With the current stabilisation in the property market, there’s no denying an interesting shift is evolving. Buyer FOMO (fear of missing out) is being replaced by FOOP (fear of overpaying). A gap is emerging between the price that buyers are willing to pay, and the price that sellers want to achieve.
This is evidenced in general by a reduction in auction clearance rates and an increase in days on market, compared to the past few dynamic, unprecedented quarters.
That said, here on the Gold Coast, there is still (and nearly always is) a shortage of properties and a consistent stream of buyer demand, some relocating and repatriating to our sunny shores. Buyers are still keen to transact, at fair and reasonable price points.
At the luxury end of the market - properties that are brilliantly renovated / perfectly located / have views to die for - are still achieving exceptional sale prices.
Acknowledging the hyper amount of talk about the regular RBA interest rates increases affecting both capital growth and affordability – we need to keep in mind that there are many factors that affect and influence the property prices –
some push, some pull.
Presently there’s a combination of positive influences at play which include
high home equity, rising rental income for investors, $230B in household savings, war chest mortgage offset accounts, low stock levels, overseas migration, upgrading and lifestyle buyers, materials supply constraints, and cheap home loans.
These are all working to balance and overcome the negative factors such as affordability, inflation, rising interest rates,
tighter credit, labour shortage, and market sentiment.
Considering all factors at play – the outlook for the Gold Coast property market is robust.
And talking location - the Gold Coast has taken out third place internationally in the just released Knight Frank’s International Waterfront Index for 2022, which ranks the average price premium of waterfront vs non-waterfront property. Three Australian cities took out spots in the top five –Sydney (121 percent), Auckland (76 percent), Gold Coast (71 percent), Perth (69 percent), and Cap D’Antibes (59 percent).
This insatiable appetite for waterfront homes, and their value, here on the Gold Coast is no surprise really, considering our vast ‘waterfrontage’ - ocean, canals, rivers, lakes; and the extraordinary houses and apartments that adorn them.
