For years I have loved reading ‘glossie home magazines’, and I particularly loved all of the projects where they featured the before and after photos. Finally, after living in our home for nearly 14 years, we found the time to do a major renovation and as we got started, I felt like a contestant on ‘one of those reality home reno shows’. I thought it was so clear in my mind what I wanted – boy was I wrong, there were so many decisions to make, and so many things I hadn’t considered that I began to wonder if we had bitten off more than we could chew! One weekend the painter dropped in and I was sitting at the table surrounded by paint charts – who knew there was so many different whites? And I think the painter could see I was getting a bit unhinged. He said to me, he had a sample in the car that he thought would work well and he proceeded to do sample spots throughout the house, choosing spots with different lighting etc. The weight was lifted off my shoulders. It looked perfect and was just the effect that I was hoping for. Once I had said yes that is great, he smiled and said it’s a shade we call builders white! Another day I was speaking to the electrician, he wanted to know where I wanted a particular light switch and I really wasn’t sure. I asked him what he thought and he politely told me that it was my choice. So I decided to rephrase the question and said if it was your house where would you put it and he quickly said well on this corner - this is a light you would turn off on your way out of the room at night so here. Well so much for my extensive knowledge of home decoration gleaned over many, many hours of pouring over magazines. My hot tip is to speak to the professionals and try not to choose things based just on how they look! Regards,

Lea Parkes - editor of Glasshouse Country & Maleny News When I watch those Reality television shows where a bunch of people come into your house, get rid of almost everything you own, and completely makeover your home, I always think, oh no they have taken away the memories and treasures that make the home unique! For me, while I definitely buy new decorator items for our home, I also enjoy having items that have been passed on to me by the people I love. Sometimes this means gifts from friends that they have chosen especially for me or other times it is keeping an item that is a little bit of someone, who is no longer around. In this ‘Home and Garden’ feature I thought I would choose a few items that I love and make me feel like I am ‘at home’ to share with you all. I am not sure what all these items say about me… some people might just call it a house with nothing that matches / co-ordinates but I like to refer to my overall design style as eclectic which is defined as - deriving ideas, style, or taste from a broad and diverse range of sources. I look forward to sharing someone else’s treasures next time.

Will the risk of renovation pay off? Beerwah couple, Jessica and Peter Debenham are your regular mid-twenties students, but own a home that Peter secured with some capital from a career previous to studying. With a change in lifestyle needs, and with some spare change in their pockets, the two hesitantly decided to take the risk to renovate over their mid-year study break, with the view to try selling on their own. The big question now is whether the renovation has been worth the time and money for the sale which goes online this week. “It’s been a fun, but testing experience,” says Peter. “I think renovations are a sure way to challenge a relationship,” adds Jessica with a smile. “We know what we like, and we know what makes a home feel like a home to us - but knowing what that means to others is difficult,” Peter says. “We’ve sort of gone with a spend big - spend well, spend small - spend smart approach.” The couple explained that they wanted to do a few things really well, instead of a lot poorly. The property, which is situated in Beerwah’s well established and family orientated Woodgrove Estate, while structurally in top nick, its landscaping and interior finishes were looking a little tired and uninteresting. “The carpets were worn, and there was practically nothing going on in the garden,” she says. “The house seemed average, but we wanted it to be extraordinary - a factor that we hope will be reflected in the sale.”

The couple has mostly done everything on their own. Relatively inexpensive, but effective projects included painting the property’s rough-finish fence and water tank, resurfacing the driveway and garage, and even retiling the kitchen splashback with modern tiles. Jessica says that, for example, the kitchen tiles and grout came to $40.00, which they thought was money well spent considering it completely transformed the space. “These are the small changes we are hoping will add up and make the right impression on buyers. “We had a go at making homely landscaping features from recycled timber, such as the bold letterbox, backyard entertaining bench seating, and a handy herb wall-garden visible directly from the kitchen window. We’re really happy with how our raised beds turned out as well," she says. “We sanded the existing sleepers, stained them, capped them with hardwood screening, and mulched and replanted the beds with a few simple, but sophisticated plants. The backyard looks really smart now - a pleasant place to sit down and enjoy.” The couple did splash out, however, on two key installations that they felt were imperative to

rejuvenating the home’s presentation. “Andersens Caloundra came to our house, with carpet samples, gave professional and useful advice on popular colour and fibre choices, and offered a very competitive quote to us,” says Peter. “Our only reluctance was committing to the cost initially, however, after seeing the remarkable impact the new plush carpet has on the entire interior, we now feel confident that buyers will be just as impressed as we are. The difference is really astounding.” The other big spend was then naturally carpeting the front yard … turf! “We met a friendly local turf farmer in Beerwah' Mick from I Love Turf. He invited us to his farm and took us on a tour of his fields and turf varieties,” Peter says. Mick guided us to Aussie Blue a really lush, deep blue-green, medium-blade grass. It performs exceptionally well on the Sunny Coast, but most importantly suited our budget. He also explained the importance of plant nutrition, and supplied us with his Fertpro fertiliser, which was very important to us as we want the grass looking its absolute best for the sale this week.” The couple are eagerly awaiting to discover the market's reaction this week when the sale goes online. At $449,000, they will surely be getting a lot of interest.
