n review of 2017, and in the context of the 8 years of growth since the recession, California appears to be much improved, according to Leslie Appleton Young, Chief Economist of California Association of Realtors:
along with other high valued states, will be disproportionately impacted. The San Francisco Bay Area has had some of the most significant home price appreciation this decade, with nearly every county exceeding the previous peak. The 8 years of continued appreciation has resulted in a seasonally adjusted average of $859,421 for single family homes. This represents a 16% increase over the peak in 2007, and 128% increase from the low in 2009.
• Job growth of 2.6 million jobs – twice the number lost in the recession • Unemployment below 5% – for the first time in over a decade • Stock market at record high • Interest rates at historic lows • Rising home prices continuing
In contrast, the average home price in California is $540,000; still 10% below the prerecession level of $600,000 at the peak. Home affordability in the Bay Area is a continued challenge for buyers.
These statewide economic underpinnings, combined with new household formation and job growth have created a demand for homes. Lack of inventory is pervasive as only a fraction of the new construction needed to accommodate buyers has been added to the market, and many homeowners have refinanced into stable long term fixed mortgages at rates under 4%, reducing the financial incentive to sell.
Appreciation rates may be unsustainable, but the general consensus is that, barring a significant global or local economic disruption, the likelihood of a bubble is less probable than in the previous era, where many homes were purchased using spurious underwriting guidelines and zero-down adjustable rate mortgages. We will continue to see supply and demand as the key fundamental driving the trajectory of home prices in the future.
The repercussions of the federal tax reform, which reduces the mortgage interest deduction as well as the State and Local Tax (SALT) deductions, is unclear. California,

olden Gate Sotheby’s International Realty serves the Bay Area luxury home market through alignment with the largest international “Luxury MLS” – sir.com – that allows buyers from around the world to locate the best homes in the Bay Area and beyond. This year, the numbers of luxury properties sold were relatively unchanged from 2016, with some fluctuations at the top of the market where unique large-scale properties were sold. The highest priced sale this year at $30 million in the town of Healdsburg in Sonoma County featured 90,000 square feet of building space on 568 acres of land with a 27 acre lake. This sale was represented by a Sotheby’s International Realty affiliate. The second highest Sonoma County sale was in Calistoga at $25 million, also represented by Sotheby’s International Realty. Santa Clara County had a property sale at $25 million for an eight acre property in Los Altos Hills that included a 7,000 square foot home and 3 additional lots. This was followed by a $19.9 million home in San Mateo County. San Mateo County had the largest number of homes sold over $10 million, with 17 selling in 2017. The largest sale was a private transaction, originally listed at $39 million in Hillsborough, Golden Gate Sotheby’s International Realty represented the buyers and the final sale price is confidential. San Francisco’s highest priced sale was a 4-bedroom, 5-bath, condominium in Pacific Heights which sold for $22 million at roughly $3,800 per square foot. The most expensive single family detached home sold in San Francisco was $15 million. San Francisco had the second largest number of home sales over $10 million, with 10 sales in 2017.
