Due to its proximity to equator Sri Lanka has a tropical climate. The weather in plains and the coastal areas is hot and humid with an average mean temperature of 27° C. GREEN FIELD HOTELS these have mostly exploited coastal as well as natural settings, which are abundant in the country but are subject to connectivity due to the few entry points in Sri Lanka. Since most of them cater to tourists from outside Sri Lanka, they have been made in a way to portray the local ideas of building and language along-with re-invention of traditional forms to suit increased demands of huge hotels, in the form contemporary vernacular and tropical modern expressions. They also exhibit inherent ideas of being destinations rather than places of transit, thus having large sites and proportionate scales of built forms, displaying a variety of interactions with the site. Depending on their attractions of nature and culture, they also have corresponding amenities to make the complete in many senses. They have a generous amount of public areas as compared to the rooms, since they act as ‘destinations’, also having expansive unbuilt zones acting as attractors, the sense of the local being complete though a basic addition of local architectural elements.

EXCLUSIVE HOTELS are unique projects with high psychological values but basically adopt the same ideas of the retrofits - small scale, exclusive, into site, nature-based. Hence they tend to be complete destinations with their attractions of the natural and its location. They have a generous amount of open as well as common areas and exhibit strong associations to the local, though their use of local elements.

CONCLUSION RETROFITS are found to be in locations with some existing history or important natural settings and hence adopt a variety of languages ranging from flexible contemporary to the already existing vernacular ones, alongwith smaller scale built-forms. They can be flexible in terms of acting as destinations (based on their locations) or as transit places (which were earlier built adjacent to the road-connections) and hence are completely dependent on location, which acts as their attractor as well as thriving factor. Their amenities of relaxation and vegetation are based on the premise that they are in a protected historical or secluded natural environment. Due to them being adaptive re-use buildings and hence having existing volumes and proportions, they have varying amounts of public-room ratios which also influences the landscape-built ratio immediately around them. Retrofit buildings contain a high amount of the local spatial elements.

BUSINESS HOTELS are city-based commercial projects with large scales and a contemporary ‘aesthetic’ to attract the relevant clientele of frequent travelers who use the hotels for its services and basic amenities rather than adopt the idea of the local and the complete destination; their thriving factor being their location and extroverted character. They have low public-room ratios with the highest preference being given to the built. These hotels do not adopt any local elements and prefer to use the most space-increasing floor plates.
