Winter is definitely here and sunny Nelson has now had enough rain to keep everything green and lush. So now we can wrap up and enjoy the crisp clear winters days that Nelson is also famous for. For me, I don't think winter, or the cold weather slows things down too much, with great sales in April and May elevating my position within Bayleys Realty to number 16 Nationally for residential sales. No news is good news ANZ chief economist Cameron Bagrie

This year’s Budget came and went with little fanfare for the property market – perhaps a case of no news is good news. In the last month we have seen a rebound in building approvals and a small lift in property sales. Mortgage approvals are currently tracking above levels seen in 2010. The record underlying deficit in the economy for 2010/2011 outlined in this year’s Budget came as no surprise. The tight budget will take some pressure off the Reserve Bank of New Zealand in terms of how high the Official Cash Rate would otherwise need to go. The 2.2 percent rebound in building consents in March was to be expected. Of late this has been helped by the upward trajectory in the housing market, and this is helping to underpin the demand for residential construction. Nationwide, house sales rose a seasonally adjusted 0.3 percent, which followed a 4.5 percent rise in March. Property sales have continued to lift from their late 2010 trough, but they remain around one third below historical averages. There have been signs of recovery in the Canterbury property market, with April sales volumes managing a hefty 54 percent seasonally adjusted increase compared with March, but were 16.3 per cent lower than levels seen 12 months earlier. House sales outside of the Canterbury region have showed mixed results. In seasonally adjusted terms, the median number of days for a property to sell decreased ever so slightly from 45 days to 44 days. The number of mortgage approvals – a timely barometer of pipeline activity – shows activity above what was seen in 2010, but still below the number seen in 2008 and 2009. The Christchurch earthquake has muddied the picture in terms of gauging the impact of migration on the housing market. However, the latest migration data from Statistics New Zealand suggests that the net migration slowdown following the Christchurch earthquake is not likely to turn into a mass exodus of residents. The smaller net outflow was driven by a five percent seasonally adjusted fall in permanent and long-term departures.


How to make the best impression

First impressions last – the same is true for property sales. Just a few small changes can make your home more appealing for potential buyers, and contribute towards a quicker sale. Here are some tips to prepare your home to make the best impression on potential buyers. 1) Ban the clutter. Removing the clutter from your home may not be easy, but the more effort you make, the larger the spaces in your house will seem, and the more appealing this will be for potential buyers. A good start is to get rid of excessive items. This can range from putting toys away, removing excessive items from bookshelves and cabinets, to removing unnecessary furniture. Remove the jumble of bottles and lotions from your dresser and in your bathroom. Try to clear out the garage and any spare rooms as much as possible. 2) Make small repairs. What may seem like small things such as chipped paint, discoloured walls or cobwebs in the corners of rooms will catch the eye of prospective buyers. Take a look around your house – fix or replace broken blinds or curtains, replace broken tiles around kitchen counters, bathtubs or showers. Give the hob, oven and refrigerator a good scrub and unload the dishwater. Clean your shower and bath. You want to avoid making the impression to potential buyers that your home is difficult to keep clean. 3) Make every entrance matter. The first steps into a potential new home can mean the difference between instant like or dislike. Make the front garden look tidy and easy to maintain. Ensure your front lawn is freshly mown, edges are trimmed and the garden is free of weeds, your welcome mat is dirty and worn, clean it or buy a new one. Ensure the entrance way is tidy, clean and uncluttered. The same goes for each bedroom, lounge, kitchen and bathroom. 4) Accessorise. Just as a nicely placed pair of earrings or new set of cufflinks can accentuate an outfit, so too can accessories add warmth, colour and charm to your home. Common tricks including hanging mirrors on the walls to make the space appear larger. Using bright colours on the bedding and for towels in the bathroom can spruce up any dull room. A wellplaced vase of flowers can add beauty to each room, as can an attractive piece of artwork. If you place brighter light bulbs in every socket this will make the room appear brighter and more cheery.


HOLLYWOOD MANSIONS FOR SALE: WELCOME TO CANDYLAND A 56,000-square-foot mega-mansion located in the ultraexclusive Holmby Hills neighbourhood, The Spelling Manor is not only the largest home in Los Angeles, but also the most expensive residential real estate listing in the United States, priced at a staggering $150 million. Starting in 1991, socialite Candy Spelling spent four years planning and building the monstrous mansion with her late husband, Aaron Spelling, the prolific TV producer behind Beverly Hills, 90210, Charlie's Angels and Dynasty. Now, Candy is hoping to sell The Manor and downsize to more manageable digs -- namely a 16,000square-foot penthouse in L.A.'s Century City.

BEN STILLER'S MEDITERRANEAN COMPOUND There's something about Ben Stiller ... and his three-home Mediterranean compound. Stiller might stalk criminals (Starsky and H u t c h ) , s t r u t t h e c a t wa l k (Zoolander) and fight off prehistoric beasts (Night at the Museum) for a living, but the newest credit to add to his resume? Home seller. He and his wife, fellow Dodgeballing a c t r e s s C h r i s t i n e Taylor, have listed their three-home compound in Los Angeles' Outpost Estates. Stiller started assembling the three-parcel property in 1999 when he bought the main six-bedroom house. Then, in 2001, the actor paid an additional $1.84 million for an adjacent lot with a five-bed, five-bath home and an additional vacant lot, where he built a one-bedroom guesthouse. The main Spanish-style home has intricate tile work and lots of indooroutdoor living space with gorgeous landscaping, and the second (more understated) home boasts stunning views of the valley below.
