Glen Eira Market Update “Last year, when interest rates were at record lows, buyers were a lot more gung-ho in their approach. Now – with rates having risen and set to continue that way – we’re seeing buyers adopt more caution in their planning.”
We all remember the frenzied state of the immediate post-lockdown property market. But since the end of last year, we’ve seen a recalibration of prices – meaning sellers have had to adjust their expectations accordingly. That said, many properties have maintained their original price. The prestige market has held its strong position, too – and the appetite for luxury homes remains as healthy as ever. In the last few months, we’ve been involved in several off-market sales: one for in excess of $8 million, another for in excess of $10 million, and one home – located in Caulfield North – for close to $20 million. The rise of construction costs has augured well for sellers of luxury homes. Buyers are moving away from purchasing and building
What’s more, a lot of buyers who wanted to build their own home are now finding a way to accept that it might be better to compromise. To buy an 8 or 9 out of 10 home, rather than build a 10 out of 10 one themselves. Elsewhere, quality apartments have held their place in the market, as have singlelevel villas. Many townhouses have too – although some are selling for less than the highs of late last year. Attendances at open for inspections have reduced (although not alarmingly). We can put this down to the many buyers taken out of the market in the high-volume transaction period of spring into early summer 2021.

In Sydney, there’s talk of bringing in land tax as an alternative to stamp duty – both a controversial and potentially problematic concept. But beyond this, the wider market feels stable – and we’re looking forward to a strong quarter of sales.

Bentleigh Market Update “Since April 2022, prices have plateaued. However, there’s still – and will continue to be – an insatiable demand for generational, aspirational family homes. These properties are at the top of the shopping list and still selling at record prices.” Bentleigh is very much a ‘confidence marketplace’. When it’s going up, everyone wants to buy – and when we went into lockdown, the Bentleigh market was very much in take-off mode. Prices were rising, and all the graphs showed a steep uptick. Since April 2022, property prices have plateaued. However, there’s still – and will continue to be – an insatiable demand for generational, aspirational family homes. These properties are at the top of the shopping list, and still selling at record prices. Which could yet increase. One recent example is a home we sold at auction on Hopkins Street, Brighton East. Since we sold it for the first time three years ago, it’s skyrocketed in value by a staggering 40%. This puts the home on par with the
most expensive sales of a single home within a 500m radius and is a testament to our lasting drive to sell the area’s best, most desirable homes. The performance of properties like this also speaks to the enduring popularity of established, generational holds. It’s why motivated buyers continue to pay record prices for them. On the flipside, homes that aren’t aspirational or unique – properties that are more speculative, rather than longterm holds – are suffering most. The acquisition of land has also taken a knock. Due to the cost of construction materials and labour, people are realising that, right now, building a house isn’t cheaper than buying one. Looking at Bentleigh through a wider lens, its public transport networks will

continue to be a drawcard for families and professionals. With four stations in a single 2.7km stretch (Ormond, McKinnon, Bentleigh and Patterson), Bentleigh outperforms all the local areas – Brighton and Caulfield included – for its commuterfriendly convenience. A year ago, of course – with heavy lockdowns and WFH mandates limiting travel – the train station nearly became a thing of the past. Now, with a return to a new normality, commuting is back – and it’s suddenly become a prerequisite to be within a kilometre of a train station. The ongoing evolution of the Centre Road scene is continuing to entice buyers out to Bentleigh, too: with new franchises, cafes and restaurants spearheading the facelift.

In Carnegie and surrounds, we’re still seeing strong results for A-grade properties – meaning fully renovated, ready-to-move-in homes. Particularly due to the rising costs of building as well as material shortages, many buyers are seeking out established properties over ones that require a lot of renovation work. Essentially, buyers are still paying for convenience. Some may be spooked by the media and will wait to see what happens in the near future, but established real estate is still in demand – we are still seeing a strong need for quality homes. The recent frequent interest rate hikes have made buyers more conversative with their buying approach, whilst there have been around 20 to 25% fewer properties changing hands when compared to this time last year. Real estate is still selling well across the board. It’s gone from a strong buoyant market to a more normal market! Vendors that price accurately in today’s market are still seeing good results and are

Finally, in the parallel street stands 21 Brisbane Street, Murrumbeena. We had the pleasure of selling this beautiful period home, which was owned by the same family for 97 years. And let’s not forget the ongoing public works in the region, especially in Glen Huntly and surrounds – there is preparation starting on the removal of level crossings at Neerim Road and Glen Huntly Road. The creation of a new Glenhuntly station will only boost the area in time, as we had seen a similar boost to Carnegie and Murrumbeena once the sky rail project was completed. In addition to the level crossing removal project, we have the new developments at Caulfield Racecourse – where there’s talk of a new grandstand. The land that had been used for horse training facilities for years around the perimeter will in time be utilised for housing and will also welcome more accommodation to the City of Glen Eira. In the long-term, these works will benefit the community for lifestyle purposes and make our highly coveted area a special place to live in!

That’s not to say homes aren’t selling above their reserve prices – far from it. Some highlights for us in the last quarter alone include the sale of 12a James Street, Glen Huntly. On a cold Saturday afternoon, after a lengthy auction that generated over 150 bids, the home sold for $1,433,000 – around $100,000 over the reserve.

St Kilda Market Update “The higher end of the market is still seeing enough traffic to make sales. Perhaps the only chink in the armour is that the depth of buyer interest is less than what we’ve observed in previous quarters.” Despite last month’s rate rises, there’s been a sense of ‘business as usual’. The increases haven’t had a noticeable impact on the number of buyers inspecting homes in and around St Kilda, or the amount of auction activity. If the rate rise has done anything, it’s slowed the number of homes coming to market. With less stock, the supply and demand curve swings back in favour of the seller. Plus, as we edge past the peak of winter – a season where stock typically dwindles, and the phone gets quieter – this slowing down is to be expected. Against this backdrop, we’ve seen a twofaced market in terms of the property mix: with some big sales and many apartments. On the latter, our sell-through rate for apartments has been higher than in
previous months. This is down to vendors understanding the market more than they were at the beginning of the year – and having a better sense of the dollar value they’re able to achieve. Meanwhile, the higher end of the market is still seeing enough traffic to make sales. Perhaps the only chink in the armour is that the depth of buyer interest is less than what we’ve observed in previous quarters. But while trends are temporary, class is permanent – and the gorgeous, extraordinary properties are still selling well. One example was a landmark home at 23 Hotham Grove, Ripponlea: a generational opportunity which sold at auction. We also had the pleasure of selling an extremely photogenic home at St Kilda’s 33 Raglan Street, which went for an undisclosed price.

We’re also seeing that whole apartment blocks are selling well, too – and 1-4/261 Barkly Street, St Kilda is Exhibit A. With four bidders going toe to toe at a competitive auction, this beautiful block of four apartments sold well over reserve. There was similarly voracious demand for a block of eight apartments at 1-8/2 Kipling Street, St Kilda, which sold for $4,100,000. Stepping back and taking a broader view of St Kilda, we’re starting to hear more accents than we were a year ago. International travel is returning, and local eateries are beginning to thrum with overseas workers – factors that tend to bode well for the area’s rental market. Things, it seems, are returning to ‘normality’. And St Kilda is getting its buzz back!

“Renters are becoming more discerning. Features that were once a ‘nice to have’ – dishwashers, for instance, and air conditioning – are now non-negotiable. If your property doesn’t have these, or isn’t clean and tidy, people will walk away.” As we navigate Melbourne’s colder winter months – traditionally a quieter time of year – it’s a joy to see the rental market performing well. Properties we leased 12 months ago during the height of the pandemic, we’re now leasing again at higher rates. Meaning the market is showing strong signs of recovery. Likewise, we’ve reduced the number of vacant properties on our books significantly: from around 250 plus this time last year, to now around 100. Basically, stock is moving – providing it’s in good condition. Older properties, or where the owners haven’t invested in kitchen or bathroom refurbishments, are still staying put. Renters are becoming more discerning. Features that were once a ‘nice to have’ – dishwashers, for instance, and air conditioning – are now non-negotiable. If your property doesn’t have these, or isn’t clean and tidy, the renter (and the market at large) will walk away.
In addition to less well-maintained properties, one-bedroom apartments continue to represent a challenge. Contrary to their sought-after two-bedroom counterparts, one bedroom/studio apartments still aren’t filling as well as we’d like. On the upside, students, casual and hospitality workers – the demographic who traditionally take up the majority of these apartments are starting to return to Melbourne. So, there are signs of life. At the higher end of the market, three- and four-bedroom properties are going strong. These properties continue to be in extremely high demand, and our turnaround times are almost back to pre-pandemic levels. In terms of the broader outlook, the VBA (Victorian Building Authority) is expanding the scope of its mandatory compliance around gas and electrical testing. From July, it’s introducing even stricter regulations around the contractors you can hire. So, if you’re using a private contractor – rather than an established service provider – you’ll need to make sure they’re VBA compliant.

Frustratingly, VCAT (Victorian Civil and Administrative Trust) is yet to process its backlog of mid-pandemic claims. Despite advocacy from the Real Estate Institute of Victoria, we’re yet to see a resolution. We know the pressure these lengthy delays are putting on many of our clients and we really hope to see progress soon, in the interim the State Government is now offering a dispute resolution service by referring some simpler matters to Dispute Settlement Centre Victoria (DSCV) to try and reduce the backlog at VCAT. It has resulted in a number of cases being settled and those still unable to be settled will be referred back and remain in the VCAT system. With VCAT creating precedents and property management legislation continuing to evolve, staying on top of the latest updates is vital. So be sure to seek the right advice and discuss any issues with your Property Manager. The market is moving. So as normalcy returns, make sure you’re up to speed!
