There are a number of ‘up-market’ resorts on Great Exuma, the Four Seasons Hotel Group at Emerald Bay features a five star hotel, casino, marina and an 18 hole ‘oceanside’ Greg Norman golf course. BAHAMA SOUND DOCUMENTS METHOD OF SALE The lots are sold on an Agreement for Deed with title and possession retained by BAL until such time as payments are completed in accordance with the installment payment schedule on the face of the Agreement. Upon completion of all payments and costs, Bahama Acres Limited will convey good and marketable title to the Purchaser based upon a Certificate of Title previously received by BAL from the Supreme Court of The Bahamas. The cost of recording the deed, notarization fee, and required stamp duty are also borne by the Purchaser. TERMS OF PAYMENT See specimen copy of Agreement for Deed. EXCHANGE PRIVILEGE At any time during the term of the Agreement, providing the Agreement is not in default, Purchasers may exchange their lot for any other available lot of equal or higher price, and receive a credit of the full principal paid to date on the first lot toward the price of the second lot. INTEREST Interest is charged on the unpaid balance at 9.9% to 5.9% percent per annum depending on the amount of down payment received from the Purchaser. PROPERTY TAX The statutes provide for a general assessment of real property by the Chief Valuation Officer of the Commonwealth of the Bahamas and applies to all non-exempt Bahamians and all non-Bahamians owning property in the Bahamas. The Property Owners Association has been chartered under Bahamian law and the roads, rights-of-way, parks and reserves have been dedicated to the Association whose responsibility it is to provide the maintenance thereof. Each Purchaser agrees to join the P.O.A. and pay annual dues to P.O.A. which are assessed on a per-lot basis. The current assessment is $50.00 per annum. LAND USE Land use is restricted to single and multi-dwelling buildings ("multi-dwelling" meaning more than one dwelling unit per lot). The lots offered for sale require no unusual drainage or fill. However, clearing and grading of lots are the responsibility of the individual purchaser. The basic soil structure of the Island is oolitic limestone covered with top soil varying from 2 to 12 inches in depth and is suitable for most garden crops. IMPROVEMENTS Streets or Roads. Every individual lot is accessible throughout the year over crushed rock roads or asphalt surfaced roads and have been completed in accordance with government specifications and with the approval of the Ministry of Development. The government does not levy taxes for road maintenance in Great Exuma and, therefore, this is the responsibility of individual property owners through the P.O.A.. Water Supply. Each property owner is responsible for his own water supply which may be obtained from an individual well or from a cistern (i.e. a receptacle for the storage of rainwater). The estimated cost for a drilled well, pump, tank, piping and installation is $2,000. for an average size home, depending on the depth of the well. The estimated cost for an installed cistern is $3,600, depending on its size. Sewage Disposal. Sewage disposal will be by means of an individual septic tank system installation subject to approval by the local Town Planning Committee. The current estimated cost to Purchaser, including installation, is approximately $2,000 for an average size home. Individual Survey. At the time of platting, each building site was surveyed by a licensed surveyor and staked. Street Markers. Street markers are provided at each road intersection, and are maintained by the Bahama Sound Property Owners Association. Drainage. Because of the topography of the land, no unusual drainage problems exist. Natural drainage of ground water results from runoff and absorption into the soil and various impounded areas which have been reserved and developed as lakes. PUBLIC UTILITIES Electricity: Bahamas Electricity Corporation has installed power lines and electricity is available in Bahama Sound Sections 5, 5 East, 6, 6 East, 7 East, 8 East, 10, 11, 11 West, 12, 14, 18 and Ocean Addition East. Telecommunications: Telecommunications services and facilities in The Bahamas are on par with the US and Canada. A 100% digital switching system allows direct distance dialing to more than 100 countries. Television: The Broadcasting Corporation of The Bahamas operates ZNS TV with transmitter power of 50,000 watts ERP, which can be viewed on Exuma. Satellite reception with personal receivers is excellent, and cable television was licensed be The Bahamas government in 1994; however, if is not yet availabe in Exuma. Gas: Bottled gas is available at a cost of about $54.00 per hundred pound tank. AREA FACILITIES Police Protection. Police protection is furnished by the Bahamian government. Fire protection is afforded by the Great Exuma Fire Brigade under the control of the District Commissioner and headed by a unit of the Royal Bahamas Police Force. The Brigade is headquartered in George Town, a distance of from 2 to 17 miles from any subdivision unit. Help is available on call 24 hours per day. Shopping. Food, clothing and other staple goods are available in George Town as well as in other villages on the island. Certain major household items may not be readily available locally and must be purchased in Nassau or the United States. Schools. Elementary schools are located in small villages on the Island with one available within two miles from any subdivision unit. Exuma Senior High School is located near Mosstown, approximately 5 miles from George Town and not more than 15 miles from any subdivision unit. (School buses.) Hospitals. The nearest hospital is in Nassau (135 miles), where the governmentoperated Princess Margaret Hospital is equipped to accommodate 460 patients. In Great Exuma, there is a government-operated clinic in George Town for emergency and overnight treatment, staffed by a resident doctor and nurse. There is also a clinic at Steventon as well as others on the island. Where more comprehensive medical treatment is prescribed, patients are flown to Princess Margaret Hospital in Nassau. Recreation. Recreational activities include swimming, snorkeling, sailing, and fishing. Exuma waters afford reef and deep-sea fishing, and the flats off the southern shores of Great Exuma provide some of the best bonefishing in the world. The harbour at George Town is the site of the annual Family Island Regatta sailing competition. George Town is a headquarters for cruising yachtsmen, and marine supplies are available as well as lodging accommodations. The developer has deeded a 1,000 foot ocean beach on the north shore and a 2,000 foot south shore beach to the Bahama Sound Property Owners Association. In addition, there are lakes and park reserves in residential areas available to purchasers of each and every building site. The Exuma Cays Land and Sea Park wildlife preserve, an area set aside for yachting, skindiving, hiking and observation of Bahama flora and fauna, is a project of the Bahamas National Trust. There are nature trails varying from open dunes and cliffs to dense sub-tropical forests. The park's bird life includes 42 species of nesting land birds. The rare Bahamian iguana also is found here. Public Transportation. Transportation to George Town is available by mail boat from Nassau and by scheduled airlines from Miami, Ft. Lauderdale and Nassau, as well as by charter flight. GOVERNMENTAL AGENCIES Local governmental agencies are headquartered in George Town. Subdivisions are controlled by the departments of Town Planning, Ministry of Works, Ministry of Development, and Lands and Surveys Office. Building permits and zoning are controlled by the Town Planning. MISCELLANEOUS Animals. A valid import permit ($10.00) is required to import any animal into The Bahamas. Dogs and cats from the UK may enter without a rabies vaccination if accompanied by the appropriate veterinary health certificate. Banks. Banking and financial services offered in The Bahamas include asset protection; private and commercial banking; captive insurance; portfolio management; foreign exchange transactions; administration and establishment of trusts; company formulation, securities transactions and mutual funds. Birds. There are more than 200 species of birds in The Bahamas. Boating. The Bahamas is a boater's paradise with some 700 islands, inlets and cays stretching over 100,000 square miles of virtually pollution-free ocean. Chartering a yacht, bareboating, deep-sea fishing or day or dinner cruises are aqua adventure possibilities. Family Islands such as the Exumas are considered among the finest boating destinations in the world. Climate. Having a tropical maritime climate with few incursions of polar air during the winter, The Bahamas generally experience neither frost, snow, sleet, hail, nor extremes of temperature. A unique exception occurred on January 19, 1977, when parts of the northern Bahamas experienced a brief flurry of light snow. The lowest recorded temperature was 41.4° F on January 20, 1981. Winter temperatures seldom fall much below 60° F and usually reach about 75° F in the afternoon. In summer, temperatures usually fall to 78° F or less at night and rise to around 90° F during the day. Sea surface temperatures normally vary between 74° F in February and 83° F in August Constitution. When independence from the UK was achieved on July 10, 1973, a new Constitution representing the supreme law of the land went into effect for the Commonwealth of The Bahamas. The Constitution proclaims The Bahamas as a sovereign democratic state, establishes requirements for citizenship and guarantees fundamental human rights such as freedom of conscience, expression and assembly. It also protects the privacy of the home and prohibits deprivation of property without compensation and/or due process of law. Currency. The speed limit is 25 mph downtown and in congested areas. Everywhere else in The Bahamas, it is 30 mph. Visitors or persons staying but not working in The Bahamas may drive on their foreign license for up to three months. Duty-free Shopping. Renowned as one of the most politically stable countries in the western hemisphere, The Bahamas has enjoyed uninterrupted parliamentary democracy for 268 years since its introduction in 1729. The government gives consideration to citizenship, permanent residency, and work permits for non-Bahamians provided there is compliance with the immigration laws of The Bahamas and policies of the government.
