Thesis Summary At its most basic, BAC Nexus creates a connection to the existing urban fabric of Back Bay by conceding to desire lines based on pedestrian traffic patterns and areas of increased activity.

Concept Parti (Desire lines giving Form)
As a set of buildings, this project creates an opportunity for students to be on display not just for completed work, but for their effort through visual permeability in the envelope. Programmatically the project is organized to create opportunities for interaction between students in all levels, architecture professionals, and the public. Each of these relationships is an important part of the students’ development as architecture professionals. The public component consists of a maker’s plaza that is intertwined with public ways through the site. As part of the mixed-use component for this project, it includes the establishment of the BAC incubator, a space which enables professionals to occupy workspace within the building with resources such as meeting spaces and other business development support spaces. Students would have access to designated workspaces within open studios in the two buildings adjacent to the student dorm tower. Through social connectivity, this project aims to embody a missing link that exists within the BAC community. BAC students work hard to complete their educational goals and balance a professional career. These efforts are acknowledged by those who know a student but not many understand the level of determination that BAC students need to complete the program. BAC Nexus is a project that aims at not only capturing and putting on display this effort, but it also tries to use it to create opportunities for personal and professional growth in the BAC students residing at 1081 Boylston.

Site Analysis BAC Nexus is located at 1081 Boylston Street, which is prominently located at the crossing of three major vehicular thoroughfares. Massachusetts Avenue (North-South), Boylston Street (East-West), and the Massachusetts Turnpike connect Boston to other cities and states. On the Mass Ave frontage, there is a Train & bus connection, bike route, and bike share station. Across Boylston Street, there is a major commercial area. To the east of the site is Fenway, which also attracts large crowds that must pass the BAC Nexus site, making this a very publicly accessible location.

1081 Boylston Street + Parcel 12 The 1081 Boylston Street site is commonly part of proposals for Air Parcel 12. Expanding onto Parcel 12 provides better opportunities for connecting BAC Nexus back to Newbury Street where the current home of the BAC resides. Long-term this move was in the best interest of the BAC and its integration into the Back Bay community.

Program Analysis Programmatically the BAC Nexus project formed around the idea that the BAC needs a campus hub that will not only provide students the resources they need to advance in their academic and professional careers, but one that will also act as a beacon for the community surrounding it. BAC Nexus creates adjacencies between programs to help students perform better, and also enables the public to experience the enormous effort that BAC students put forth on a daily basis.

ton s l y The final design for BAC Nexus includes studio and Bo
makers spaces, a professional incubator, a resource library, an auditorium, a cafe, student dorms, and a bike shop. Through careful site design, the newly proposed BAC campus Hub ties itself into the contextual urban fabric by allowing for perceived desire lines visibly create paths that gave form to the built elements on the site. Allowing for these paths to come through the site gives the public the opportunity to interact with all the student activity happening at ground level in the maker spaces and studios.

Translucent glass is used in the designated spaces on the upper levels to create an environment where students can focus on their work with optimal light. At ground level, the glass becomes clear creating a social connection between the public and the students in the maker’s spaces.

Daylighting Opportunities The interior spaces are optimally lit through the positioning and use of materials. Polycarbonate panels are used to soften the light and provide privacy on the exterior walls of the upper studios.

The site plan below shows the use of the same ceramic tile that is used as a sunscreen on the facade to create a consistent experience. Also shown are green areas that consist of a permeable system to help with water drainage on site and acts similarly to a green roof. Bike lane consists of photovoltaics designed by Solar Roadways to collect energy for use in the bike shop.

Structure & Systems The BAC Nexus projects consist of three buildings with concrete structure and a mix of materials. Wooden louvers, polycarbonate panels, ventilated glazing system, and a ceramic tile sunshade system are able to be supported from anchors at the floor slabs.

Due to daylighting conditions, the concern for the interior spaces was providing enough cooling. One common complaint at the current BAC spaces is excess heat during winter months. The systems are all set up for cooling and only to supplement the passive heating strategies through mechanical heating.
