PRICING YOUR HOME We leverage our market knowledge and experience to help you price your home as competitively as possible. If your home is priced right, you'll receive acceptable offers fairly quickly. If you overprice your home, it may be excluded from buyer's searches making comparable homes on the market more desirable. Here are some things to consider:

• How soon do you want to sell your property? Statistics clearly prove that the

narrower the gap between your agent’s estimate of value and your asking price, the sooner you’ll receive an offer.

• How does your home compare to others in the area? Your agent has access to

details about current listings and sold properties through the Multiple Listing Service. You can use this information to evaluate the competition and analyze the impact of market conditions in your area. Then you can determine your price by comparing your home to ones similar in age, size, condition and location.

• How much will buyers offer? The cost of your next home or your hope for a return

on improvement costs won’t affect a potential buyer’s perception about the value of your home. Buyers will assess your property through comparisons with other homes in similar condition with comparable features. Potential buyers are the true appraisers – and it’s their evaluation that matters.

• There are challenges associated with overpricing your home. Emotions and pride of ownership in a home are superb qualities to have but they can block people from thinking logically and realistically. While sellers focus on the amount invested in a home to personalize it, buyers tend focus on location, price, condition, and similar comparable properties. The key is to find the balance between the two.

• Should you leave room for negotiating? You greatly enhance the chances for a

quick sale at or near your asking price when it can be substantiated by comparable sales data. Don’t risk your property being missed by qualified buyers because it’s not priced properly. Even if an unreasonably high priced offer does come in, it will be tested during the appraisal and lending process.

• What should you think about when the first offers that come in? Early offers can be

your most realistic test of the current market. They often come from serious buyer/ agent teams who have been searching the market for a long time and know it well.

• The Right Price. The closer you price your home to fair market value, the more likely it is to sell quickly, and at the optimum price.

This helps increase exposure of the Intero listings and makes sure we are touching every potential buyer possible. Our strategy is to place the Intero listings on these sites to help get our client's properties sold as quickly as possible. OPEN HOUSE ACTIVITY Additionally, Intero places the open house information for our client's properties within the open house sections of Zillow, Trulia and InteroOpenHouses.com. These were all things we considered as we started searching for a next-generation transaction management system. Through our due diligence and research, we had the good fortune to be introduced to SkySlope, an industry-leading digital transaction management software provider. Not only was their platform far superior to other solutions from an internal tracking and communication level, but it also provides unique communication tracking tools that allows clients to communicate with their agents in their preferred manner. One of these tools that is unique to SkySlope is text message tracking. With the recent release of their native mobile app for iOS and Android, SkySlope is currently the only platform on the market that has text message tracking. This allows clients to use communication methods that fit their lifestyle while still allowing the agent to remain compliant. SkySlope also supports E-Signing. This feature allows clients to apply signatures to any contract or disclosure by simply dragging and dropping signature blocks into the documents. This makes the transaction quicker and more efficient as it allows for clients to interact with documents on their individual schedule.
