THE MOD The Mod is a modern style residential project with fenceless cluster concept. The design aims to be inovative and functional, as well as able to accomodate daily needs. The simplicity not only being represented by the design, but also with efficient and affordable materials with easy maintenance. The scheme of the design is bright color with exposed material, combined with natural vegetation. With simple layout, it provides an easy connectivity among the rooms.

THE VOID The Void is a contemporary tropical house built above a sloping land. The prime location, which is nearby to office district in South Jakarta,creates a discernly busy neighborhood that might affect the household comfort. Fortunately,the 540 m2 land allows the built area to have enough space for setbacks to keep the property private. In order to respond the tropical climate,the design optimizes passive cooling by applying cross ventilation in the spacious void which is located on the center of the mass as well as natural lighting, corresponding with building orientation. Therefore, with the achieved comfort,the design aims to result in more productivity.

Design Concept

The main concept of the design consists of user privacy, tropical properties, and enhancement of user’s health by applying natural elements. As for the sloping land, to prevent too much cut and fill, the building itself is formed following the land elevation, resulting split level concept to be applied. The vertical connection between 2 masses creates stacking masses which are ofsetted to create balcony and veranda. Concrete and steel structure add more rigidity to the building. For the exterior wall, the concrete is exposed to give more texture, meanwhile the interior has less texture with a bright paint coverage.

The building consists of 3 storeys, which applied the split-level cocept, responding to the slope. What’s different from the common Indonesian house is the room sequence. Given the experience and privacy consideration, the kitchen is located in the front area of the building, separated with natural sets of element with the living room in the back area. The concept is to create a box-like mass with distinct separation between the main structure and the walls. Therefore, the structures are exposed and the walls are built not located right under the beam, instead being pushed inside, creating overhangs. There is also a gap to let more air flows into the room between the wall and the ceiling.

There is a side access that leads to the back of the building. Decorated with tropical vegetations combined with concrete exterior walls, the area becomes the direction of the openings.

The main purpose of the void is to distribute cooling air into the building. The void itself is located in the center of the building to evenly gives its advantages. The skylight functions as the natural lighting during the day, creating shade and shadow on the wall beneath.

Water element acts as natural cooling, simultaneously being the partition between the kitchen and the living room. The small pool also becomes the surface where natural lights from the skylight reflects. Combined with wall vegetation and wooden staircase, the interior element creates a more natural ambience for daily activity.

JANGKAR TIKOLO Labuan Bajo means the berth of the Bajo Tribe, a tribe known for its expertise in sea wandering. They understand very well to read the directions given by nature. The Tikolo Anchor building, which is oriented precisely to the direction of the sunrise and sunset, can be a new corner for Bajo residents to move forward together towards a better future. The form is adapted from the traditional Musalaki house, meaning the house of the chairman who acts as a problem slover. Horizontally, the mass of the monument is made soaring as a link between humans and their creator (Mori Kraeng). Because it is located at the highest point, visitors will be presented with a landscape that essential to be feeling more grateful spiritually.

Musalaki Traditional Village
Bena Traditional Village
The roof geometry adopts the form of a saddle-shaped with a straw material covering and a wooden structure connected to the steel column. As for the mass of the monument, the geometry is a pyramid with the mass composition inspired by one of the traditional houses in East Nusa Tenggara, namely the Musalaki traditional house.

The use of repetitive wall traps was inspired by the shape of the building in Bena Traditional Village. The stone wall which also serves as the foundation of this building is a legacy of megalithic architecture, so it has cultural values that need to be preserved. Conceptually, this stone wall also serves to create a connection between the outer and inner spaces.

Design Concept - Local Material
The main material used is inspired by buildings that have lasted for hundreds of years. Building materials such as stone, wood, and thatch are easy to find around the site and create a distinctive flores atmosphere. In addition, this combination of materials also aims to preserve the architectural values of Flores that have developed for a long time and can encourage local workers to participate in development. These materials are then combined with more contemporary materials such as concrete and steel to form future-oriented architecture while still making use of past knowledge.

The main mass division of the building refers to one of the Flores traditional houses, namely the Musalaki traditional house. Where there are 4 main building structures, namely Kuwu Lewa / Foundation, Maga / Floor, Wisu / Top Floor, and roof.

The use of wall traps and columns as character reinforcement which is integrated with the overall building concept
Orientation and Local Belief Landmark buildings are placed at maximum height to create a view orientation of 1800. The building is located at the end of the tourism trail which is the final destination and peak of the journey, so it has its own sacred value. Therefore, the cultural values of East Nusa Tenggara which are spiritual in nature are implemented in landmark buildings. The cosmology or belief held by the people of NTT is mainly the concept of verticality, which explains the relationship between animals, humans, and Mori Kraeng (Creator). This concept is implemented into landmark buildings, which are structurally consisting of 3 levels with the top level being the highest. The concept of light illumination originating from the hemispheres of the tower and podium area aims to strengthen the spiritual character associated with the sun as the source of life for all living things. In addition, to respect the nature around the tower facing south is made higher in honor of the mountains to the south.

SVARNA ASTAMAYA BEACH RESORT Wae Rana Beach is one of the undeveloped tourism potential with strategic location located in Labuan Bajo. The beach is located on the west coast of the island with area pf 3.8 hectares. It is near the airport and only 15 minutes away from the city center with road infrastructure facility (local & environmental). Based on Labuan Bajo landuse regulation, the area is aim to be developed as recreational and leisure function beacuse of it’s natural potential, especially view to the Flores Sea and the spreading islands across the beach.

61 Micro Issues and Design Solution • Circulation The circulation path adopts radial and curved shape, representing flexibility. It also combines natural material on the side of pedestrian & vehichle road to give more experience and natural ambience
• User Extent Referred to Kaplan’s Attention Restoration Theory, to provide a restorative effects, the natural envronment should have an extent, being away, soft fascitanion, and natural compatability. These aspects are implemented through the design of the beach resort

RUCCA : MIXED USE IN CIBADAK Rucca is a mixed use building located in Bandung City Center. Within the heavy traffic of retail and office, the building provides dwelling place in strategic location with wide variety of facility, including more retail spaces for business owner. Many cities are currently experiencing a process of deterioration in historically well known area that was the source of economic and social life. Apart from the buildings are old, lack of maintenance also exacerbated the problem. A solution is needed to revive the area those poorly supports the socio economic activities. According to environmental research and analysis, mixed use buildings are practical and economical strategy to encourage the entry of private investors in an urban regeneration program.

The back of the building functions as rented co-working and meeting rooms as well as office area. These rooms need to be noise-free, supporting the activity that held in it. Therefore, denser building enclosure is used to phsycologically prevent people whom have no inquiries to enter the area. The building has 2 storeys, which consists of rented room on both floors. The higher the storey, the quieter the rooms are. Co-working rooms are located on the lower storey, facing the central void decorated with plants and outdoor seatings. While the upper storey consists of meeting rooms which need more privacy in order to gain more concentration. These rooms also face the void with open corridor as the circulation path
