It is the policy of Gibson Sotheby’s International Realty, to provide a full complement of competent, professional services to the buying and selling public by allowing the public a full range of choices as to how each desires to be served by the Company.

Gibson Sotheby’s International Realty makes a clear distinction between agency disclosure and agency election. Regardless of whether a consumer elects representation as a Client, disclosure relative to options and the completion of the MANDATORY AGENCY DISCLOSURE – AGENCY RELATIONSHIP FORM is always required by the State of Massachusetts.

Gibson Sotheby’s International Realty always represents at least one party, either the Buyer or the Seller, or both, in each transaction. It is the responsibility of our listing and selling Associates to determine and document all agency relationships as early as possible in the relationship, but certainly prior to formulating and presenting a Listing Agreement or an Offer to Purchase.

A Consensual Disclosed Dual Agency relationship will only exist after full written disclosure is made to all parties to the transaction and only after obtaining informed written consent from all parties.
