Woodgate Estate
WOODGATEESTATE.COM Woodgate Estate, replete with Japanese garden influences and majestic nature scenes, re-imagines the traditional home as an all-encompassing sensory experience. With modern splendor blended seamlessly with surrealist atmosphere, the effect is felt immediately upon entering the great room. Evoking at once the scale and grandeur of this home, the living room boasts a vaulted basilica and the dreamlike tranquility of a glowing and endless art museum – geometric symmetry, cascading stairways, hidden waterfalls, and expansively textural artwork, all anchored by a central enclave of flourishing trees. You’ve entered into a timeless and spiritual oasis. Just as Woodgate’s central structure is nestled somewhere between the golden prairies of St. Charles and the carefully curated woodlands of the surrounding parcel, so too does the interior of the home achieve an ambience harmonious with nature. All of the natural elements are present: roaring fire pits built into the walls, trickling waterfalls and stately pools, and skylights dancing off the towering branches of the interior trees. And while the home emphasizes natural harmony, the home is also equipped with a state-of-the-art automation system that matches the convenience of a simple interface with expansive technological capabilities. Here art, nature, and technology come together to form a rare and immersive lifestyle in the heart of the Midwest. Woodgate Estate is a celebration of light and color – a spectacle of sound and vision, a play of passion.

wicker park S POTLIG H T L I V E. Wicker Park Three miles northwest of the Loop, Wicker Park is rich in Chicago history and culture. Early development, after the Great Chicago Fire of 1871, gave rise to Edwardian mansions built for German beer barons and Scandinavian merchants. Building continued into the 1920’s, leaving a legacy of vintage homes. In the 1970s revitalization of the neighborhood began, restoring these homes and, in 1991, establishing the Historic Landmark District of Wicker Park. The former home to Chicago’s Bohemian art scene, this vibrant neighborhood is interlaced with art galleries, eclectic shops, restaurants and a multitude of cultural activities, encouraging its continual growth.

Hostess Guide
from THE CITY to THE SUBURBS
From the city to the suburbs, mother/daughter interior designers, Marguerite and Anna Burke share a passion for the beautiful things in life. Whether designing the perfectly chic city retreat, or a comfortably elegant suburban haven. Of all things, each feel it is most important to create an inviting, enjoyable atmosphere, making Marguerite and Anna ideal hosts for any gathering. Their seasonal Hostess Guide will give you the tips you need to flawlessly host any occasion, in impeccable style. No one would dare miss one of these gatherings, happy hosting!
What can be more cozy and intimate than a luxury night in? My husband and I throw six to ten dinner parties a year for friends, clients and family; it is our favorite way to entertain. Whether it is a spur of the moment steak and martini night, or a well-planned celebration, the nights are always festive. I try to use menus with one pot meals so that I can relax and enjoy my guests. If the group is larger than six, I enlist catering help with serving and clean up. Green works well as a backdrop in every season. Whatever the season, pick up armfuls of fresh seasonal flowers and use masses in smaller containers for the biggest impact. I always include loads of candles – either tea lights or taller – to add sparkle to the table. I use fine damask napkins and have them professionally laundered. It costs very little to send them out and it is truly an elegant touch. Place cards are always helpful so guests don't worry about where to go. Whether outdoors dining by candlelight or dimmed lights indoors, be sure to pair it with a great playlist (Pandora is heaven!) to ensure the most exquisite ambience. Most importantly, enjoy your own party! Cold winter nights bring thoughts of cozy fires and comfort food. French Bistro favorites are simple but impressive enough for a casual dinner with friends. We start with a Champagne cocktail called a French 75. It’s light and festive. Then it’s French Onion Soup for the first course… caramelized onions and beef broth smothered with melting cheese – yum! Steak that is quickly pan seared and finished in the oven with garlic and butter is a perennial favorite. Simple creamed spinach is the perfect accompaniment. One of my favorite desserts is a Julia Child recipe I clipped out years ago from the Chicago Tribune. Apple Slices with bourbon cream. It’s easy and delicious! ~Marguerite Burke
Winter 2013 Hostess Guide FRENCH 75 RECIPE MAKES ONE DRINK Shake 2 ounces gin, 1 tablespoon lemon juice and 1 teaspoon superfine sugar in a cocktail shaker with ice. Strain into a flute; top with champagne and garnish with a lemon twist.
FRENCH ONION SOUP SERVES 4 < < < < < < < < < < <
BAKED APPLE SLICES WITH BOURBON CREAM SERVES 4
1 T olive oil 2 T butter 3 large onions – thinly sliced ¼ tsp. thyme 1 bay leaf ½ cup sherry 6 cups beef broth salt & pepper to taste 4 slices French bread lightly toasted 4 slices Gruyere or Swiss cheese 4 T grated Parmesan cheese
Heat a large soup pot over medium heat and add oil and butter. Add onions and thyme. Cook 15 to 18 minutes, stirring frequently until soft and slightly caramelized. Add bay leaf, sherry and beef broth and simmer until heated through. Salt and pepper to taste. Preheat oven broiler to high. Arrange 4 oven-proof soup bowls or crocks on a cookie sheet. Ladle soup into bowls and top with toasted bread, a slice of cheese and a tablespoon of Parmesan cheese.
< 3 pounds (6 – 8) Granny Smith or other firm, tart apple < ¼ cup sugar < ¼ tsp cinnamon < 1 T lemon juice < 4 T butter – melted
PAN SEARED STEAKS WITH GARLIC BUTTER SERVES 4
TOPPING: < 1 egg yolk < ¼ cup sugar < 3 T bourbon whiskey < ½ cup heavy whipping cream
Heat large, heavy- duty frying pan (a black, cast iron pan works best) on medium high heat. Meanwhile, bring steaks to room temperature and coat with vegetable oil. Season meat liberally with sea salt and fresh, coarsely ground pepper. When pan is quite hot, put steaks in and cook for 3 minutes per side. Watch closely to ensure proper doneness. Meanwhile – melt butter with garlic in microwave. When steaks are finished – place on a platter and pour garlic butter over to serve. Cover with foil until service. 3 minutes per side should make steaks medium rare. They will continue to cook a bit after they come off the heat so take care not to overcook.
Preheat oven to 375 degrees. Core and peel the apples and cut into ½ inch slices. Toss in a bowl with sugar and cinnamon then lemon juice and finally with melted butter. Turn the apples into a 12” x 7” baking dish and cook for 30 minutes. While the apples are cooking, whisk the egg yolk and sugar until lightly thickened then beat in the bourbon and finally the cream. When apples have finished cooking pour cream mixture around apples, raise oven temperature to 400 degrees and continue baking for about 5 minutes until the cream is set and beginning to brown. Delicious served warm with shortbread cookies.
< < < < <
4 small Rib-eye or Strip Steaks – 8 oz each Oil for searing salt & pepper 4 T butter 1 T minced garlic
CREAMED SPINACH SERVES 4 < < < < < <
1 T melted butter 2 T Wondra instant flour ½ cup cream salt & pepper to taste pinch of nutmeg 4 cups baby spinach
Melt butter in skillet and sprinkle in flour. Stir to make a light roux. Add cream and simmer for a minute or two to thicken. Season to taste. Add spinach and cover pan to wilt the greens for no more than a minute so that spinach retains its bright green color. Gently combine with cream sauce and serve alongside steaks.

DECADENT DETAIL
Evoking richness in materials, textures, and colors, this design trend favors opulence over restraint- a perfect trend for the sparkling holiday season. Exquisite finishes can be found in the layered moldings, lush inlayed marquetry, and richly textured wood patterns. Treasured antiques are artfully displayed and highlighted by magnificent lighting fixtures. The overall effect recalls the exotic rooms of European and Far Eastern royalty.
This Convex Constellation mirror from the Thomas Pheasant Collection found at Baker has brass finishes and an intricate design to show how Starburst and Sunburst mirrors can serve as an eye-catching decorative piece in a residence. As seen in the pages of Chicago Home & Garden
RUSTIC REINVENTED This design trend updates the classic idea of a weekend cabin and plays with natural texture and muted color. Field stone walls and patterned slate flooring are combined with rattan furniture upholstered with soft casual patterns. Colors fall towards natural tones mirroring the subdued greens, blues, browns, and greys found in nature. Soft lighting further accentuates casual intimacy often combining candle lighting with rustic chic lamps and decorative ceiling fans.

A NATIONAL LOOK Home prices in the U.S. have risen 10 percent since the second quarter of 2012, and had a quarterly increase of 7.12 percent, bringing the most recent S&P/Case-Shiller U.S. National Home Price Index to 146.32. On a monthly basis, Las Vegas led the cities with an increase of 2.9 percent, marking its largest gain since August 2004. Los Angeles and Detroit also headed the pack with gains of 2 percent. Despite Detroit’s recent gains, it remains the only city with a lower index level than it had in January 2000. Chicago had a 1.6 percent increase, which raised its index level to 127.68. All of the 20 cities included in the Index reported positive year-over-year returns, and 13 cities posted gains of 10 percent or higher. Las Vegas has a year-over-year increase of 20 percent. Phoenix and Denver boast 20 consecutive annual increases. In the national luxury landscape, 21,877 luxury homes on the market have a composite price of $1,275,302, according to the Institute for Luxury Home Marketing (ILHM). These luxury homes have been on the market for an average of 154 days.
ILHM also measures the supply relative to the current demand for luxury homes. A Market Action Index below 30 shows that it is a buyer’s market. Currently, it is 28, meaning that luxury buyers can expect to find reasonable levels of selection. This cold market for sellers of luxury homes typically causes house prices to drop overall. *(2013, Nov.) S&P/Case-Shiller U.S. National Home Price Index. A GLOBAL LOOK At the international level, house prices increased 2.4 percent in the second quarter of 2013, marking the highest annual growth rate since the second quarter of 2010, according to Knight Frank’s Global House Price Index. Europe’s average 0.7 percent growth over the past 12 months was exceptional, because it was the first time since 2010 that Europe had any annual growth. Despite Europe’s recent milestone, it still remains the weakest performing world region. The Middle East is the world’s strongest region. Accordingly, Dubai, UAE, tops the list of annual growth with a 21.7 percent increase. The Index tracks 55 markets, of which 67 percent saw a jump in annual growth during the second quarter of 2013. In the same quarter of 2011, only 49 percent of these markets increased. European countries, including Spain, Hungary, Netherlands, and Greece rank the lowest on the list. Seventeen countries have experienced negative growth in the 12 months to the second quarter of 2013. However, the U.S. housing market appears to be gaining momentum, with its second consecutive quarterly rise. Prices rose by 10 percent and the U.S. ranks 12th on the global Index. Along with Dubai, UAE, the markets that have experienced the most annual growth are Hong Kong, Taiwan and China. Overall, the global rise of home prices indicates an improving international housing market.

Koenig & Strey Foundation F O U N DAT I O N M A K E S $ 2 0 , 0 0 0 G R A N T TO H A B I TAT F O R H U M A N I T Y As real estate professionals, we believe in the incredible power of homes and neighborhoods. Partnering with Chicagoland Habitat for Humanity (CHFH) has been a very meaningful way to give back to our communities. After a year of fundraising, the Koenig & Strey Foundation reached a significant milestone in October, 2013 with a $20,000 grant to CHFH. The Foundation will support the building of the Petersens’ new home in 2014. Tyfanie Petersen, a single mother, works two jobs to provide for her daughter Makalah, 10, and her son Devon, 8. Tyfanie recently achieved her lifelong goal of graduating from college. “I try to show my children that no matter how long it takes

to accomplish a goal in life, even with life’s hurdles, that goals can still be accomplished,” Tyfanie wrote. After graduating from college, Tyfanie kept moving forward. Her next goal? Owning a home. The kindness and generosity of Koenig & Strey agents will help make this happen. A site in Winthrop Harbor, Ill., has been selected for the Petersens’ new home. Tyfanie is moving through the training that CHFH provides to ensure that home recipients understand the responsibilities that come with home ownership. Tyfanie will also contribute 350 hours of work to build her new home. Home ownership once seemed elusive for Tyfanie, but, thanks to your support of our Foundation, it is within her reach. oenig & Strey Foundation Day at the Races outing ngton Park was attended by more than 120 agents njoyed a day of racing and festivities. Thanks to the ous support of Wells Fargo Home Mortgage and earborn Land Title along with a silent auction that ed more than 40 items donated by our vendors iends, the Foundation raised more than $4,000.
A LETTER FROM THE F O U N DAT I O N C H A I R M A N Standing alongside Foundation Ambassadors Sheila Burns, Sophia Klopas, and Ellen Stern at the check presentation ceremony, I felt a deep sense of pride about the $20,000 donation we gave to Chicagoland Habitat for Humanity (CHFH) for the Petersen family’s new home. Every fundraiser, every paycheck deduction, every closing check donation has amounted to something so much greater than the sum of its parts. Your support of our Foundation has dramatically changed the lives Tyfanie Petersen and her children. We hope that our successful partnership with CHFH will lead to many more milestones like this one. We set out to have 25 percent of agents contributing through paycheck deductions, and we achieved that goal. But there is always more that we can give. The Petersens need our continued support and other low-income families, who are living in substandard housing, need a helping hand. Our next goal is to build to 50 percent of agents signing up for paycheck donations. While financial giving is paramount, your time is also extremely valuable. You can volunteer on a CHFH home build, plan a fundraiser, or come up with a creative way to support the Foundation. The possibilities for our Foundation are limitless among our talented, generous agents. In kindness,
