Spring is here and buyers are out and about looking for their perfect property. Enhancing your house with spring accents will make the buyer feel like the home has a fresh new look. If you’re looking to put your home on the market, here are some steps to get your property spring ready by making appropriate repairs, understanding how to neutralize rooms and how to find the right agent to get your home listed and sold quickly. UPDATE YOUR HOME AND MAKE REPAIRS! Minor repairs are crucial, as you want the buyer to feel like it’s a key turn property, where they can just walk in with no repairs required. Making small repairs to your home such as fixing leaking taps, sticky cabinets and chipped paint can make a huge impact on whether a potential buyer puts in an offer. Buyers may overestimate the cost of repairs or can be completely turned off the idea of having to deal with it. Bring a spring appeal to your home with new Manchester such as towels, throws and cushions. This is an inexpensive way to enhance the look of each room. Choose light pale tones that reflect the colours of spring such as pinks, lilacs, blues, yellows etc. If you have an unused room, think about making small updates so it looks livable to potential buyers. Remove any clutter from the pantry, cupboards and wardrobes including rooms such as the garage as this will create an organised spacious atmosphere. Neutralising is an important step, as potential buyers may not have the same style as you. Ensuring the majority of your rooms have whites and cream tones will appeal to a larger audience. You may need to consider rearranging some furniture in rooms like the living, family and lounge rooms in order to create an easy traffic flow. The buyer needs to feel that each room has a purpose.

On open day make sure all the curtains are open, as you want to create as much natural light as possible. Natural light makes the rooms look bigger. You should consider setting the dining table with a runner, placemats, plates and some cutlery as this creates a lively feeling throughout the room as well as allowing the buyer to picture themselves in your home eating meals with family and friends. Make sure to eradicate any lasting cooking odours. Try not to use the typical store bought sprays as they tend to have a strong smell, which isn’t appealing at all. Firstly, you need to research to find someone who is looking at getting the best price for you, rather than just making a quick sale. Luckily, Nowadays you can find the majority of the information you need online. Here is a quick checklist: • Check their credentials. Do they have any certifications and a license? • Check for reviews on the agent online. • How long have they been in business for? • Check their latest listings and sales. • What is their sale percentage? • What’s their average timespan from listing to sale? • How many properties are they currently selling? • Where do they market of their properties

for sale? Do you like the images they have taken for their other properties for sale?

Once you have done all your research and have made a shortlist, it is now time to attend one of their open house inspections. This is the best way to see how an agent sell their listings, their knowledge about other properties within the area, whether they mention key features of the property and how they deal with potential buyers whilst seeing if you think they are the right agent for you. If the answer is yes, take the time to introduce yourself and get their contact information.
