Forord Det at udvikle ejendomme i høj arkitektonisk kvalitet som opfylder de fremtidige brugeres krav til funktionalitet og komfort har aldrig været mere aktuelt - eller vigtigere - end nu. I en verden med stigende befolkningstæthed i de store byer og øgede krav til æstetik, teknik, funktion og beliggenhed har vores tilgang til ejendomsudvikling optimale kår. Vores fokus er samarbejde og opbygning af langvarige relationer med markedets professionelle og seriøse rådgivere og investorer og sammen udvikle fremtidens boliger. Vi er siden etableringen af Gefion Group i 2013 allerede nået langt, og vores track record taler for sig selv. Vores mål er fortsat at være en foretrukken partner for danske og udenlandske investorer, og med bogen her vise: Hvem vi er, Hvad vi kan – og Hvor vi vil hen. Vi glæder os til fremtiden!

Introduction Developing properties characterised by high-quality architecture that meet future users’ needs for functionality and comfort has never been more relevant – or important. With growing population density in large cities and increased demands for high levels of aesthetic, technological and functional quality, as well as for good location, the conditions are optimal for our approach to property development. We focus on collaboration and long-standing relationships with professional and serious-minded consultants and investors with whom we can develop residential facilities for the future. We have already come a long way since Gefion Group was established in 2013, which is evident from our track record. We wish to continue to be the preferred partner for Danish and international investors, and the purpose of this book is to show: Who we are, What we can achieve – and Where we want to go. Hvem er vi Gefion Group er specialiseret i udvikling af boligejendomme i Storkøbenhavn. Ved hjælp af vores store netværk og samarbejdspartnere finder vi unikke ejendomme og byggegrunde, som vi projektudvikler og sælger, enten selvstændigt eller sammen med investorer. Vores fokus er at udvikle ejendomme, som har et uudnyttet potentiale, og som derfor kan blive en god investering. Vi udvikler alle former for boligejendomme, herunder ejerlejligheder, andelsboliger, lejeboliger, studie- og kollegieboliger, villaer og rækkehuse. Udover udvikling af boliger arbejder vi også - om end i mindre målestok - med udvikling af retail og kontorer, ofte i kombination med boligprojekter. Ejendommene udvikles primært med salg for øje, enten som projektsalg direkte til slutbrugere, eller som investorsalg af udlejningsejendomme. ➞

Who we are Gefion Group specializes in developing residential properties in the Greater Copenhagen Area. Through our large network and our business associates we find unique properties and sites that we develop and sell, either on our own or in collaboration with investors. Our focus is on developing properties with untapped potential that can prove good investments. We develop all types of residential properties – freehold units, cooperative units, rental units, student units, detached houses and terraced houses. In addition to developing residential units, we develop retail and office units, although on a smaller scale and often in combination with housing projects. We primarily develop properties with the intention of selling them, either under pre-sale contracts direct to end-users or to investors on buy-to-let basis. ➞

Hvem er vi Gefion Group blev stiftet i 2013 af Thomas W. Færch og Henrik Nissen som initiativtagere. Forud for etableringen af virksomheden havde de begge i 15 år arbejdet med projektudvikling af fast ejendom, Thomas som advokat med speciale inden for fast ejendom og Henrik som projektudvikler. Med Gefion Group blev et mangeårigt ønske om et partnerskab realiseret. Henrik og Thomas er begge lige dele engagerede og dynamiske af natur, og med hver deres styrker og særlige kompetencer har partnerskabet allerede på tre år vist sig særdeles succesfuldt i en virksomhed i rivende vækst. Who we are Gefion Group was formed in 2013 on the initiative of Thomas W. Færch and Henrik Nissen. Before the formation of the company, the two founders had worked on property development projects for fifteen years. Thomas was a lawyer specializing in real property, while Henrik worked as a project developer. The establishment of Gefion Group marked the realisation of their long-standing wish to become partners. Both Henrik and Thomas are dedicated and dynamic by nature, and even within the short span of three years since formation, their individual skills and strengths have made their alliance a success in a rapidly growing business. Strategi Realiseringen af vores vision stiller krav til os. Krav vi er meget bevidste om og som vi forsøger at imødekomme hver dag ved at være en attraktiv arbejdsplads for vores medarbejdere. Med afsæt i konvertering af kontor- og erhvervsejendomme til boliger viste det sig, at vi havde ramt plet i et marked, hvor konverteringer ikke var et nyt fænomen som sådan, men hvor vi som de første lykkedes med at systematisere og professionalisere konceptet på en sådan måde, at konverteringer er blevet en niche, hvor vi i dag i København er markedsledende. Sideløbende med konverteringerne udvikler vi nybyggeri af alle former for boliger. En kompetence vi ser som en særlig force og som vil dominere vores virksomhed i fremtiden.

Strategy Realizing our vision makes special demands on us. We are conscious about those demands and seek to meet them every day by being an attractive workplace for our employees, by developing and delivering good, appropriate high-quality buildings to our users and the local community, and by following a professional development procedure that ensures an outcome that is satisfactory for our investors and our partners alike. Our first area of work was the conversion of office buildings and commercial properties into residential facilities, which turned out to be exactly what was needed in a market where such conversion was not totally unknown, but where we managed to systematise and professionalise the concept to such an extent that building conversion has become a niche market in its own right and we have become market leaders in Copenhagen. Alongside our conversion projects we are involved in new builds comprising all kinds of residential units. We consider our skills in this area to be a special strength, and one that will play a predominant role in our company in the future.

Properties · Capital · Know-how Gefion Group is able to attract all three elements in the model shown: Properties: Through our strong network in the industry we are well placed to bid for the most attractive properties in the market – at the right prices and in the right locations – whenever the opportunity occurs. Capital: In the past, capital was scarce, but the tide has now turned: there is a great amount of capital available in the market relative to the number of attractive investment products. Because of its structure, Gefion Group is attractive to investors, being able to offer investment products to private and institutional investors on favourable terms and conditions. Know-how: The most important factor in a project development organization is know-how. Gefion Group’s staff includes some of the most experienced and skilled project developers and technical experts in the industry. In addition, we work with highly experienced architects and engineers who know what it takes to develop complex properties. Our growth is only possible because of our strong, dedicated team of employees and consultants. Gefion Group currently has a staff of twelve people and is always looking for new people to join the team.

Peter Køhler Lindegaard, Advisory Board Investeringschef i Industriens Pension med ansvar for noterede investeringer. Peter har stor og indgående ledelseserfaring inden for investering og pension efter mange år i Danica Pension og Nordea-koncernen, og senest som Senior porteføljemanager hos Accunia.

Jens-Erik Corvinius, Advisory Board Bred ledelseserfaring fra især den finansielle sektor med 42 år i Danske Bank koncernen. De senere år har Jens-Erik fungeret som professionelt bestyrelses­ medlem, primært inden for ejendomsbranchen.

Peter Køhler Lindegaard, Advisory Board Head of Investment at Industriens Pension with special responsibility for quoted investments. Peter has both broad and in-depth experience in the fields of investment and pension schemes after many years in Danica Pension and Nordea and most recently as senior portfolio manager in Accunia.

Jens-Erik Corvinius, Advisory Board Broad experience from and insight into the financial sector based on more than 42 years in the Danske Bank Group. In recent years, Jens-Erik has served as a professional board member, mainly in the property sector.


Morten Bach Gaardboe, Advisory Board Selvstændig erhvervsdrivende siden 1991, de sidste 12 år som ejer og direktør for glasgrossistvirksomheden Glascom A/S. Herudover bestyrelsesformand for autoriseret elektriker Sv. Aa. Nielsen ApS samt bestyrelsesmedlem i PTO Teknik ApS, og Spar Nord Bank A/S. Medlem af kredsbestyrelsen for Landsforeningen for udviklingshæmmede i Slagelse/Sorø.

Per Mikael Jensen, Advisory Board Per Mikael har arbejdet 30 år i mediebranchen, først som journalist, de seneste godt 20 år i forskellige ledelsesposter på Politiken og Jyllands-Posten. I 2006 blev han adm.dir. for TV2 Danmark og herefter CEO for Metro International, dengang verdens største avisudgiver med operationer i 23 lande. Tidligere bosat i New York og London, nu vendt tilbage til Danmark. Han arbejder i dag med rådgivning for executives, bestyrelser og virksomhedsejere i Danmark og udlandet.

Morten Bach Gaardboe, Advisory Board Self-employed businessman since 1991, in the past 12 years as owner and CEO of Glascom A/S, a wholesaling company in the glass industry. Morten is also Chairman of the board of Sv Aa Nielsen, which provides electrical services, and a member of the boards of PTO Teknik ApS and Spar Nord Bank A/S, In addition, he is a member of the board of the Slagelse/Sorø branch of the Danish Association of People with Learning Difficulties (LEV).

Per Mikael Jensen, Advisory Board Per Mikael has worked in the media industry for 30 years, initially as a journalist, and in the last approximately 20 years he has held various management positions in the organizations of the leading daily newspapers Politiken and Jyllands-Posten. In 2006, he was appointed CEO of TV2 Danmark, and later he took over as CEO of Metro International, which was then the world’s leading newspaper publisher with operations in 23 countries. Per Mikael lived in New York and London for many years, but is now back in Denmark. He works as an advisor for business executives, company boards and business owners in Denmark and abroad.

Thomas har en fortid som partner i et advokatfirma og har arbejdet med alle aspekter inden for projektudvikling af fast ejendom, virksom­hedsledelse og likviditetsstyring.

Thomas W. Færch, CEO Thomas is the CEO of Gefion Group and has overall responsibility for the daily operations of the company. Thomas was previously a partner in a law firm and has worked on all aspects of real estate development, business management and cash management.

Curriculum vitae Henrik Nissen, Vice President Henrik er udviklingsdirektør og overordnet ansvarlig for identifikation og indkøb af ejendomme med udviklingspotentiale. Herudover er Henriks speciale og ansvarsområde virksomhedens strategi, målsætning og visioner for fremtiden. Henrik har beskæftiget sig med udvikling af boliger i København i mere end 15 år, og har et stærkt netværk inden for ejendomsbranchen.

Henrik Nissen, Vice President Henrik is head of development and has overall responsibility for the identification and purchasing of properties with development potential. Henrik's special responsibilities are definition of the group’s strategies, objectives and visions for the future. Henrik has worked on property development in Copenhagen for more than 15 years and has a strong network in the property industry.

Curriculum vitae Jørgen Junker, COO Jørgen Junker er COO i Gefion Group og har ansvaret for medarbejderstaben. Herudover er Jørgen ansvarlig for den praktiske gennemførelse af virksomhedens ejendomsprojekter fra indkøb til aflevering. Jørgen var i 25 år medlem af direktionen samt COO i en af Danmarks mest succesfulde udviklingsvirksomheder, SJÆLSØ Gruppen.

Jørgen Junker, COO Jørgen Junker is the COO of Gefion Group and is responsible for human resources. In addition, he is in charge of the practical realisation of our development projects from purchase to handover. Jørgen was the COO and a member of the executive board of one of Denmark’s most successful property development companies, the SJÆLSØ Group, for 25 years.

Martin Schjørring, Teknisk direktør Martin er teknisk direktør i Gefion Group og har ansvaret for de byggetekniske løsninger i Gefion Groups udviklingssager. Martin Schjørring har en solid baggrund i entreprenørbranchen hvor han de sidste 15 år har gennemført forskellige renoverings-og nybygningsprojekter i større entreprenør- koncerner. Martin har tidligere arbejdet som sektionschef i Bonava Danmark, tidligere NCC Bolig, hvor han har været med til at opbygge Bonavas produktionsafdeling som står for gennemførelse af firmaets danske byggeprojekter.

Kim Breyen, CFO Kim er CFO i Gefion Group og har ansvaret for bogholderi, regnskab, projekt- og driftsbudgetter. Kim er tidligere CFO i SJÆLSØ Gruppen.

Marianne Sørensen, Finanschef Marianne håndterer bl.a. Gefion Groups finansieringsopgaver. Marianne har over 30 års erfaring fra den finansielle sektor, og har arbejdet med ejendomsfinansiering i bl.a. Amagerbanken, Finansiel Stabilitet og senest Kinnerton Capital.

Martin Schjørring, Technical Director Martin is the technical director of Gefion Group with responsibility for construction-related aspects of the group’s development projects. He has extensive experience from the construction industry, where he has been involved in various renovation and new build projects in large construction groups over the past fifteen years. Marianne Sørensen, Finance Manager Marianne’s responsibilities include the management of financing in Gefion Group. Planen er et bolig- og erhvervsbyggeri i form af et højhus på 21 etager på den kommende Metrostation Nuuks Plads på Nørrebro. Der skal opføres ca. 8.000 m2 boliger, 4.500 m2 erhverv samt parkeringskælder. Ud over boligtårnet indgår det tidligere Københavns Rigsarkiv også i projektet, hvori der påtænkes udviklet et spændende publikumsorienteret erhvervsprojekt. Der er igangsat lokalplan for projektet, der forventes vedtaget i første halvdel af 2018. Projektet vil blive et vartegn for byen i stil med byens øvrige få tårne og højhuse. Projektet forventes færdigt ultimo 2020.

Gefion Group has entered into a partnership with Ejendomsselskabet Norden concerning a property at Nuuks Plads. The plan is to build a mixed-use high-rise building with 21 floors on top of the future Nuuks Plads Metro Station in Nørrebro. The property will have 8,000 m2 of residential space, 4,500 m2 of commercial space and an underground car park. In addition to the high-rise tower, the buildings of the former Danish National Archives Copenhagen are included in the project. These buildings are to be developed into an attractive business facility open to the public. A local plan for the project has been drafted and is expected to be adopted in the first half of 2018. The new building complex will be a landmark with the other towers and high-rise buildings in the city. The project is scheduled for completion in late 2020.

Samlet omfatter projektet ca. 158 studieboliger. Projektet forventes solgt til en investor i løbet af 2017, og afsluttet medio 2018.

Gefion Group has acquired a building site with a small waterworks worthy of preservation in the north-western part of Copenhagen.
