Glen Eira Market Update “Property prices have definitely stabilised and there is no longer the sense of buyer FOMO (fear of missing out) that we saw towards the end of 2021.” While we’ve seen a lower number of buyers inspecting properties throughout the first quarter of 2022, after the housing market frenzy that we experienced at the end of last year, it’s become evident that there was a higher ratio of quality over quantity, as clearance rates have maintained a level of 80% - 95% for our agency. Over the past 3 months we have broken new ground and have set some new records in the city of Glen Eira; we have had three sales ranging from $8 million to $11 million - higher than any other properties of its type in the area. We’ve seen a very strong demand for land and larger family homes in the marketplace. Demand for apartments has eased a little bit in light of an adjusted rental market; which has experienced some decline due to the lack of tourists and international students. However, apartments that have a point of difference, such as a courtyard or very large outdoor areas are still attracting multiple buyers and interest.

The anticipation of rising interest rates hasn’t had a significant impact on the market in Glen Eira. The buying public understands that interest rate increases are inevitable and that we’re currently sitting on historical lows - with this knowledge, some buyers are factoring in potential interest rate rises into their property purchase. Buyers are mindful that there is an upcoming election, but we believe that the election is unlikely to affect their decision making process. Buyers are still dependant on their current personal buying motivation and circumstances and know the election won’t really change this. Property prices have definitely stabilised and there is no longer the sense of buyer FOMO (fear of missing out) that we saw towards the end of 2021. Whilst buyers are no longer fearful of missing out on a property, if there is something unique on the market people are prepared to pay a premium and fight for it.

Bentleigh Market Update “In spite of what appears to be an overall slowdown for most suburbs, the large family home market has continued to set a new precedent for price.” The Bentleigh market is currently sitting in a great position, with the market going from strength to strength. In spite of what appears to be an overall slowdown for most suburbs, the large family home market has continued to set a new precedent for price. We’re seeing significantly more people coming through our open for inspections in Bentleigh, McKinnon, Ormond, Bentleigh East and Brighton East when compared to suburbs the next layer out. Both the McKinnon Secondary College and Brighton Secondary School zonings have played a major role in this, not to mention Center Road which has become the preferred shopping strip for the city of Glen Eira, with the best new cafes, restaurants, bars and bottle shops now opening there.
We’ve seen a significant increase in the number of freestanding family homes selling for an average of $2 million to $3 million and above, a price point was once only reserved for more exclusive suburbs. 8 Wood Street, Bentleigh is a French Provincial style modern family home that attracted a lot of buyers throughout the auction campaign. At the auction there were five bidders with a selling price of $3,281,000, which is a new suburb record for a single home.

While there are increases in Bentleigh, suburbs such as Moorabbin and Cheltenham have stayed consistent with houses selling over $2 million all the way down towards Southland Shopping Centre. We feel the apartment market could see a turnaround too, as people who have relocated to regional areas during the pandemic realise they need a city pad to enjoy all of Melbourne’s attractions and see families who are still based in metropolitan Melbourne.
We’re seeing more people moving to Bentleigh for the practicality of transportation, schooling, shopping and parks. There seems to be a shift towards train transport rather than tram transport, which suits the lifestyle in Bentleigh and surrounds.

Carnegie Market Update “The beginning of 2022 saw a number of properties selling quite quickly throughout the month of January and by the time February came, a new rush of listings came onto the market.” When lockdown restrictions eased in October 2021 the buyer demand in the local market was off the charts with a majority of sales exceeding the vendors’ price expectations. This was due to strong competition and the need and want for property. The beginning of 2022 saw a number of properties selling quite quickly throughout the month of January and by the time February came, a new rush of listings came onto the market. The early months of the year still saw the high number of COVID-19 cases influence people’s decision to not go out as much and the overall inspection numbers coming through was quieter compared to the same time the previous years.
Although we’ve seen a decrease in numbers at open homes compared to previous years, this hasn’t deterred sales with many properties still transacting close to the auction date or shortly thereafter if they didn’t sell on auction day.

On the rental front we saw rental apartments getting leased quicker thanks to the start and return of some overseas students especially in the one & two bedroom apartment market. A major development in the area on the way is the Glen Huntly Station railway and underpass with the preparation for construction happening and in time will provide a great incentive for those looking to buy in the area; it will be a massive long term gain for residents in the area.
A stand-out sale had been 21 Walsh Street, Ormond. This Californian bungalow, with a north facing yard and swimming pool, with 3 bidders going for it was eventually purchased by a local buyer wanting to upsize. Second to this, 6/14 Wahroongaa Crescent, Murrumbeena had very strong buyer interest with the property selling prior to auction for a strong price.

St Kilda Market Update “So far in 2022 we’ve seen that buyers are less hesitant to compete at auctions; most likely due to a decrease in the extra bidders that were seen throughout 2021.” Due to the increased amount of stock available at the back end of 2021 in St Kilda and surrounds, we started 2022 with some quality offerings coming to market. We had some strong interest early on, although there was a sense the market was not quite as strong as that of Q4 2021. The properties that came onto the market were still of a high quality though and our clearance rates remained strong. The depth of interest from potential buyers seemed to have fallen away slightly, as this quarter we’re seeing less bidders at auctions than we were seeing last quarter.

Demand is still strong for good quality family homes. There are however a lot more apartments currently on the market than last quarter and the demand is starting to soften a little bit. Some investors are deciding to put their properties on the market for sale rather than try to attain a 1 year lease given the impact that COVID had on the rental market. This has resulted in supply outstripping demand in some areas. A property type that’s still achieving premium results are whole apartment blocks. An example of this is the block we recently sold at 1-12/59-61 Raleigh Street, St Kilda which sold at auction with five bidders for $4,815,000.

We’re seeing a change in lending from the banks lessening the capacity for borrowers when compared to 2021 which has resulted in buyers not feeling the FOMO (fear of missing out) effect as much as they may have in 2021, thus making buyers far less aggressive in their bidding and their upper levels of interest. So far in 2022 we’ve seen that buyers are less hesitant to compete at auctions; most likely due to a decrease in the extra bidders that were seen throughout 2021. Combined with the threat of interest rate increases and the cost of living being a hot topic, buyers have become less anxious and there is a sense of patience when searching for their new home.

“If you’re looking to lease out a one to two bedroom apartment, it has never been more crucial to have your property presented in the best possible state due to the sheer volume of apartments and units on the market.” We have certainly noticed across our offices that the rental market has improved. It’s what we like to call a multi-tier market, depending on the location and the property itself. We’re seeing that some segments of the market are performing very well, such as family homes and good quality properties that are well maintained and/or have a point of difference over other properties. However, there have also been some challenges for clients who have properties on the city fringe outside of the CBD, where the rental pool of people looking to rent properties are casual workers and students who are only just starting to return.
If you’re looking to lease out a one to two bedroom apartment, it has never been more crucial to have your property presented in the best possible state due to the sheer volume of apartments and units on the market. Our recommendation to clients is to have the work done before putting your property up for rent, whether it just needs a fresh coat of paint or a full revamp. We’re seeing some clients add in simple amenities such as a dishwasher which can significantly increase the desirability of the property. If you’re unsure of what the standard is, just search for other similar properties in your area - this will give you the best indication of where your property currently stands against the competition.

If you’re looking to rent a property there are a number of steps you can take to make yourself stand out when compared to other property renters. Simply completing an application form in full is the best first step. You would be surprised to know how many renters submit an application form when there is information missing. Make sure everything is updated and you are a verified renter. New Projects Update “Now that lockdowns look to be over, downsizers are considering making lifestyle changes as they begin to travel more.” Buyers are currently looking for well-sized and spacious apartments in quality locations throughout the metropolitan area. They are attracted to apartments in blue-chip suburb locations that are within close proximity to amenities, shops, transport, and restaurants. Now that lockdowns look to be over, downsizers are considering making lifestyle changes as they begin to travel more. They’re looking for a low maintenance, turn-key solution in a well-located area that will give them the flexibility to travel more easily.
Overall, we predict 2022 being the year that downsizers start to make their moves, as we have seen this in sales made on large downsizer luxury apartments on Hawthorn Road, Caulfield North. Both the penthouse and sub-penthouse has sold. This project is in close proximity to shops, public transport and the best public facilities in the area. Stay tuned for some landmark developments in the South East coming in this next quarter.
