New Land Use. Saint Saviour Square as a new Business, Residential & Cultural Hub The Site is located in the southern Borough of Southwark, just few blocks from Thames River, between 2 Comercial hubs, The London City Hall CBD and The Tate Modern Surroundings, This particular area has been acquiring relative importance for the City economy, due to the number of corporate and Residential buildings being built in the past 10 years. The site is located 5 min walking from 3 Underground stations, London Bridge, Southwark and Borough, and London Bridge Rail Station as well, as a result, the site is very well connected to the rest of the City, giving locals an advantage over the rest of the area. Many different Corporate Buildings had being built like The Shard, Ernst & Young Corporate HQ, and all across the Thames River, boosting local economy and attracting more people to live in Southwark. Important Aspects to be considered for the Master Plan: + Excellent Underground Connection + Vast space for new developments + London Bridge Rail Station + Open mind neighbours + Location (few blocks from Thames River) + London City Hall 5 blocks away + Medical Services near + Educational centres + Borough Market 1 block away + Many different services
New Land Use. Saint Saviour Square as a new Business, Residential & Cultural Hub One of the main aspects considered for the renovation of the site, was to create a complete life scheme, covering many different aspects to become a new Comercial, Residential and Cultural hub. Following this goal, the balance between residents and business people must be completely a priority for the master plan, education and culture as well. For this reason, open spaces between workplaces, educational centres and residential developments is an important aspect to create this link between every new development. Other aspect considered for the site was the lack of Greenery and big parks in the area. Theres no parks or quality recreational spaces for neighbours living in this part of Southwark. For that reason, the most important project for the master plan was the design of a Central Park, between the main blocks of the site, empowering people, giving them open space for sports, kids and the entire family, linking Workplaces, Schools, Leisure Centres and residences with green space. New Land Use and Mixed developments + New Retail development + New Corporate office space ( A,B Class) + New Residential developments ( high and medium class ) + New Leisure Centre + New Educational centre + New Art and Cultural Centre + 3 New Parks + Greener open spaces between buildings

The new block pattern for the sire, has been design trying to save the actual pattern, just improving some circulations into the blocks, connecting North to South in a more efficient way, attracting more people into the site and boosting economy for new retail developments, as well as corporate buildings, keeping residential buildings in a more private way, planning the access through green open spaces and parks.

New Parks and open green spaces. As a reference i took Parque Micaela Bastidas in Buenos Aires, Arg. The park has been designed for the new city development called -Puerto Madero( Wooden Port ). The landscape architecture has many different levels and geometrical forms all over the field, mixing open spaces with many trees and pathways connectors from the road, to the rest of the park. One important aspect is to create something completely different, as the usual London park design, incorporating open space with different levels, different tree species, and some semi-private spaces for meditation or just relaxing. RIVER THAMES
Due to its location between Thames River and Southside of the borough, the site connections must have a North-South directions, to communicate the southside with the river, and the different transport options with the rest of the city. As a priority, the buildings design directions are oriented looking North-south, to improve these circulations into the development and out of it. The main idea is to create axes between the buildings, looking into the parks and open spaces, making easier its connection north of the river and beyond. Thanks to this open pathways and the buildings orientation, people can walk easily into the parks and reaching their work sites or residences. as well as schools or retail stores.

The main idea is to reforest the entire site, making central park into an urban lung for the city, So residents and tenants have a green view into central park, making working time more comfortable and life more pleasent, sharing green open space and clean fresh air.

Open green space between office buildings, attracts more people to come into the site, creating these links between borough market and Central Park, boosting the area, attracting more people to come and enjoy the parks, visiting the cultural centre and boosting economy as well.
Saint Saviour Square, Public Art Space project. Public Art space, is one of the main strategies to improve urban image for the area, giving space for expositions and graffiti space for artists would be something completely different for this part of the city, attracting people to parks and open spaces as well. The main idea is to boost local artists to have space for art expression and creating this cultural corridor all over the area. Here is an example on how to give space, offering buildings exterior walls to artists.

Saint Saviour Square Park
The main idea is to create a space full of trees and vegetation as well, improving quality of life, rising square meters of green space in the area and City of London. As a result, making orban image more friendly and less gray, because Suthwark has not parks and public open green spaces. Other important aspect as i mentioned before, is to give children new playgrounds and secure space to meet their friends and families.
Saint Saviour Sq. Underground Car Park
St. Saviour Sq, masterplan has an undeground Car Park, located in the centre of the entire site, giving easy acces to it, through Union St. Beetwen the Residential development core and the corporate core just crossing Union St. The access is restricted just for residents and office building tenants as well as School teachers and the leisure centre users. It can be a propposal to have 2 floors of underground car park, in case of an expansion or just to bring public service, due to the park use and visitors to corporate buildings or retail stores. It has 5200 sq/mt and 350 car park spaces aprox.
