EASTON POINT

THE ICONIC MARTHA PROPERTY

A once-in-a-lifetime opportunity awaits at Easton Point (aka “Martha Property”), the San Francisco Bay Area’s most iconic, pristine land of approximately 100 acres. Located at the southern tip of the Tiburon Peninsula, offering panoramic views of the San Francisco skyline, Golden Gate Bridge, Bay Bridge, Richardson Bay and beyond, Easton Point is for sale for the first time in over 100 years, asking $110 million.

There’s a phenomenon and cultural buzzword to describe the moment when big news hits these days: “breaking the internet.” In the real estate realm, the news of Easton Point, the iconic Martha Property at the southern tip of Tiburon, hitting the market in Q4 did just that. The Wall Street Journal, the San Francisco Chronicle, Los Angeles Times, Mansion Global, Forbes, The Real Deal, SF Gate and countless other local publications and blogs all jumped at covering one of the most coveted and controversial properties in the Bay Area, now associated with a record asking price for undeveloped land in the area.

Upon setting foot on Easton Point, with permission from the current owners the Reed family, the scale of the 100± acre property and its commanding, panoramic views are mesmerizing. Meandering hiking paths cut through wooded forests of oaks and bay laurels, rise up sloping golden hillsides and crest along breathtaking ridgelines 590 feet above sea level. Currently undeveloped, the land has been owned by the same family for over 100 years. For the Reeds, the time is right to sell Easton Point, and they have enlisted the help of Marin’s top producing realtors, The Sarkissian/Bullock Team, to help them find the right buyer.

“Easton Point presents an unprecedented opportunity to own one of the finest, most pristine properties in the San Francisco Bay Area, if not the world. Its panoramic views are unrivaled by any other vistas in the area and are truly captivating. We welcome qualified buyers to witness the iconic property firsthand,” says Bill Bullock, co-listing agent and President and CEO of Golden Gate Sotheby’s International Realty. The Sarkissian/ Bullock Team currently has two other trophy properties—both waterfront—on the southern tip of the Tiburon Peninsula: Bluff Point listed for $29,000,000 and 2900 Paradise Drive listed $49,500,000 (see these properties on pages 72-75).

Acquired in 1912 by John Louis Reed, who worked in the lumber business, the property has in the subsequent decades undergone several shifts in ownership among family members, but remained a heritage property, enjoyed by generations of Reed family members for hiking and camping. Undeveloped through the years, Easton Point under the name Martha Property has undergone a series of challenges to the scope of its development potential due to Marin’s infamous, though arguably well-intentioned, commitment to preservation. Recently, a federal court judge approved zoning for a 43- lot subdivision of single-family homes, each sited on approximately one acre.

With its highly-coveted location, Easton Point is just minutes from San Francisco– California’s epicenter of tech, venture capital, finance, arts, gastronomy and culture. Adjacent to Old Saint Hilary’s

Open Space Preserve to the north and scenic Paradise Drive meandering along the waterfront to the east and south, the property is a haven of peace, tranquility and nature on an epic scale.

A qualified buyer, according to co-listing agent Lydia Sarkissian, would “be worth about $1 billion,” and would most likely be “either a venture capitalist, entrepreneur or tech executive who is connected to the area and is sensitive to the development. They would be a steward of the land.” G
