homes, 102 sales in 2012 is a positive market indicator. Dollar per square foot in sales price (which is only one barometer, and yet one very important to Buyers) increased by $10.00 per square foot year over year from $197 to $207. The average sales price increased from $425,000/2011 to $460,000/2012, reflecting an 8% appreciation, slightly better than expected in a balanced market. The average square footage of homes sold year over year witnessed negligible difference. However, 4th Quarter 2012, the average sold price was $510,000 (2488 sq.ft.) up from $432,000 (2236 sq. ft.) in 2011. Some media reports show 20-25% increases in sales prices this past year, however, those statistics represent a broader valley wide production with a great deal of that increase fueled in prices under $200,000. Multiple offers in a matter of hours after a house went on the

market in the MLS was commonplace. At the opposite end of the price spectrum, we are beginning to see signs of recovery above $800,000. As expected, the upper end luxury homes have been slower to rebound. During the months of November through May, we see the majority of our sales occurring in North Scottsdale. Spending time to evaluate your 2013 goals now is critical if you think this is the year to sell.
