LEED

The two-block site of City Creek Center comprises 20 acres located just south of Temple Square in downtown Salt Lake City. It was formerly the location of two 1980’s retail malls, which were demolished, along with a low-rise hotel and a 20-story office building. ZGF’s urban master plan for the site proposed breaking down the former retail mall concept and creating a pedestrian-oriented, mixeduse center with outdoor entertainment space, greatly increased natural light and strong connections through the site to the rest of the city. The project revitalizes the downtown area and creates a sustainablydesigned center for a world class city. The new retail, housing and office development, accented by landscaped plazas and multiple water features, interweaves new and existing buildings and features new streetscape around the perimeter of the two blocks.

• All completed ZGF buildings have achieved LEED Gold certification. • City Creek is a USGBC Pilot Project in the new LEED for Neighborhood Development program, with a goal of Silver certification.

ZGF commenced design as master architect. FFKR, as local architect, was responsible for the below grade parking and associated in-street ramps serving the parking.

Callison and Hobbs & Black joined the team responsible for design of the retail center.

OCTOBER, 2006

The Church of Jesus Christ of Latter-day Saints announced plans to demolish the ZCMI Center Mall and Crossroads Mall on two downtown Salt Lake City blocks, to make way for a mixed-use redevelopment. Property Reserve Inc. (PRI), eventually named City Creek Reserve Inc. (CCRI), the real estate arm of the Church, teamed with Taubman Companies, a retail center developer. AUGUST, 2008

CITY CREEK RESERVE INC. CITY CREEK / RESIDENCES AT CITY CREEK

ZGF, IN ASSOCIATION WITH FFKR AND IN COLLABORATION WITH CALLISON AND HOBBS & BLACK, PLANNED AND DESIGNED THIS MIXED-USE REDEVELOPMENT IN DOWNTOWN SALT LAKE CITY, WHICH ENCOMPASSES NEARLY TWO FULL CITY BLOCKS, TOTALING ROUGHLY 20 ACRES.

CIty Creek is comprised of five newly constructed high-rise and mid-rise condominium buildings, referred to as the Residences at City Creek, and one office building, along with a network of landscaped pedestrian plazas and water features that connect and unify the development. The project includes 434 residential units, 900,000 SF of retail space, 75,816 SF of office space and a 5,000-car parking garage. Its design is consistent with the context of the surrounding urban architecture, with compatible openness, scale and materials. stylistic differences in the buildings are reflected in the layouts of the units—housing in the more traditional buildings have conventionally arranged spaces, while the more modern buildings offer unit layouts with distinctive open plans. As a participant in the new LEED for Neighborhood Development rating system, City Creek integrates the principles of smart growth, urbanism and green building into its design and construction. All of the completed buildings have achieved LEED-Gold certification. The retail component of City Creek includes a 1,225 foot-long replica of its namesake, City Creek, complete with cascading waterfalls and live fish. An active water fountain in the center of the retail features the world’s most intricate retractable roof to-date. Many high-end retailers that are new to the Utah market have opened stores in City Creek.

CITY CREEK CENTER RICHARDS COURT AT CITY CREEK

ZGF DESIGNED RICHARDS COURT AS PART OF THE CITY CREEK REDEVELOPMENT PROJECT. AS THE GATEWAY BETWEEN TEMPLE SQUARE AND CITY CREEK, RICHARDS COURT WELCOMES RESIDENTS AND VISITORS ALIKE TO SALT LAKE CITY’S NEW METROPOLITAN CENTER.

The project is comprised of two buildings totaling 209,000 SF. Richards Court East and West are each 10 stories, providing 53 units and 38 units, respectively. The unit options range from 1,000 SF studios to 3,200 SF penthouses.

Among other amenities, access to private and secluded outdoor spaces is provided for all residents, including a park-like terrace for social gatherings. Richards Court is LEED-Gold certified.





CITY CREEK CENTER PROMONTORY AT CITY CREEK

ZGF DESIGNED THIS 30-STORY ICON ON THE SALT LAKE CITY SKYLINE, WHICH OVERLOOKS THE ENTIRE VALLEY AND SURROUNDING MOUNTAINS, OFFERING DRAMATIC VIEWS IN EVERY DIRECTION.

The distinctive, 346,000 SF tower features a total of 185 units, including studios, one-, two- and three-bedroom units, and seven penthouse apartments. With floor-to-ceiling windows, high-quality finishes and a location within walking distance to extensive retail, restaurants and entertainment, the Promontory provides a new level of urban living for Salt Lake City residents. Sustainable use of recycled content and regional materials for

construction, extensive natural daylighting, and a planned water-use reduction of 40 percent versus comparable buildings, led to the building’s LEEDGold certification.



CITY CREEK CENTER THE REGENT AT CITY CREEK

ZGF DESIGNED THE REGENT AS A CONTEMPORARY, 20-STORY TOWER FEATURING 140 RESIDENCES VARYING IN SIZE FROM STUDIOS TO PENTHOUSES, AND FLOOR PLANS THAT RANGE FROM 900 TO 2,700 SF.

The 285,000 SF building was designed to maximize views to the inspiring Temple Square and the Wasatch and Oquirrh Mountains. With floor-to-ceiling windows, the living spaces are modern, bright and open. The equally modern faรงade, composed of glass and stone, creates subdued reflections of the surrounding cityscape. A pool and terrace

on the third floor provide additional amenities for residents, in addition to the restaurants and shops on the ground floor. The building has achieved LEED-Gold certification.



CITY CREEK CENTER KIRTON McCONKIE

ZGF DESIGNED A SIX-STORY OFFICE BUILDING WITHIN CITY CREEK CENTER TO HOUSE THE CORPORATE HEADQUARTERS OF ONE OF UTAH’S LARGEST LAW FIRMS, KIRTON MCCONKIE.

The law firm occupies the entire LEED Gold building, capitalizing on a transparent and welcoming street-level lobby to enhance its exposure and street presence. To ensure convenience for clients while providing a secure environment for the firm, the 4th floor serves as the central reception and conference center. The reception area is supported by a catering kitchen and sized to transition to a large gathering space. A generous employee lounge, with commanding views, features an area for informal interaction with flexibility to accommodate employee celebrations.

The interior design of the 45,000 SF office is focused on quality materials and high level of craftsmanship in the details. The palette of materials consists of marble, limestone, walnut wood paneling and back-lit onyx, defining the space as elegant, timeless and sophisticated. The office environment is enhanced by abundant natural light provided by clerestory glass at the enclosed offices and windows at the ends of corridors, further maximizing views beyond.
