A PLAYFUL PARK TOWER IN DOWNTOWN LOS ANGELES DESTEFANO + PARTNERS, 2007-08

Principal in Charge: Douglas Hanson Project Manager: Mcshane Murnane + William Gilliland Project Assistant: Geoffrey Elander Owner: Astani Enterprises General Contractor: Webcor Builders Structural Engineer: Englekirk Structural Engineers MEP: Dickerson Associates Concerto is a multi-phased, dual, 30 story Mixed-Use tower development in downtown Los Angeles. It’s design features a number of pedestrian grade experiences that attempt to integrate the mass of the tower into it’s urban context. Some of these features include a public park at the intersection of Flower and 9th Streets, Retail amenities at Flower Street, and multiple exterior canopies that relate the mass of the tower to the human scale. Architecturally, the design includes a perforated and triangulated metal panel at the curtain wall that is operable from the interior of the tower’s units and a central urban park at the podium’s roof. My responsibilities were primarily within the Construction Administration phase of the project, which included Coordinating Architectural drawings with MEP, reviewing and marking up shop drawings, responding to RFI’s (1000 total), issuing Architectural Bulletins (20), as well as attending site visits and producing biweekly field reports (25). My duties also included that coordination and rationalization of some of the more complex geometric areas of the project, which included a large zinc-faceted mass of the Loft building. Other areas that I worked on, more specifically, were the coordination of the design at the urban park on the 4th level, review and mark up of shop drawings prior to each concrete pour, the coordination of interior finishes for the kitchens and baths for 27 unit types, and the rationalization of both the tower and loft lobby spaces.

In an attempt to rethink living in a typical LA bungalow we added square footage for the growing family, including roof terraces to utilize out door space and views of Los Angeles. My roles included the development of the design and the documentation of the home for permit. I assisted in the coordination of the permit set on site with the contractor, structural engineer, owner, and Principal Architect. Size: 1184 existing sf + 641 sf first floor addition + 541 sf second floor addition with no change to parking. 2366 total sf Exterior: Stucco and coated corrugated metal siding. CLIMA RESIDENCE A MODERN UPDATE TO A CLASSIC LA BUNGALOW PROJECT M PLUS, 2010-11

Structural Engineer: Grimm and Chen Engineering Mechanical Engineer: CPC Contractor: Artisan Pacific A major, 2 phase, house renovation in Echo Park for a family of 2 + dog. A demolition of bedroom space and addition of two bedrooms and bath with a steam shower. The floor plan of the living room was opened up and includes a new fireplace integrated into a thickened partition that can divide the space into a 3rd bedroom for the house. An existing under utilized and under sized garage was demolished to create more side yard space. The existing foundation for the home was fully utilized in phase 2. My roles included the development of the design and the documentation of the home for permit. I assisted in the coordination of the permit set on site with the contractor, structural engineer, owner, and Principal Architect.

HI HAT GARAGE BEER GARDEN TRANSFORMATION OF A PARKING LOT PROJECT M PLUS, 2010

Principal in Charge: Mcshane Murnane Project Designer: Geoffrey Elander Structural Engineer: Grimm and Chen Engineering A Beer garden addition connecting to an existing restaurant, in an under-used parking lot, utilizing 20’ and 40’ shipping containers to provide space & shelter. The goal of the project was to retrofit the shipping containers in order to provide different spatial and seating arrangements as well as to provide a unique storefront presence. The challenge of the project was accommodating the City of Milwaukee’s building code restraints that were placed on the commercially zoned site, which called for a more traditional brick and glass storefront.

UTE’S DOME

REHAB OF A PREFAB GEODESIC DOME PROJECT M PLUS, 2009-13

Principal in Charge: Mcshane Murnane Project Designer + Manager: Geoffrey Elander Structural Engineer: Grimm and Chen Engineering Rehabilitation of a 1970s prefabricated geodesic dome, to be programmed as a community center for the Eagle Rock neighborhood. The project was done on a very tight budget, using stucco, hardie board, as well as many off-the-shelf products such as solartubes and a kitchen from Ikea. A particular challenging aspect of the project was getting it permitted by LADBS. The project had to be rezoned as a commercial business, which had additional parking requirements added to a lot that the address was connected to just two lots down. The parking lot had to also be rehabilitated in order to accommodate more on-site parking. In doing so, it also had to comply with new LADBS Greenbuild requirements, which added another layer to the permitting process.

Fabrication of a glazed wall that connects an existing rectangular stairwell and an octagonal skylight to create an enclosure, creating a new plotting facility for the school of Art + Architecture @ the University of Illinois. The project was designed entirely with “off-the-shelf” L and T steel shapes. Personal contribution: co-designer, architectural drawing set, shop drawings, fabrication of all steel angles and panels, + installation of the finished piece.

Professor: Ammar Eloueini Design Concept: Geoffrey Elander Design + Documentation Team: Geoffrey Elander, Matt Jecha, Matthew Majack, Marcin Szef Fabrication Contributors: Martina Kantcheva, Margo Olson, Dominika Kolcz, Nathan Hefner, Laura Fledderman, Jenn Gremski, Marine Le Coguiec Penumbra is an exploration of ideas concerning materiality, skin, surface, light, and transparency. It is intended to be an interactive installation piece where the user travels throughout the exhibit whereby the experience changes as light and perspective are filtered through the materials. A large portion of the project dealt with issues of fabrication from information generated on the computer. All cuts and joints were created by hand, without the use of cnc machines. The result of this craft-based method of work created a new appreciation of more conventional fabrication techniques and methods of assembly. Therefore, not only did the computer modeling of the surface need to be very precise, but the fabrication required an equivalent eye for detail and precision. The design of the project contains two surface elements. The construction portion of the course focused on one element of the project and carried the design into a full scale piece.

VESTBANEN KULTURATRIUM THE URBAN ATRIUM P-A-T-T-E-R-N-S, 2009

Principals in Charge: Marcelo Spina + Georgina Huljich Project Designer: Geoffrey Elander Project Assistants: Robbie Eleazer, Dan Mannino, Josh Moratto, Julie, Bob Frederick A Network of public spaces and civic buildings under one large civic condenser. Our proposal for the National Museum of Art, Architecture and Design at Vestbanen attempts to produce a new urbanity within Oslo: one that engages and understands both the scale of the site and the significant cultural importance of the program. By mixing urbanity and culture, the new museum will become an active institution, not only in the promotion of high culture through its considerable collection, temporary exhibitions and other public programs, but by engaging other kinds of urban culture through its vigorous engagement with public life. Our intention is to make the museum, its galleries and other public spaces within the complex part of a vibrant physical and visual network of civic icons and urban spaces. This network ties together the existing historical Station buildings, while framing breathtaking views towards Oslo City Hall, Radhusplasen Square, Pipervika and Akershus Fortress on the other side of water. The resulting inner square or Museum Atrium, is not a typical monumental and oppressive space next to many National Museums; but one that is rather medieval in nature due to the interstitial quality of its meandering space, baroque in its appearance given its superficial manifold composition of its circulation and remarkably contemporary in its dynamic spirit as a result of its frenetic, voyeuristic and extroverted character. By producing a new civic space which transcends the museum function and by inducing a physical proximity and visual interface with existing historic buildings and urban spaces within the Vestbannen site, the New NMAAD augments the visibility of its rich context while promoting a sense of both “Meeting Place” and “Collective Memory”

The new NMAAD is sited to maximize the natural ventilation of the port. The exterior circulation and manifolds are sculpted to bring cool breezes up through façade, allowing for the HVAC system to recycle fresh air. Deep minimal surface manifolds also scoop into the building to create a stack effect. The concave, manifold geometry allows for the capture of the low lying winter sun. The extroverted circulation is clad in glazing to allow for heat gain during winter,

PROGRAMMATIC ORGANIZATION The program distribution privileges the public functions along the Stranden and Brynjulf Bulls Plass, consolidating the public circuit adjacent to the waterfront and create the main architectural iconography for the project. The public functions such as the Cafe, sculpture courtyard are organized by the massive cantilever hung from the roof gridshell structure. The open-plan galleries and support programs are orthogonal in organization. 44

CIRCULATION Two cores house the vertical circulation of the project and are located equidistantly from all the public zones of the building. The main circulation assumes a public circuit which combines the efficient vertical movement of the public elevators housed within the main vertical cores and the more relaxed and winding experience of descending down the stepped ramps of the Museum. Each private area has its own circulation and exiting strategy.

GRID SHELL ROOF STRUCTURE An optimized steel grid-shell constitutes the structure of the roof canopy. The grid-shell also absorbs the main cantilever hovering over the museum plaza and framing the existing station buildings. The structure of the grid-shell follows a triangulated organization that conforms to several depths of modules in a repetitive fashion. Deeper and shallower regions are customized to respond to the span requirements. In order to deal with long spans, a concrete waffle slab system is used in all the major floors.

Advisor: Marcelo Spina Designer: Geoffrey Elander Production Team: Phil “Skateboard P� Ramirez + Dave Bantz Where such architectural movements as Modernism and Dutch architecture were interested in the compositional effects of materiality, this thesis pursues a deeper interrelation of surface and shifting moments of materiality in response to local moments of geometric change, programmatic relationships, social contexts and environmental demands which are presently lacking within the field of architecture. Where a monolithic approach to massing as an architectural method of design and, in turn, a monolithic approach to materiality is the a-typical operation, geometry will be interpreted as having 3 degrees of curvature (flat, single, and double) which by then being subjected to appropriate material and fabricated assemblies will produce concentrations of materiality and material change at the appropriate areas within an architectural body. Therefore, it can be stated, that the thesis is in pursuit of clarity between formal language and architectural intentions through material difference. The typology of the gas station will be used as the vehicle for material, geometric, and social experimentation, transforming the site from one of quick convenience to one of casual convergence. In conjunction with a rising need for alternative fuels and energy conservation (as well as the need to make these new fuels available), the overall functionality of the contemporary gas station will have to be re-evaluated as this typology has undergone a minimal amount of change since its inception, with recent attempts at attacking this type producing merely a new or different formal result. With the relationship and scale of this typology to that of automobile manufacture and as Los Angeles is the car culture capitol of the United States, it is both the time and place to foreground the rebirth of the American fueling station.

A study in surface topology at the scale of a 2 story single family household. A continuously connected surface with intermittent moments of difference in the shell. The intent was to study differences in surface quality, from the sharp and hard to the smooth and soft. The study represents a deep knowledge of subdivision surface topologies.

A study in surface topology. The study was an investigation in how radically different geometries could coexist within the same architectural mass. The selfinitiated investigation also looked at how a rather “chunky” mass could be broken down to appear more refined and possess qualities of elegance. Articulation gives way to an aesthetic that could not be achieved with a standardized, homogenous approach to geometry and materiality.

VP in charge: Keith Campbell Project Manager: Cristal Zheng Project Architect: Kevin Montgomery Principal in charge: Mike Schwindenhammer Senior Designers: Geoffrey Elander, Ryan Sommers, Alex Kang, Keith Lee Weiyang Incity is inspired by the sense of discovery experienced when opening a small geode. Its active exterior retail façades, residential towers and feature hotel, which use contextual materials and forms are contrasted by an elevated residential park and dynamic retail interiors filled with natural light. The heart of Wieyang InCity is the residential park located on the roof of the podium. It offers residents a relaxing garden oasis from the intense urban context. RTKL carefully considered the site’s urban context, planning and zoning regulatory constraints, as well as good design practices, to develop a planning scheme that maximizes the owner’s return on investment to create a truly successful project. The site is organized to prominently present the retail mall and the hotel to the public while the residential towers are located to maximize solar exposure and views.

HAINAN SHENZHOU PENINSULA MASTERPLAN TROPICAL DESTINATION PLACE MAKING RTKL ASSOCIATES, INC. 2013-14

VP in charge: Mark Lauterbach Project Manager: Cristal Zheng Lead Designer: Emmanuel Bancesco Senior Designers: Geoffrey Elander, Ryan Sommers, Keith Lee, Tim Do Hainan, the southernmost province of China, an island known for having the highest air quality in China and being a popular tropical tourist destination. Our site is at the end of the Shenzhou Peninsula, adjacent to 2 large hospitality developments currently under construction, one of which is a Hyatt development by our Shanghai office, and a new golf course. Our team’s primary formal strategy was to bridge the two bodies of water, Laoye Sea at the north and South China Sea, with one gesture, creating a continuous commercial/retail experience. Our approach, which differed from our competitors was to focus intensely on the pedestrian scale and experience of the project. For reference, it is just over a 1/2 mile walk from one edge of water to the other. The developer’s goals are to establish our parcels as both the commercial/retail hub of the peninsula, as well as to attract residents to the island permanently. The project will include an architecturally diverse and wide spectrum of programs including a cinema/ktv, community buildings, a number of different types of hotels, beach and high-end shopping, restaurants, retail boardwalk, luxury villas, and high-rise residential units. The Master Plan was conceived as a woven tapestry of different urban fabrics, open spaces, landscape features and network of pedestrian streets that range in scale from narrow and vernacular to broader and more contemporary. The architecture of the master plan adopts a passive, low tech, and regional approach to sustainability.

The site is 7HA with an FAR of 3.9. This mixed-use development is to consist of a pair of high-rise towers with a base of retail. Tower A is to be 55 levels / 260 meters tall and is to have a 350-key 5-star Hotel and Class A office space. Tower B is to be 53 levels / 260 meters tall and all Class A Office space. Total office Space for both towers is to total 165,790SM. There will be 80,000SM of retail located in the four level base of the towers. An additional 20,000SM will be located on the first level below grade for a single retail tenant. The program required 1800 parking spaces, the majority of which will be located on three levels below grade.
