You can control how you are going to market your home Trying to attach a market value to a home is very difficult. It is a complex equation of factors including showing quality, time frame for sale, location, buyer needs, etc. Sellers control salability. The seller controls the condition of the property, the terms they will consider, and the asking price. Your house will be marketed at the price that will be in your best interest. We want you to get the most money possible for your home while selling it in the necessary time frame. The market determines value. Beyond the control of the seller is the value a buyer will assign to a given location and the number of homes for sale in that location. They are not interested in what you paid for the property, what you have spent on redecorating, or how much money you need to purchase your next home. Buyers will always search the marketplace for the best value. Every Buyer makes decisions about which home to buy and how much it is worth by other choices available at the time of purchase. The supply of other homes the Buyer will compare with your home is constantly changing from week to week and month to month. The current competition always affects the Buyer’s opinion of your home and what they will think it is worth. So the question is, what will be the Buyer’s other choices at the time they are shown your property? Please take a moment now to think carefully about your asking price. Short Sale Information In today’s market, you can’t mention real estate without also talking about the presence of distressed properties in the market. We must keep in mind that these distressed properties are going to be our competition, therefore we will position your property so that we show added value to qualified buyers. Gayle has worked with homeowners the past few years to fight foreclosure. She has made it her priority to help our market, by working with homeowners and banks to find a solution to this housing crisis. The Advantages of Having a Home Warranty What is a home warranty? A home warranty insures and covers unknown pre-existing conditions on mechanical, electrical and plumbing parts and systems of a house for one year. The policy is renewable at the end of the year. A Spanish version of the policy is available upon request. If I’m selling a house, why should I provide a home warranty? Providing a home warranty as an incentive to the buyer may be the edge you need to sell your home versus another home without a home warranty. You are also eligible to receive home warranty coverage during the listing period. Ask Gayle for a copy of the seller’s coverage option. In addition, you’ll be able to provide this to your buyer at a competitive price. What type of coverage is available? The Standard Plan offers a basic coverage. Whereas the Comprehensive Plan covers 29 additional items plus air conditioning coverage. When is the home warranty put into effect? At the close of escrow payment is due to the home warranty company. Your escrow officer will have the information and the invoice showing which type of coverage you have requested.
