s a 7-year old girl, Shadi Aghaei remembers riding the school bus along the Boulevard Carnot and Promenade des Anglais in Nice, France, and marveling at the majestic Colline du Château castle, the blue green waters of the Mediterranean, the seagulls cawing, music playing and all the excitement on Castel Plage (beach). She remembers breathing in the invigorating scent of the garrigue that wafts across Nice from the Rhône Valley, sharing a sorbet on the weekend outside Fenocchio Ice-Cream on Place Rossetti with her father, and saying “I love to ride in the bus. I love it here.”

Riverview Condos (Uptown Markham, Phase 4, Building C) He was a successful civil engineer and homebuilder, and he aspired to opportunities offered by the quickly developing economy in North America. They had moved from Iran to Nice shortly after Shadi was born, and now he was preparing to move the family once
more, to Canada. Shadi was soon in Toronto, growing up in North York, attending Étienne Brûlé high school and the Glendon campus of York University. She studied Mathematics, and graduated with her BA in 1994.
Her father began by building fine custom homes around North York Ontario, progressing quickly to townhouse developments and high-rise projects. He partnered with two cousins and their company is now the Times Group, one of the largest developers in Canada.
In 2000 the Canadian Government hired Shadi as an analyst in the regulatory department of the Ministry of Fisheries & Oceans. She was bright and worked hard, and was soon assigned to natural resources policy. She had learned about real estate and
construction from her father, from her studies at York, and from her interest in architecture and clean energy. It was not surprising that she gravitated in this direction, eventually working in Canada’s real property branch. After many years of good performance
she was rewarded with responsibility for the government’s largest energy service acquisition program. She was tasked with modernizing 107 government facilities in the Ottawa region. It was challenging,” she says, “due to its scale, and also due to the need for public/private cooperation.

To any woman with ambition I would say ‘Be strong and don’t sweat the small stuff. Keep your eye on your values and goals and you will accomplish great things.’” Looking ahead Shadi is working to expand the idea of community development beyond condominiums to innovative premium level seniors concepts. She is toying with modern definitions of ‘community’ involving friends who wish to age together as a group,

SUSTAINABLE ARCHITECTURE AND PEACEFUL SANCTUARY MEET ON A TRANQUIL ISLAND
W
hen architect Nick Troubetzkoy came to St Lucia Island on assignment, he had no idea of the labour of love before him. Or the challenge of creating a green masterpiece on a virgin cliff face for that matter.
laid back approach to life of the handful of people living there. He resolved to create his ultimate masterpiece right there in the rainforest. He wanted to encapsulate that green beauty in 25 luxury suites, each with one entire wall open to nature.

while doing away with air-conditioning because it couldn’t work. Instead, Nick Troubetzkoy placed a pool on the rim of each balcony he made of local materials, and with uninterruptable views of Jade Mountain across the water. The entire resort is an extravaganza of water in ponds and streams and waterfalls that naturally cool the air. winter 2019
Every drop comes from reservoirs fed by island runoff, and passes through a filtration plant as it flows. The only sound is the gentle tinkling of the water. Nick Troubetzkoy explains: “What I’ve really wanted to do with Jade Mountain is re-evaluate and redesign the basic concept of a holiday hotel experience. I wanted to create individualized spatial environments that would enable guests to forget about the furniture or the fact that they’re in a hotel room. winter 2019

And so he set himself the target to create an organic vision of his dream of personalized guest space, which inspires an almost spiritual emotion. He had no mechanistic plan created on CAD back at the office in the city. Instead, he improvised as he went along to create a dramatic ambience in each sanctuary he built. He increased the vision of a deserted island by replacing corridors with long, suspended air bridges that were the only way to reach a sanctuary and the magnificent vista beyond. However, perhaps the greatest attraction is the private bathing pool. Indeed, pure organic water becomes an extension of living here. Sanctuary pools are raised eighteen inches above the floor to bring them to the level of the bather, who can lounge on the two-foot-wide coping without having to kneel down. They can run their fingers through the water without actually getting wet, or immerse themselves intimately in liquid warmed by the sun. Everywhere you look in Jade Mountain there seems to be water with iricandescent glass tiles reflecting through. This unlocks a profound potential to get grips with the true magic of the island the Amerindian people called Iouanalao, meaning land of the iguanas. In essence, to forget about everything but experiencing the psychology of the space on an emotional almost spiritual level. When you combine the water with the air in this way, I believe you unlock a profound potential for an almost magical level of enjoyment and celebration – a magic that may well be the ultimate

achievement at Jade Mountain.” Nick Troubetzkoy developed an affinity for the local people as he planned his great masterpiece on St Lucia Island in the Caribbean. Truly sustainable architecture must improve the quality of their life too, he reasoned:
It was my ambition from the beginning to create an environment that fully captured the island’s beauty. Whether or not I’ve been successful in that effort is up to others to decide of course, but on balance I believe that we have made this part of the island a better place since those early days.

Construction obeyed in an organic vision after building a structural deck to support the architect’s flights of fancy at succeeding levels. Here is no modular, rectangular structure. Sculpted reinforced concrete follows vision cast directly onto wooden formwork.

Here are few sharp angles either, causing Jade Mountain to appear to flow out of nature. Tens of thousands of cubic metres of concrete were prepared individually in small mixers, because concrete-delivery trucks could not access the site. Instead, they used chutes and wheelbarrows for continuous pours. A small army of St Lucia artisanal workers achieved this remarkable miracle of love through thousands of hours of backbreaking physical labour. Jade Mountain literally grew out of the ground, says Nick Troubetzkoy. One plank, one nail and one shovel’s worth of sand, cement, gravel and concrete at a time. If Jade Mountain appears to rise fresh out of the earth, that’s perhaps because first priority was sourcing local materials for responsible finishes. The sand, gravel, and rose-gray, hand-split stone cladding was sourced from the site. Much of the remainder is from other Caribbean islands, including blush-colored coral plaster finishes from Barbados, arrays of coral tiles from Dominican Republic, and various tropical hardwoods from Guyana. Artisans worked the timber by hand to extract the subtle colours and textures on doors and other fittings. St Lucia benefited as they discovered their talent and learned new skills for future projects. Every indigenous plant in this symphony of sanctuaries grew in the nursery on site. All surplus material was donated to the locals for their homes.

Obtaining United States Green Building Council LEED certification in 2016 was almost an afterthought, although perhaps it was one of the greatest achievements as it confirmed the project benefited people, planet and profit. Travelite followed up the next year

with gold certification for socioeconomic and environmental aspects, and reaffirmed its recognition in 2018. Jade Mountain and Nick Troubetzkoy’s sister resort Anse Chastanet are still the only recipients on St Lucia Island of this award.
Travelite was particularly impressed by passive lighting and ventilation in the sanctuaries, and the way the external facade captures water for koi ponds and vegetable gardens. They also appreciated the way the natural coral tiles on roof tops and walkways reflect solar heat.

However, Nick Troubetzkoy’s greatest triumph was the lasting gift he gave the island beyond the resort boundaries. The workforce did not only receive surplus construction materials free for use on their own properties. The project was also instrumental in the coral reefs of St Lucia being declared a marine reserve.
Most of all, I prize the spirit of ongoing creation that has for me always been the heart of this beautiful place. If we captured a portion of the island’s beauty and quality of life in our work here and can share it with visitors, then I think we’ve done something of real value.

Its shell is constructed in carbon fibre and lightweight aluminium with copper decorative details as a nod to Bentleys of the yesteryear. The doors open both outwards and upwards and are 2 metres long, making every entry and exit a statement. In the very best Bentley tradition, its silhouette is sleek and muscular at the same time, making this car instantly recognizable as a car from the Flying B family. As the first step towards sustainability, the finish of the EXP 100 GT is a very special shade of green. The sustainable and environmentally friendly Compass 30

It’s important to stress that all the natural materials in the EXP 100 GT are sustainable and environmentally friendly. For example, the remarkable copper Infused Riverwood is a sustainable wood from naturally fallen trees that has been preserved for 5,000 years in peat bogs, lakes and rivers. It has been sourced from The Fenland Black Oak Project, a British organisation set up to preserve this material for future generations. Next, the door panels are crafted by Hand and Lock, the London-based embroidery company that employs traditional techniques that date back to 1767.
colour is created using a Colourstream pigment synthetically made using rice husk ash. This bi-product of the rice industry has been remanufactured for the Bentley EXP 100 GT to become a shade that perfectly suits the car’s silhouette and its beautiful spectrum of autumnal colours inside and out. Exterior lighting plays a major role in EXP 100 GT’s dramatic charms. The Flying B mascot and smart, illuminated matrix grille come to life as one approaches the car, with light dancing across the dramatic grille, through the iconic mascot and along the long bonnet central spine of the car and into the cabin. The weight of Bentley’s visionary car is kept under 1,900kg and it promises remarkable performance with 1500 Nm of torque, 0-60 acceleration in 2.5 seconds and the top speed of 186.6 MPH. Enhancing the occupants’ experience of their extraordinary journey in the Bentley EXP 100 GT is the Bentley Personal Assistant AI. This advanced, intelligent system defines the Grand Tourer of the future as it delivers a highly personalised experience to the passenger based on five distinct modes with individual characteristics: Enhance, Cocoon, Capture, Re-Live and Customise. Interaction with the AI is made through hand gestures made to the front or rear Cumbria Crystal interfaces that intuitively interpret the commands. Enhance harvests inputs from the outside environment, such as light, sound, smell and air quality, offering a holistic grand tour, and a feeling of open top motoring from under the glass canopy. Cocoon creates a protective space, including air purification and glass areas that turn opaque for privacy; while Capture records experiences from both inside and outside the car which become part of your car’s unique history. Re-Live replays highlights of your Grand Tour, while Customise combines elements of all the different modes and are individually selected by the driver or passenger. Next, Adaptable Biometric Seating uses the Bentley Personal Assistant data to tailor and deliver unmatched comfort during every ride. The seats can be positioned in three ways depending on whether the car is being personally driven or autonomous, while the active component of the seating senses the occupants’ needs and responds to offer additional support when necessary. In addition, biometrics are embedded throughout the Bentley EXP 100 GT to track eye and head movements, even blood pressure. It represents the future of customised, in-car comfort far beyond any seating experienced in a modern-day car. The Bentley EXP 100 GT features air and sound curation that promotes self-care and well-being in the car. These create a physiological, health-enhancing environment for passengers, promoting increased mindfulness in the cabin. For example, Capture mode on Bentley Personal Assistant brings the external environment into the cabin, creating an open-top driving experience without taking the roof down. It also cocoons passengers – blocking and filtering air pollution in cities. The Bentley EXP 100 GT has passive and active air intakes in the front grille, cooling the drivetrain and batteries that drive the car’s powerful electric motors. Unwanted air is channelled out of the car at the rear to aid aerodynamics. The Air Purification System is located in the boot space to purify air before it is supplied into the cabin, with deployable air vents on the rear passenger shelf and static vents on the front passenger panel. The air vents undulate giving the appearance that the car is breathing and alive. Meanwhile, CO2 levels in the cabin are constantly monitored to maintain air quality. As well as capturing exterior scents, Bentley has developed a unique scent for the Bentley EXP 100 GT. Created in collaboration with ethically-aware fragrance house 12.29, it builds on the rich heritage of Bentley, incorporating sandalwood and fresh moss. The Bentley EXP 100 GT also puts passengers in control of how they disconnect and reflect, enhancing mindfulness by allowing occupants to live in the present. As screen-time become ever more present, these disconnecting, relaxing experiences have gained luxury status. Rotary switches fashioned from copper and aluminium add tactility in a digital world. The in-car displays enhance the grand tour experience using augmented reality, or can provide a relaxed cocoon on demand. All displays use a simple, intuitive interface that includes transparent OLED information displays in the doors, automatically darkening glass, and a front entertainment screen for displaying films, live video and other media when the Bentley EXP 100 GT is in autonomous driving mode. Thanks to the EXP 100 GT, Bentley has taken huge steps towards designing the ultimate luxurious grand tourer for the future. D
esigned by Ha2 Architectural Design and built by RND Construction, Galleria is located on a challenging, west-facing, narrow, and long lot, measuring 33-feet wide by 125-feet long. The design made use of every inch of floor space in this 2,915-square-foot architectural gem, allowing it to bask in daylight throughout the day. This was achieved by finding the right balance between building height limitations, raising the ground floor and sloping the driveway. Skylights sprinkled all around make this open concept truly a unique urban sanctuary. Circulation is a feature component, where form and function seamlessly 38

co-exist. The owners have the option to choose the scenic artistic journey up the extraordinary staircase, or travel by elevator, to enter the home. Simultaneously, when an onlooker observes Galleria at a distance, its dramatic angular volumes thrillingly animate this casual passerby’s experience. A large white defining balcony sets the stage upon arrival, flanked by a rich cedar backdrop. Above, an industrial-looking silver metal office volume is proudly propped up by the grey masonry base, which mirrors its angles and replicates the thin, irregular, and linear exterior patterns. The remaining upper portion of the home is clad in black steel siding, silently allowing the two former elements to awe you. Galleria is true to its
name because it’s a showpiece home and showcases art within. Each of its builtin architectural features are sculptures themselves. Upon entry, you are seized by the custom fireplace, followed by the live green wall trellises, which serve as a gateway to the green room. This unique space faces a breathtaking two-part circular staircase at the heart of the home, allowing you to enjoy the art all around the perimeter walls, as you journey up to the private living quarters above. Also, a floating kitchen island emulates the angles from the exterior volumes. Galleria is located on a narrow lot, allowing the home to have a long and slender design with a large south-facing side yard façade. winter 2019
The circulation between spaces is a crucial feature within Galleria, with each space naturally flowing into one another. Attention to detail and a creative play on the modern form make Galleria’s openconcept interior and angular exterior exquisitely unique. Galleria’s distinctive design, in collaboration with its innovative green features, makes this home truly a work of art. Galleria meets the performance requirements for both the Energy Star and R-2000 programs with an energy rating system value of 90. When compared to the building code, this home operates 57 per cent more efficiently and reduces greenhouse gas emissions by 8.8 tonnes/year. Galleria’s large windows, skylights and open-concept interior allow warm daylight to penetrate deep within the home. Its tripleglazed, argon-filled glazing with two low-e coatings significantly reduce the heat flow through the windows. South-facing windows are used for controlled passive solar heating. Here are some of home’s Green features: Galleria uses all LED lighting, with most fixtures having a dimmer function. All appliances are Energy Star-certified and the gas fireplace uses a spark ignition, eliminating the need for a pilot light. A drain water heat recovery system is installed in the showers to capture heat from greywater. The home incorporates a high efficiency HVAC system zoned separately for each floor. The garage has an electric car-charging outlet. Interior finishes were chosen to have the lowest VOC content to improve the indoor air quality. Recycled and sustainably sourced materials are used for many of the home’s components. Advanced framing techniques were used to maximize insulation levels and reduce lumber while improving airtightness throughout the building envelope. These methods reduce the home’s energy needs significantly over and above the building code requirements. This is conveyed through the home’s energy rating system and airtightness of 1.4 ACH at 50 pascals. The previous home was carefully deconstructed and its salvaged components were donated to Habitat for Humanity. Galleria has won three awards: Ontario Home Builders Association (OHBA) Best Custom Home under 3,000 square feet; Greater Ottawa Home Builders Association (GOHBA) Best Custom Urban Home 3,000 square feet and under; as well as Housing Details awards.
