,” Landry says. Additionally, the Parish Line has expanded into custom branding items and gifts for the McIlhenny Co., including umbrellas and towels with signature Tabasco products.

Her newest favorite addition to the line are 6-by-6-inch art blocks, which come in more than a dozen designs — perfect for a mantel or mini gallery wall. Like the inaugural kitchen towels, the blocks are easy to pack in luggage as souvenirs. Landry says she gets ideas for new products based on feedback from customers as well as ideas from her daughter, a social worker. While direct sales to shoppers may be added in the future on the Parish Line website, she says she’s happy with her existing business model, which encourages mom and pop shop owners to sell wholesale products. “I don’t think the news reports enough of my generation and new things we are doing,” Landry says. “We’re not retiring like we used to.” For more information, visit theparishline.com.

IT’S A SELLER’S MARKET, BUT LOCAL PROGRAMS CAN HELP PROSPECTIVE HOME BUYERS

The New Orleans housing market is staying as
hot as the 90-degree weather, but prospective homebuyers can still crack into the market with a savvy realtor, persistence and an open mind. While it’s still firmly a seller’s market — with average sales price of homes in the New Orleans metro area up nearly 13% year-over-year from April 2021 to April 2022 according to the New Orleans Metropolitan Association of Realtors — bright spots for first-time homebuyers include rising mortgage interest rates that may cool housing prices and a robust city program that can help with down payments and closing costs. The City of New Orleans Direct Homebuyer Assistance Program provides down payment and closing costs subsidies to eligible first-time homebuyers. Eligible homebuyers whose income does not exceed 80% of the area’s median income may receive up to $55,000 in soft second funds and up to $5,000 in closing cost assistance. It’s a big boost, as average sale prices of homes in the New Orleans area reached almost $356,500 in April 2022. Today’s hot residential real estate market in New Orleans means little to no wiggle room on asking prices.
NOMAR reports that in April, nearly 100% of homes in many neighborhoods, like Mid-City, received offers at asking price. Prospective homebuyers may have to lower their price point in order to offer above asking in the amount for which they are approved. For example, homeowners who qualify for $300,000 might have to search for homes in the $285,000 range. “Homebuyers need to make sure they have a very experienced real estate agent savvy in negotiation skills,” says Jennifer Saltaformaggio, a realtor with Latter & Blum, Team Right Side. “They need to have someone who knows how to go up against multiple offers. Experienced realtors have tools in the toolbox, like escalation clauses, and other things we use that can help a person get a property.” Saltaformaggio says before looking at houses, homebuyers should have a pre-approval letter in place, and she recommends using a local lender or bank. “A local lender is always going to be my recommendation,” Saltaformaggio says. “In my experience, using someone who you can reach when you can pick up the phone and actually call a cell phone number, who knows

the lay of the land, is a lot easier process.” Other tips for home buyers include being ready to jump on every listing immediately. According to NOMAR, homes in the metro New Orleans area were on the market for an average of 28 days in April 2022, compared to 41 days the same time last year. “Homeowners need to be able to call realtor and look immediately at a house; you have to be super pro-active and aggressive,” Saltaformaggio says. Expanding a home search area to other neighborhoods is another tip for homeowners entering today’s market. “I recently set up a search for a client who wanted to be in Lakeview or Uptown and set them up to be notified of houses in Old Metairie,” Saltaformaggio says. “Expanding your search, so you’re not only set on, say, the Irish Channel (for example); be prepared to look in Broadmoor or Gentilly. Gentilly is a really hot market. Be prepared to go in with an open mind,” she says. “Also, don’t fall in love with the house until it closes.”
Understanding the city’s different neighborhoods is another benefit to having an experienced real estate agent. Saltaformaggio has been in the business for over a decade and her fellow team member and business partner Samara Poché has been in the business for 30 years. Their knowledge of the different neighborhoods helps guide future homeowners toward the best fit. Lastly, potential homeowners could consider rental income when purchasing a house and look beyond single-family homes. With many houses in the city already configured into doubles or multi-family homes, the ability to rent out the other half of a house can show lenders that you can cover the mortgage note. “Homeowners need to get with a lender first, and real estate agents can recommend a lender that they have worked with before about these options,” Saltaformaggio says. “It can be tough, but we have listings that are flying off the market, and a real estate agent can guide you all the way to the end.”
