hile we deal a lot with recruitment at Show House Jobs, we also love to cover in-house career development for the full range of jobs that our industry offers. It’s fantastic to see apprentices progressing through their qualifications or to hear of people moving up the career ladder at one company. Staff retention is a great benefit, not least in today’s construction industry job market where there’s a dearth of people with the required skills across many disciplines. But whatever the economic climate, there’s a lot to be said for the savings in time and fees that can be made by not always having to find someone new and train them up to speed on your own products and work practices. people on board, nurturing and increasing their skills and creating loyalty have been a vital part of a company’s success, not just financial but in terms of being a ‘go-to’ employer to attract the most talented new people when the opportunity arises. It’s a fairly shrewd bet that companies that don’t value these things, perhaps believing that the workforce should simply be grateful for having a job, will themselves be floundering and struggling to bring in enough people of quality in the first place. Pay rises and staff benefits may be a factor but, for most of us, satisfaction stretches much further than our pocket and bank account. Learning new skills, having the wisdom of successful mentors and the chance to gain new experience without the perils of ‘sink or swim’ will all play a major part in building the dedication of people who could really help take an organisation forward. Whether you’re considering a change of employer or not, I hope you enjoy the news and features in our latest issue.

CAREERS NEWS Barratt commits to taking on apprentices Barratt Developments has used National Apprenticeship Week to announce its continued commitment to bringing on more tradeskills apprentices across Britain, with applications now open. Starting this summer, the training mixes onsite roles learning from experienced, skilled colleagues with block weeks in local colleges in order to gain the professional qualification. Among the regional divisions, Barratt David Wilson (BDW) Southern Counties is creating four new roles in bricklaying, and carpentry

and joinery across developments in Surrey and Hampshire. Lynnette St-Quintin, sales director at Barratt David Wilson Southern Counties, said: “The construction industry is continuing to grow and this is an exciting time for anyone with an interest in housebuilding to join a marketleading company.” Neil Goodwin, managing director at Barratt Homes Manchester, which is taking on 12 apprentices, added: “As one of the country’s top developers we are absolutely committed to developing raw talent and I believe that we have a duty to provide these kinds of apprenticeship opportunities.” Among the other regions recruiting now is Scotland, where Douglas McLeod, regional managing director, leads a team that is seeking apprentices in bricklaying, carpentry and joinery, and plumbing to work on developments across east, west, and north Scotland.

‘Grandfather Rights’ system to phase out The Construction Skills Certification Scheme (CSCS) has stated that from next year it will be phasing out its Industry Accreditation scheme (widely known as Grandfather Rights) with the aim of abolishing it completely from 2024. It’s a scheme that has allowed workers to obtain CSCS cards based on their industry knowledge and an employer’s recommendation in place of achieving a recognised construction-related qualification. There are currently around 60,000 worker holding one of these cards. The organisation stopped issuing these cards to new applicants in 2010 but those already holding one are currently able to renew on the same basis. Any of these renewed from 1 January 2020 will expire on 31 December 2024, with no new issues after 30 June 2024. Graham Wren, chief executive at CSCS, said: “Following the closure of the Construction Related Occupation card and the Construction Site Visitor Card, cards gained by Industry Accreditation are the only cards in the CSCS scheme which do not require the cardholder to achieve a recognised qualification. “Industry Accreditation does not support industry’s desire for a fully qualified workforce and as such it will be withdrawn. A lot of work has taken place to ensure those with cards issued under Industry Accreditation will be able to transition to other CSCS cards as simply as possible.”

Scottish report urges diversity in construction A new report from the construction industry in Scotland has found a general lack of diversity across the industry and has called on employers to introduce fairer recruitment processes. The Scottish government commissioned the report, funded by its Workplace Equality Fund and undertaken by GenAnalytics over six months. Inspired by previous work assessing the company’s employment diversity, it focused on construction firm City Building’s supply chain of around 140 SMEs to determine discrimination and barriers for women, ethnic minorities, the disabled and older workers. An online survey found that 83% of staff employed at City Building’s suppliers were male and 17% female (compared to a UK construction industry ratio of 89%:11%), while 47% did not employ any staff from an ethnic background. The report concluded that employers and education providers should work together to showcase the job opportunities available in the industry to attract more of the under-represented

employee groups into the sector. It also recommended a number of ways the public sector could help, based on its findings. These included working much more closely with schools, colleges and universities to engage with and educate young people about working in construction, and that SMEs in the construction sector be provided with best-practice training to help improve recruitment processes. Jane Gotts, director of GenAnalytics, said: “City Building does a huge amount of work to support an inclusive and diverse workforce, but realised that its suppliers needed support to attract a wider range of employees. What our research shows is that there are challenges around achieving this, but there is a willingness among SMEs to address the issues.” Councillor Allan Casey, chair of City Building, said: “As a business, supporting a diverse and inclusive workforce is at the forefront of our operations and we are keen to do all we can to assist our suppliers to achieve greater

equality among their own workforces.” Scotland’s Minister for Business, Fair Work and Skills, Jamie Hepburn, said: “Attracting and retaining a diverse workforce is a key priority in driving economic growth. That is why I welcome the GenAnalytics Construction report. The Scottish government is also committed to promoting a flexible, family-friendly working culture which aligns business success with a balanced work and family life.

Apprenticeships not restricted to the young at L&Q Housing association and new homes developer L&Q is showing the construction industry that starting an apprenticeship is not an opportunity open only to young people. L&Q and Barking & Dagenham College launched their new Construction and Maintenance Skills Centre to coincide with

National Apprenticeship week, with a group of tradesmen starting their first apprenticeship at what some might consider to be retirement age. Steven Roach, 60, Stephen Shortte, 58, and Peter Beardall, 55, are part of a ‘new breed’ of mature apprentices. They are all maintenance technicians employed by L&Q who now have a chance to ‘upskill’ and gain a national multiskill qualification with Barking & Dagenham College. L&Q manages over 2,000 properties in Barking & Dagenham alone (of 92,000 across London and the south-east, with plans to build another 100,000 over the next 10 years) and has been encouraging older employees to consider apprenticeships. This has led to an average age of 45 in this year’s group of students. Beardall said: “I’m going to be 56 soon, so this training will be useful for me both in the workplace and if things go wrong at home. It also means that I can keep myself active when

Beal Homes trainee recognised as a rising star Harry Fawcett, a 19-year-old trainee quantity surveyor, has been recognised at the Hull and Humber Top 30 Under 30 awards after being nominated by his employer, Hessle-based Beal Homes. Fawcett started at Beal Homes on a work placement when he was at school, then volunteered to work there agin the following summer. The company was again so impressed with him that it created a position especially for him and signed him up for a construction and built environment course at Hull College. He is now studying for a surveying

degree while working at the housebuilder’s West Hill development in Willerby in the East Riding of Yorkshire, where he is lead quantity surveyor, managing a budget of more than £35m. “I’m incredibly proud to be named as one of the Hull and Humber Top 30 Under 30 best young employees,” he said. “Since joining Beal Homes I’ve learned so much about the housebuilding industry and I’m putting that knowledge to good use while studying for my degree. I’m so grateful to Beal for all their support of my development and progression and I look forward to a long and happy career with them.” Lee Carratt, human resources manager at Beal Homes, said: “It was obvious early on that Harry showed a lot of potential and we knew that if Beal did not snap him up, one of our competitors certainly would. “The company has experienced rapid growth in the number of new homes we build in the last couple of years, resulting in an increased workload which would have challenged the most experienced of quantity surveyors, yet since Harry joined us he’s taken this in his stride, which for someone aged just 19 is an incredible achievement.” “We have absolute faith in Harry’s abilities and look forward to continuing to support and develop his career with us at Beal Homes.”

You are never too old to learn new things, and it can only be beneficial.” Roach said: “I’ve been offered the chance to learn skills that will last me for a lifetime. I already had a carpentry qualification, and I’m now learning about plumbing and working with electricity.” Shortte said: “It’s challenging, but also exciting for me because I know there’s an extra qualification for me at the end of it. It gives me more opportunity to move on with within and outside of L&Q, which gives me security.” John Lewis, sales director apprenticeships at Barking & Dagenham College, commented: “This year alone, 143 of the apprentices we are training – nearly a quarter of them – are aged over 25, which is brilliant. After all, with people having to work for longer before they can retire, being able to get an apprenticeship and start a new career at any age is a great option.”

Apprentices to head to Russia A group of 30 apprentices across a range of disciplines have been selected to represent the UK at the ‘skills Olympics’ being held in Kazan, Russia, in August. Construction will be just one part of the WorldSkills competition, with peers in digital and IT, engineering, and hospitality and professional services. All four nations are represented in the team and will compete against competitors from over 60 countries across 56 skills disciplines. Team UK finished 10th in the last WorldSkills final in Abu Dhabi in 2017. INNOVATION We talk to Nori Touati, founder and managing director of Ankor Property Group Please tell us a little about yourself and your current role I’m managing director of Ankor Property Group, a London-based developer that delivers a range of property solutions including private sale, student and discount market rent housing. I oversee all aspects of the business, with a focus on finding sites and structuring deals with our investors. Yours is a interesting career path, what got you into property? I came to the UK from Algeria at the age of 16 and my first job was with McDonald’s. Soon after, I got into the hospitality industry and met some inspiring entrepreneurs who taught me about starting a business. This led me to my first property – a single flat renovation in East Ham, which got me hooked. Things started to take off from there, with Ankor Ltd founded in 2006 and Ankor Property Group officially founded in 2015. Since then we have delivered well over 500 units – and we hope to hit the thousands in the next couple of years, many of which will be affordable, in partnership with local authorities. Is there something about property – in particular the residential sector – that you find especially satisfying? The biggest satisfaction for me comes from providing housing for people like key workers and young professionals. My late teens were spent in a council estate in the East End and Ankor's Jacksons Corner development in Reading

I saw first-hand the problem we have with proper housing delivery in London, which sticks with me today. That remains a key driver for me with the company. Do you see first-hand many of the wide range of skills needed for a successful development? I remain close to all of our projects so I’m exposed to our great team at most parts of the journey, whether land and planning, investment or construction. The thing that connects us all is a desire to solve problems and unlock opportunities – even those who are younger and just starting out. One example is our junior QS, Charlie, who is studying part time at the University of Westminster on an undergraduate course in quantity surveying and commercial management. His astute nature and willingness to learn has made him an integral part of the team already. What are the skills you really admire? Problem solving and the ability to think laterally are hugely important. As a business we have created a bit of a name by turning around deals that many would deem as extremely complex or unviable. We can’t compete like for like with the more conventional firms, but on innovation we can get an edge.

Throughout your time in property, are there onsite and offsite roles that you have found difficult to recruit for? We find that the property management side can be hard to recruit for. This is a frontline role and often the first impression that people will get of your development – so it’s imperative that they are the right fit.

With your own success, and others you admire, are there personal qualities essential for would-be property entrepreneurs? I think vision, personality and charisma are important. There are some days when nothing seems to be going right but you have to put on your face and rally the team around you. Networking and ‘getting out there’ are important – so that people will come to you first with opportunities. For example, there are thousands of sites out there that most people will never hear about. If you can be the 1% that gets the early call about them, it puts you in a much better position.

Who’s provided your best inspiration and support? Some of my earliest inspirations were Robert Cohen and John Anderson from Urbium, which ran the Tiger Tiger brand of restaurants and clubs. I got

Don’t rule out small businesses – the graduate schemes of the big players are definitely good but at a small business you get exposed to a lot more earlier on. Also, have patience, property is a long-term game and you’ll need to have tenacity to stick it out.

To give an idea of the scale of the project, at the peak of construction in 2020 there will be 7,000 people working onsite, with the creation of 3,000 new construction jobs. When complete, it’s expected that 25,000 will be living and working across the 42-acre estate, with over 4,200 homes and some 3m square feet of commercial space. Creating roles for local people is key to the development, with a target of 20% of long-term vacancies being filled by them, and the Battersea Academy for Skills Excellence (BASE) was established in 2016 to coordinate between the developer, its contractors and local organisations in order to provide training and job opportunities to local residents. These are being created across a whole range of skills, with construction a significant sector as the development is built. Led by programme director Andre Burwood, BASE has already garnered the support of fellow employment and training organisations through winning the Skills London Award in March 2018. The organisation has four fundamental roles. The first is working with Wandsworth Borough Council’s Wandsworth Work Match, notifying it of construction vacancies so that the local government organisation can find suitable

applicants via its own referral network covering colleges and universities, training providers, other procurement initiatives and Jobcentre Plus, among others. This also helps applicants learn about things like putting together a CV, and interview techniques. There’s the Talent Pool that brings together people who already have the skills needed to fill future vacancies on the site. They can apply online and upload their CV for consideration when opportunities arise. BASE launched its Foundation Programme in 2017, with particular focus on service sectors such as hospitality, where a talent shortage makes filling available roles difficult. To help avoid positions that can’t be filled, the programme raises awareness of technical and personal skills required by these sectors. Two further education colleges in the area are currently delivering the programme, and BASE aims to get more on board. Fourthly, there is the Service Excellence Programme, which it launched in late 2016. Providing the very best standards of service is a major priority for Battersea Power Station (BPS) and it has undertaken the Institute of Customer Service training accredited programme My Place Your World to achieve that and created Placemakers to represent the high standards it aspires to.

One direction that BASE has taken in order to spread the word is hosting roadshows and jobs fairs in town centres and Jobcentres; a way to give local people the chance to find out more about the scheme and the current roles available. One example is from National Apprenticeship Week recently, where it hosted in Circus West Village on the development itself. These have proved to be very successful, with 24 shows engaging 4,500 local people last year. The BASE also attends events organised by other people to provide another way to publicise the current work places available. Another is by working with local schools to help youngsters be properly prepared for applying for employment the very first time. This means helping them learn to put together a CV, and leading mock interviews to learn the dos and don’ts of putting themselves forward for a job. The BPS also created its Training and CSCS Centre to give local residents and site workers to take a free CSCS (Construction Skills Certificate Scheme) test to earn a card that everyone must have before working on a construction site, based on health, safety and environment. Launched in May 2018 and run by Learning and Skills Solutions, this also offers ESOL (English for Speakers of Other Languages) lessons, opening up opportunities across the community. PROMOTION FOR LILY Completing a Level 2 apprenticeship has led Lily Crossley to a very promising career, a recent promotion and a desire to encourage other youngsters to consider an apprenticeship. The 17-year-old embarked on a business administration intermediate apprenticeship in February last year and spent 12 months combining a full-time role for Lovell Eastern Region with studying and one day per month with her assessor at national training provider Qube Learning. She was recently promoted to marketing coordinator and is now working with the sales and marketing team at the housebuilder’s regional head office at Turnberry Park, Leeds. After completing her GCSEs at Morley Academy, she chose an apprenticeship, not only for its ‘earn while you learn’ appeal, but also to find out what working really is. She explains: “I didn’t really know what I wanted to do after finishing school so choosing a course in business administration seemed like a sensible choice,” she said. “Plus, I wanted to do

something that involved working with people of different ages and experiences. I knew staying within my peer group wouldn’t push me enough. “Now I’m working for Lovell, I’ve found an industry and career path that really excites me. There are lots of opportunities for progression here and it is great being able to learn all about the housebuilding sector.” Michelle Connor, Lily’s assessor at Qube Learning said Crossley was “a shining example of what can be achieved through hard work and dedication from leaving school”. “It shows what other opportunities are out there and sometimes choosing an alternative path to further education can be the best choice to get a foot on the career ladder. Lily was a pleasure to teach and I am really proud of what she has achieved so far.” Toni Boden, sales and marketing manager at Lovell, added: “We believe that investing in apprentices is an important way of attracting a diverse range of talented people into our company and the construction industry generally. “Lily very quickly proved herself a valuable

BUSINESS It’s been another successful year for the Open Doors scheme Build UK’s Open Doors campaign, which gives people of all ages the opportunity to see a building site in action first-hand, saw a record number of sites taking part this year across a range of construction sectors, not least housebuilding. Running from 18-23 March, the scheme, operated in partnership with the Construction Industry Training Board (CITB), aims to inspire people to see for themselves what the industry can offer in careers. This year saw some 6,000 bookings at sites across the country, including young people considering their choice of job and the qualifications needed to secure one, and older people looking to change their career path. In addition to seeing directly what happens on a building site, there was also the chance to speak with and ask questions to their hosts, people working in construction, about exactly what it’s like, whether in onsite or offsite roles.

The annual, week-long programme is supported by Considerate Constructors Scheme, the Construction Skills Certification Scheme, Construction News and Go Construct. Housing is just one of the sectors involved, along with commercial, industrial and public sector sites, all giving visitors the chance to see behind the scenes. It’s inspired by the ongoing, critical shortage of people with the skills needed to build the homes and other structures the country needs. The CITB’s annual Construction Skills Network report, published earlier this year, sees the need to create 168,500 new construction roles over the next five years. Social housing was seen as the sector providing the biggest growth over that period. Open Doors participant Robertson Partnership Homes is working with Hillcrest Housing Association to deliver 163 new homes in Dundee. Of taking part in the event, Robertson’s managing

director, James Freel, said: “By showcasing the diverse range of skills and professions needed onsite, we hope this will help to inspire those considering a career in construction.” Anthony Dillon, managing director of Willmott Dixon in the north, said of its involvement in the initiative: “Open Doors offers a fantastic opportunity to have a closer look at the most exciting construction projects and a chance to hear about what is on offer if you follow the path into construction. ON BALANCE Diversity is an opportunity not a problem to solve, says Rachel Credidio, group people and transformation director at Aster Group, and she argues that the sector needs to think differently about diversity if it is to solve the broader challenges it faces This year’s International Women’s Day in March was another timely reminder that while great strides have been made to improve diversity across the UK, inequality is still present in many areas of society. While the property sector is making progress, it’s still not the most diverse industry. For the most part, men still dominate boards while senior representation by black and ethnic minorities is also low. While diversity is not about meeting arbitrary quotas, it’s evident that many businesses don’t reflect society as a whole. We should be aiming to create a level playing field for all.

GENDER AND PROPERTY Thinking about gender alone, the property industry has some work to do. Housing associations tend to do better on gender balance than businesses in the private sector because of their more progressive approaches. At Aster we’ve worked hard to make sure female representation cuts across our organisation and isn’t confined to certain departments – we’re firmly against the oldfashioned view that some functions are more or less appropriate for men and women. We’re proud to have 50% female representation on our executive board and our gender-balanced approach to recruitment is encouraging more women to join at work placement and apprenticeship levels. Our commitment under The Aster Way – a set of principles in which we work by – sees us celebrate diversity throughout our business and welcome different social, cultural and economic perspectives and experiences. We need to build more, offer better services, engage with customers more effectively and deliver homes that our communities need. Together, we need to encourage people from all walks of life to consider a career in property. We must ensure that people of all backgrounds have opportunities to influence decisions. To do this, we need to think differently about diversity in talent acquisition and retention. At Aster, for instance, we’ve signed up to the government’s Disability Confident scheme to ensure we build a more inclusive culture. Our commitment to listen to employee voices means we actively seek to listen to the voices of all our colleagues, from all roles and backgrounds, meaning our work is informed by the wide range of perspectives that a diverse workforce offers. Social demographics are an equally important part of the diversity agenda too. Hiring only university graduates means that a huge collection of people with different backgrounds are underrepresented in the sector. We’ve reviewed all our roles internally and challenged ourselves to think

about whether people need university-level qualifications to do our jobs, for instance. We removed it as a requirement for many of our roles, and it’s helping ensure that people who haven’t followed the traditional school-university-work route can start and develop their career with us.

MAKING DIVERSITY A BUSINESS OBJECTIVE We in the property sector should feel ambitious about doing more than just getting the basics right. As well as improving gender balance, and doing so without relying simply on quotas, we need to make sure that diversity looks beyond what is skin-deep to create equal opportunities for everyone. If we can reflect the diversity of society more closely, we can make better decisions. Having people in our businesses from all walks of life will help the sector understand the different backgrounds in our customer groups. And, having people who can bring different viewpoints to the table and challenge us means that we’ll be able to build more robust businesses for the future. This is going to become even more critical as the sector faces its current and future challenges. Diversity is an opportunity to make our businesses better.

LAYING A FOUNDATION Inaugural event highlights young women’s trade skills

The first Bricklaying Forterra Females (BFF) event took place in National Apprenticeship Week (NAW), a few days ahead of International Women’s Day, and demonstrated the high-quality skills of some of the best young women apprentices in the construction industry. Launched by building products manufacturer Forterra, which supplied the competition with its famous London Bricks, and hosted by Havering College in east London, it was a first opportunity for a group of female apprentices from across the country to pit their talents against one another for the prestige of a title and to show why the industry needs to encourage more of them to join. “Construction has always traditionally been seen as male-dominated, but we hope and expect to see increasing numbers of women working across the sector,” said Stephen Harrison, chief executive of Forterra. “This initiative aims to inspire more females to explore the opportunities the industry has to offer.” The contenders were given six hours to tackle a challenge to each produce a piece to a set plan to match technical skill with attention to detail. The judges – Christian Hatherall-Good, head of construction curriculum at Brooklands College in Surrey, and David Jones, senior instructor for construction at Havering College – then assessed all the work to determine the winner. It was 17-year-old Naomi Hamilton of Brooklands College who won first prize, with Charlotte Springer, also from Brooklands, in second place and Tangina Choudhury of Barnfield College in Luton in third. Havering College’s Tiffany Atkinson, 17, was Highly Commended.

Naomi Hamilton is in the first year of her Level 2 Diploma in bricklaying and has recently secured an apprenticeship with Lee Marley Brickwork. The only young woman on her course, she said: “It was great fun taking part in BFF. I felt pretty tired after travelling to the college, but it was brilliant to see the other girls getting stuck in too.” Charlotte Springer is studying for a Level 1 Diploma in bricklaying and is also currently the only female doing that at her college. While she had never previously taken part in a bricklaying competition, the 18-year-old brought confidence and skills in fencing, paving and gardening to BFF. She said: “I’ve always loved hands-on work, and there’s such satisfaction in standing back at the end of a day’s work and looking at what you’ve made. My mum and uncle are both handy and brilliant at DIY, and they’ve been my main motivation and support. I help my uncle on jobs sometimes and his colleagues are full of encouragement for me too.” Tangina Choudhury is 23 and is working on Level 1 brickwork at Barnfield College. Since she was very young, she has had the ambition of building her own home. Determined to get the skills needed to do so for herself, she believes that girls’ potential is exactly the same as boys’. “I put extra work in at college to stay ahead on my course,” she said. “My family initially had expectations that I would pursue a different career, but they realised I was committed to construction and they’re supportive of my choice.” Tiffany Atkinson’s father is very proud of her and often advises her based on his own experience as a bricklayer. She studies trowel occupations bricklaying Level 1 at Havering and is looking to secure an apprenticeship on a building site next

year and progress to Level 2. “I love my course and the college – everyone here accepts you for who you are and pushes you to do your best,” she said. “It’s easy to understand why bricklaying used to be seen as a job for men only, but it’s not now. Some girls might be put off bricklaying because of the number of boys on construction courses, but boys and girls have the same abilities and can do exactly the same work.” Kerri Chambers, an assistant quantity surveyor for a London construction firm, said: “It’s great that a company like Forterra is helping to raise the profile of women in bricklaying by organising the BFF competition. I began my career as a bricklayer when I was 19, and 10 years on I’ve managed to progress in the industry. I put my success down to having a background in the trades; it’s hard work, but it can lead to a satisfying and rewarding career.” Bob Noseda, sector skills advisor at Havering College, said: “The BFF competition will grow and become a fixture for NAW, I’m convinced of this. It’s no good everyone moaning about the skills shortage but doing very little. I’d like to deliver allfemale competitions in all trades as they raise awareness and give the entrants confidence. “The stats for women in construction might look ok but when you drill into them and look at women in trades, they’re very poor. I saw a report on LinkedIn that said the stats hadn’t changed in 17 years – shocking. The BFF received great support from Forterra, which is an amazing company to work with, CPI EuroMix, Association of Brickwork Contractors and Brick Development Association, and all want it to become a yearly event.”

QUALIFICATIONS While there’s no set educational path to QA management, it’s most common for employers to look for a degree or HNC/HND level, with an advantage in it being in a relevant topic, such as Business Management or Construction Management. Experience in a similar role in another industry can also be advantageous, and initiative in finding work placement (paid or otherwise) or in shadowing someone in this position is highly regarded by potential employers.

HEADS AND TALES Friday 8 March was International Women’s Day 2019 – a celebration of women’s achievements across the world in all different fields, and for us, a chance to hear about some careers and thoughts on working in the property industry CHARLOTTE COX, MILLWOOD DESIGNER HOMES Charlotte is 29 years old and was Millwood’s first female site manager. She has recently been promoted to assistant project manager overseeing several current and forthcoming sites across Kent, Sussex and Surrey. “At university I was the only woman on my course. I’m used to working with all male colleagues the majority of the time, I haven’t known any different. At the moment, I believe around 75% of construction roles are male-dominated; however, from my experience, the number of women taking more technical roles in construction is slowly increasing. In any job, to work as a team you need to play on individual strengths, whether it’s a completely male-dominated environment or not. I don’t expect to see the numbers of males and females completely evening out; however, I’d like to see more women in a range of roles. “My personal highlight at Millwood so far has been the construction of six houses in Sutton Valence, Kent, as it was my first project to solo manage, therefore I learnt a lot about having to make important decisions myself onsite. I feel I have really flourished at Millwood with the support of my senior site managers and directors. I am looking forward to completing my Master’s degree in quantity surveying this year and continuing to learn and expand my knowledge at Millwood.”

KATY JORDAN, STOREY HOMES The managing director of Storey Homes, Katy was inspired by her father, who was a quantity surveyor running his own practice. She completed a degree in quantity surveying at the University of Greenwich. “Housebuilders need to do more to appeal and attract women into what is often considered a maledominated sector, by offering more information and opportunities for women that will encourage them to want to enter the construction and property industry. I believe that the industry has changed its attitude towards women in recent years but it is still so important to support women in the construction and property industry. “After 29 years of working with predominantly male colleagues, it now feels like second nature to me and it never occurs to me that I am often the only female around the table or in the room. You need drive and ambition to be successful in any career, which is why I think women need to act as positive role models in this industry to encourage more females to see the property and construction industry as a good career choice and one that offers future progression. I think things should start at a school level and I would like to see more done to promote positive role models from the construction industry. I’ve loved my career and I would definitely recommend a career in the housebuilding industry to younger girls.”

NICOLA BAXTER, BARRATT HOMES Joining Barratt five years ago, Nicola is assistant site manager Lauder Gardens development in Strathaven, South Lanarkshire, having started her career in construction with a degree in property management and valuation. “I graduated from Glasgow Caledonian University and wasn’t entirely sure where my career was headed. I had always been interested in property – hence my degree choice – but the actual building of homes was never something I had considered to be interesting or as a profession for me. I joined Barratt Homes as a graduate where I got to spend a set period of time with each department. My last rotation was Construction – where I was supposed to spend just four weeks – but I loved it and four weeks turned into five, that turned into six and eventually I found myself signing a contract as a trainee assistant site manager. “If you’d told me that I would be coming into work on a building site every day when I was younger I would have laughed, but this is absolutely the right career choice for me. The industry as a whole is much more accepting of women in authoritative onsite roles than I had expected. The site team are great, more often than not it’s customers that are shocked that I’m a woman and an assistant site manager. Having women in a variety of sectors is really important in balancing the workforce and making our voices heard.”

CHERYL WHITING, ENCORE For two years, Cheryl has been head concierge – the only female candidate for the role – for property management company Encore, overseeing the day-to-day running of The Galleries in Brentwood, Essex. “I fell in love with the building and grounds when I started here as cleaner, and as I got more involved with the day-to-day running, I took even more pride in everything I did. When the head concierge job came up, I knew it was something I could do – and, more importantly, that I really, really wanted it. “I am not quite sure why, but I would say in general that concierge roles do seem to be predominantly filled by men and, despite having lots of hands-on experience, this made me a little nervous. Encore was amazing though, giving me the confidence to not only go for the interview and be successful in getting the job, but also the right training and the support that I need. It really has been a life-changing role for me and it’s the only job that I’ve ever done where I wake up and look forward to going to work. “Given the nature of the job and high expectations from residents, it’s not always straightforward, and every day we face different challenges – but being head concierge is all about dealing with any situation with a cool head and a professional manner. I would definitely recommend the job of property management and concierge to anyone, male or female.”

Valerie is a non-executive director for Generator Group, qualifying as a chartered architect at a time when very few women studied architecture, then becoming the first architect director for Jones Lang LaSalle. She is also an experienced town planner, development surveyor and environmentalist. “In a sense I have been a pioneer. When I trained it was very unusual to have women in this profession. Even now, figures put only around 20% of the construction sector as female and, despite more or less equal numbers of men and women studying architecture at university, in the workplace there is still a strong male bias. Evidence shows there are barriers to women progressing in the sector, which is a real shame as it is such a fun and creative industry that I wouldn’t hesitate to recommend to young women as a career choice. “I believe apprenticeships are the way for the industry to attract a more diverse demographic, in terms of gender, race and socio-economic background. Currently university fees make courses in architecture inaccessible to many, because the course is long, making it one of the costliest to undertake. Apprenticeships will have really positive implications for architectural education and boost equality, diversity and inclusion in the profession because they will help increase access from a much wider talent pool. “If we are ever to address the skills shortage that the UK construction industry faces, increasing the accessibility of the industry to women is vital.”

I hope more is done in schools to recruit women into construction in the future.”

BLAIR HARVEY, BARRATT HOMES

REBECCA HUNT, SUNA INTERIOR DESIGN A joint owner of the company with Helen Fewster, Rebecca is a director at Suna Interior Design, where they have been working across the whole breadth of the construction sector for 18 years. “I don’t think either Helen or I would list ‘female’ as one of our top three defining criteria. We have never felt that being female has limited us in our aspirations, or stopped us in our progress through nearly 20 years in the business. Admittedly, in the early days it would be common practice for Helen and I to turn up to a construction meeting to be greeted by a room full of folded arms and ‘come on, then’ faces. And each and every time we were faced with this proposition, Helen and I took great delight in presenting the design, knuckling down into the details, answering all the queries, taking on board all the reservations and watching as arms unfolded and heads started nodding. “18 years on we pride ourselves on running a 20-strong professional studio, a successful, one-stop shop for property developers. We have earnt our stripes. And while being women is a part of who we are, and brings challenges and trials along the way, especially with regards to family and children, we wouldn’t be where we are now if we weren’t designers,friends and business owners, first and foremost.”

“I took a summer job at a firm of developers and worked on and off for them during my degree. I got a good understanding of construction, working in lots of different departments like sales and commercial. One day I landed in technical and really enjoyed it. “I knew Bewley was very well respected as a housebuilder, and that they were known for their high-quality homes. I love the autonomy of managing my own projects while working in a team environment. One of the strengths I took from my retail buyer job was the ability to juggle lots of things at once which is vital for this role. I study for a full week at university every few months and then go away and work on an assignment in the evenings and at weekends. Working towards something tangible has given

Blair works for Barratt Southern Counties as a site manager at the Wychwood Park development in Haywards Heath, West Sussex. “I have been working in site management for Barratt Homes for four years now, and I have achieved many things since working here, such as being part of a site that obtained a prestigious NHBC award. However, achievements aren’t always linked with awards; as site managers, our biggest achievement is the communities that we build. Looking back at the sites I have been a part of building and seeing that we have left such a beautiful place for people to call home is always the biggest achievement. “There are always challenges in housebuilding – the UK is in need of so many good quality affordable homes, which we need to help provide with pressures from many different areas. At every site, we are trying to build new communities safely and to a high standard while at the same time keeping the existing surrounding communities happy. “I have many future ambitions within this industry. I love housebuilding and want a great career from it – I aspire to one day be a construction director. I also want to inspire and educate the future generations, and show young girls and women that they can also do anything they want to do. Construction is an inclusive and diverse industry, and is suitable for everyone.”

JODIE POPE, BEWLEY HOMES Jodie has a degree in fashion, textiles and retail but it was holiday work experience that brought her into construction, where she is now a technical coordinator on four developments and studying part-time for a Master’s degree in construction management.

THE WISE Top ten interview questions and the best replies you can give A successful interview is all down to solid preparation. While no two job interviews are the same, there will always be some typical questions that you could be asked and it’s important you prepare yourself with how you’d respond in the interview itself. Here, National Careers Service South East provides examples of the most common interview questions, and some guidance and advice on what you should consider in your response.

3. Why do you want the job? Think very carefully about this question and prepare a response. In your answer stress the positive aspects from the job specification that attracted you to apply. You could also link to your company research. Do not mention the negative aspects of your current job.

It will be important to highlight the positive reasons why you want to join their company in particular, such as work they’ve done recently that excites you or their reputation in the industry. This is all based on good research and preparation is crucial. existing skills for the benefit of the company, as well as learning new ones.

8. What management style gets the best results out of you? Here you should try to think about how you have reacted to different managers and which have really motivated you. Try to keep your reply to this question brief, as if your response contrasts with the company’s management style they may not be keen to employ you.

9. What did you think of your manager or supervisor? Say that he/she was the sort of manager that you could learn from and you communicated well with. This will help you show strong interpersonal skills, which meant that tasks in hand were completed on time. 10. Why should we employ you? This question can often come up towards the end of an interview. Your answer will be based on your previous relevant experience and achievements. MOVERS & SHAKERS Anthology – Steve Bangs Anthology, the London residential developer backed by Oaktree, has promoted current chief operating officer Steve Bangs to managing director. Bangs takes over the role from Mark Dickinson, who will remain as nonexecutive chairman at Anthology as well as taking up a new challenge as CEO with specialist age property developer PegasusLife Group. Bangs has been COO since joining Anthology in 2014 and has over 30 years’ experience working for major building contractors and residential property developers, previously holding managing director roles at Linden Homes and Berkeley Homes. “Working with Mark to build Anthology over the past five years has been an absolute pleasure, and it’s fantastic that Mark will continue to provide his expertise, dedication and direction to Anthology as chairman, while embracing the new challenge with PegasusLife,” he commented. “Mark’s vision and leadership has made Anthology what it is today and myself and the rest of the team are committed to maintaining its growth and success as we expand our reach across London.” Dickinson added: “Although my role with Anthology has changed, as chairman, I will continue to focus on the business’ strategy, the relationship with our investors and working towards securing sustainable projects for Anthology’s optimistic future.”

Hayfield – Maddie Robinson Award-winning housebuilder Hayfield has promoted Maddie Robinson to sales manager, where she will be responsible for ensuring that Hayfield’s standards of quality are upheld throughout the entire customer experience journey at allocated developments in Worcestershire, Warwickshire and Oxfordshire. Robinson joined Hayfield in March 2018 as sales executive, bringing a number of years of new homes sales experience from previous positions at both Banner Homes and Lovell Homes. Her new role will include managing the sales team, as well as overseeing relationships with selling agents, implementing marketing strategies and maintaining Hayfield’s exacting standards across its developments. “This is a particularly exciting time here, as we head into our third year, with the launch of three remarkable new developments: phase two at Hayfield Meadow, Hayfield Grange and Hayfield Green,” she commented. “We have an incredible team on the ground, all so proud to be working as the face of Hayfield while moving happy residents into their new homes.”

Linden Homes – Yuved Bheenick Linden Homes’ land and planning team has seen Yuved Bheenick promoted to land and planning director, following a year of notable successes for the business’ South region. Bheenick brings almost 10 years’ experience to the role as land and planning director, having previously worked with two major housebuilders across London and south-east. He holds experience in identifying new land opportunities and obtaining planning permissions for sites ranging between 20 and 2,000 units, which he has been applying at Linden Homes since his appointment as senior land manger in 2017. “Linden Homes’ ambitious growth plans really attracted me to the business,” he said. “I also quickly identified that there was a great opportunity to further develop my career through building and managing a new team while also applying my previous knowledge and experience to drive the land ambitions of the region.” The role as land and planning director will see Bheenick join the board of management; he will have greater involvement in the day-to-day running of the regional business unit while ensuring the drive of acquisition of new sites and delivery of planning consents.

Miller Homes Miller Homes has appointed Justin Tranmere (pictured) as its commercial director and Dave Hoyland as its technical director. “It is with great pleasure that we welcome Justin and Dave to the team and most pleasing that our senior team is now well placed to guide the Yorkshire region through a period of stability and growth,” said Mark Leigh, managing director of Miller Homes Yorkshire. “Both have considerable experience in the housebuilding sector and their diverse and knowledgeable skill base will allow us to bring our visionary business plan to life both in 2019 and the future growth planned thereafter.” Tranmere and Hoyland join other directors Neil Reaney and Debbie Whittingham, who are responsible for land and sales portfolios respectively. This senior team have clear aspirations for 2019, which will see the launch of three new developments in the first half of the year and the construction of over 520 homes. “A strong leadership team is essential for any business and my team will be instrumental in continuing the good work that our staff do and developing their individual team members to support the growth plans,” said Leigh. “2019 will be an exciting year for Miller Homes in Yorkshire and I am looking forward to being part of the journey.”

Wainhomes – Katie Alderton South-west based Wainhomes has promoted Katie Alderton to head of sales, just two years after she joined the regional housebuilder. With over three decades in the property industry, including 12 years in the new homes sector, Alderton, who previously held the role of area sales manager will work closely with the land buyers during the company’s next phase of growth. “This is an exciting time to be part of Wainhomes, with a number of new developments launching throughout Devon and Cornwall as well as a variety of opportunities to invest in land on which to deliver our stunning homes,” she commented. “My focus will be to continue to build on the success and reputation of the company, with a particular focus on growing our online exposure. I can’t wait to see what the rest of the year brings.” Alderton is currently based at Wainhomes’ new regional HQ at Exeter International Office Park and will oversee the promotion of exciting new developments including Withnoe Farm in Launceston and Honeymead Meadow in South Molton.

Galliford Try – Kathryn Pennington Kathryn Pennington has been promoted to new projects director at regeneration specialist Galliford Try Partnerships. Pennington, who served as development director for Galliford Try Partnerships West Business Unit in Bristol, will be working nationally on major strategic projects. The position will see her work with Galliford Try Partnerships’ senior leadership team, including chief executive Stephen Teagle and Clare Crawford, business development and investment director. “I’m delighted to have been offered this opportunity and I’m really looking forward to using my significant operational experience to deliver a range of strategic sites across the country,” commented Pennington, who has played an instrumental role in the growth of Partnerships West Business Unit. “I’m passionate about quality design and making sure we build the right homes in the right places. Keepmoat Homes – Tim Beale Keepmoat Homes has announced a strengthening of its senior team with the promotion of a new chief executive. Tim Beale, who joined Keepmoat Homes in 2017 has been promoted to the role of chief executive officer for the group having previously served as chief operating officer and deputy chief executive since February 2018. During his time with the business the housebuilder has seen continued growth and last year posted a revenue of £555.6m, an increase of 31.3% on the previous year. Beale succeeds James Thomson, who has stepped down as chief executive following seven years in the role but remains on the board as a non-executive director. Commenting on his promotion, Beale said: “I’m pleased to be taking over the role of chief executive officer at Keepmoat Homes and thank James and the board members for this opportunity. Over the last 12 months I’ve worked closely with James and the wider management team to ensure we are consistently delivering quality new homes in the places where people need them. Over the next year we are focusing on our operations and plan to deliver over 4,000 new homes utilising both traditional and modular construction to help meet the country’s housing needs. We will also start onsite on a number of transformational projects such as Sighthill in Glasgow, Ebbsfleet in Kent and the Waterside in Leicester.”

Francis Jackson Homes – Kevin Johnson Francis Jackson Homes has announced the appointment of Kevin Johnson as its new commercial director, taking over from Keith Chennells, who retires in the summer after 35 years with the company. Johnson joins having worked at Persimmon Homes Midlands for 16 years, the last eight as commercial director. Johnson brings 20 years of experience of the housebuilding sector to the role, as well as considerable local knowledge. He is also the owner of a Francis Jackson home. “I am absolutely delighted to join the team at Francis Jackson Homes” said Johnson. “This is an excellent opportunity to work for a company with a proud history and an exciting future.” Nick Jackson, managing director of Francis Jackson Homes said: “We are thrilled that Kevin has joined the company. Homes for Scotland – Mike Naysmith The managing director of CALA Homes (North) has been appointed to the board of Homes for Scotland. Mike Naysmith, who brings more than 20 years of property and construction experience to the role, will help the organisation support more than 200 companies involved in growing Scotland’s housebuilding industry. Homes for Scotland works with housebuilders and developers to provide warm, efficient and sustainable homes across the country and believes that the success of the housebuilding industry is at the heart of Scotland’s social, economic and environmental wellbeing. Naysmith has successfully led CALA’s Westhill-based North division through some of the most challenging times in the Scottish property market and has helped the division grow significantly since returning to the company in 2010. He will remain in his current role at CALA Homes (North). “I’m very proud to be taking on this role,” he said. “Homes for Scotland has been instrumental in growing the housebuilding industry in recent years and has helped raise awareness of the organisations involved in creating sustainable homes for individuals and families. Anwyl Homes Flintshire-based Anwyl Homes has extended its marketing team with the appointment of two new recruits. Alice Edwards (above left) and Phoebe Davies (above right) join the housebuilder to help plan, coordinate and execute marketing activity across the company’s expanding geographical area of development; with Edwards taking responsibility for the Cheshire region, and Davies looking after north Wales and the recently established Lancashire division. Based at the company head office in Ewloe in north Wales, both are tasked with promoting and highlighting the company’s portfolio of developments to homebuyers through carefully planned marketing and communications campaigns and ensuring that marketing materials and communication channels, including social media feeds and the website, are up-to-date and populated with good quality content. “It’s great to welcome both Phoebe and Alice to the team, both have impressive track records and I look forward to seeing them further develop their careers with us,” commented housing managing director Mathew Anwyl.

Sophie Jones has been promoted to operations director for Hamro after working for the company for nearly a decade. Hamro is a national specialist part exchange provider working with new homes and retirement developers across England and Wales. Jones originally joined the business when the company was based in Gants Hill, Essex as an administrative assistant. Her role has grown with the company, which is now based in Canary Wharf, London. The new job role will involve managing a growing team along with helping the company reach its future targets, and Jones will be building on current business relations as well as committing to further the company’s growth with new business. “Sophie has been with the company for a number of years and I have seen her flourish here at Hamro,” commented CEO Q Khan. “Sophie’s skills are invaluable to the business and I look forward to seeing where this new role will take her.”

Bellway – Louis Melbourne A teenage trainee joiner from Derbyshire is heading for a bright future in the housebuilding industry thank to Bellway. Louis Melbourne, based at Bellway’s Cuttle Brook site in Chellaston, enrolled on his joinery apprenticeship after discovering the opportunity online. The 16-year-old spends one day a week at Derby College, and the other four at the development carrying out practical work, which he says has enabled him to acquire a vast range of skills. “From the moment I arrived onsite, the Bellway team were very welcoming and caring and have been helpful ever since,” he said. “Although I joined the site slightly later than the other apprentices, I’ve fitted straight in and have been enjoying my time here ever since. I believe that apprenticeship is such a great option for those who are unsure of what they want to do or those who want to progress in a specialist field. I am learning lots of different skills each day. One of my greatest moments so far has been learning how to lay skirting perfectly.”

Lovell – Lee Sale Lee Sale has been appointed by partnership homes developer Lovell as regional managing director for the company’s North West business. He joins Lovell, part of construction and regeneration company Morgan Sindall Group, from Jones Homes North West, where he was regional director. Sale brings extensive residential sector experience and a record of delivering significant, sustainable growth during a 27-year industry career, which has included senior roles with Bellway and Wates Residential. Lovell managing director Steve Coleby commented: “Lee is a proven business leader with an outstanding track record of success in residential development and contracting across both open market sale housing and affordable development. I’m excited to welcome him to our team and delighted that he has joined us to drive Lovell’s continued expansion across the North West.” Lovell’s current North West forward order book is at £385m, with the business set to complete more than 440 homes in the region this year.
