WIND FARMS: Do they affect home prices?

with Graham Wilson, managing director of DDM Residential in Grimsby NEARBY wind farms do not have an adverse affect on house prices, according to a Grimsby estate agent. One of two recent reports published by the London School of Economics suggested large wind farms have an adverse effect on house prices, seeing some drop by as much as 12 per cent. But a separate report by the same authors states that there has been little, if any, change in house prices due to the location of wind farms. Graham Wilson, of DDM Residential, in Grimsby, said he did not believe the findings of the first report. He said: “From the outside looking in it would appear that this is something that could have a real impact on the market, but to be honest I wouldn’t say it would have a big affect on the price of the house its self. If anything it would stop someone buying a property. “You have to consider whether or not there are wind turbines within the view of the property, which would be one of the main issues. “However, here at DDM Residential I can’t say it is ever really a problem we have come across. Here in Lincolnshire it doesn’t seem like it is as much as of problem as it might be in other places.�

Valuation clinic turns 21 I T IS now just a few weeks short of 21 years since the very first free weekly antiques valuation clinic was staged in the area. That the clinics are still going strong is quite an achievement, particularly given that it was feared the event might be a complete flop.

The first session was staged in Brigg in June 1993 by the old DDM Group’s Antiques & Fine Art Department, a business that, after several changes of hands, is now owned by CJM Auctioneers. The man who took that first session was Robert Horner, now an independent valuer and a CJM consultant. The weekly clinics would prove to be a great success but back then they really had no idea what would happen when they opened the doors for the first time. Was there really a large public demand to know about the history and value of family heirlooms or old collectables or would the event quickly fall flat? “‘We thought people would be interested”, says Robert, “but we knew there was a danger that we were going to have to spend the next couple of hours entertaining ourselves, with an empty waiting room, egg on our faces and a much-heralded service that would have to be quietly dropped as soon as everybody had forgotten the launch.” In fact, by 9.15am they had run out of chairs in the waiting area, and they found themselves working flat out for the next three hours as people and objects flowed through. They have kept on flowing ever since with thousands of objects, emerging from mysterious parcels, tightly clutched cardboard boxes, supermarket bags and even bin liners. The value of these objects now certainly runs into many hundreds of thousand of pounds, quite possibly millions.

The items brought in to discovery sessions have ranged over every imaginable field of antiques and collecting, from pottery and porcelain through silver and jewellery, to militaria, postcards, books etc. There have even been instances where people have loaded up seriously large pieces of furniture (valued in the car park.) From an auctioneer’s point of view, the pleasure – and the challenge – of the valuation clinic is that there is just no way of knowing just what is going to come through the doors. People do not have to book, they can just turn up, with anything, and they do. We will see objects ranging from the sublime to the completely unbelievable. Just how off-the-wall some of these sessions can be is perfectly illustrated by a recent clinic in Scunthorpe. First through the doors was a pair of doodles that were, supposedly, done by John Lennon. The story that came with them was that the Beatle had given them to a New York hotel porter for help with the luggage. They were initialled JL and dated 1969. They may have been just casual doodles but if they were genuine then they would have made at least three or four thousand pounds at auction. Unfortunately our research established that Lennon could not possibly have given them to a New York hotel porter in 1969. He was barred from entry into the United States for the whole of that year because of a drugs conviction in London in November 1968. The next artwork to be brought in to the clinic was a collection of drawings and paintings by Charles Bronson – the man who has been described as the most dangerous prisoner in Britain. Originally jailed in the 1970s for a post office

robbery that netted £26, after assaults on prison officers and other inmates, hostage-taking and countless rooftop protests, Bronson remains inside to this day. The pictures are undoubtedly genuine but estimating what they are likely to make when they go under the hammer in a few weeks time is challenging. Whilst some of his paintings have sold for into four figures, the expectation is that these are likely to go for £100-£200. Often people are aware that their treasures are interesting but not sure how valuable. For example a Rolex watch is going to make something even if it is 54 years old and in pretty poor condition after many years of use. However a lady from Market Rasen thought we were winding her up when we telephoned to say that her late husband’s battered Oyster Perpetual GMT Master had sold for £5,160. (It was an early example and its sale attracted enquiries from all over the world.) Similarly, another local family were aware that a Wisden “Exceller” cricket bat that was used on the 1928-29 Ashes Tour in Australia – and signed by both teams – was a collectable but rather surprised to be told that it would make £1,000 at auction. Many of the most interesting stories to come out of the discovery days centre on the objects that were thought to be worth so little that they were actually thrown away. We’ve seen paintings, drawings, furniture, books, collectables and even medals that were rescued at the last moment. Earlier this year we saw a collection of gold and silver Grimsby Town medals, in one case dating back to 1887, make several hundred pounds after being saved from a skip. Of course not everyone is interested in selling. Many people simply want to find out more about

things, which may have been in the family for years. We understand that and we are delighted to be of assistance as part of the saleroom’s service to the area. t the end of a hard day’s filming, Silent Witness star Emilia Fox likes nothing better than to venture into her oasis of calm, with its walls of lavender, pretty clematis and fragrant roses.

The south-facing garden, which complements her elegant Victorian home in west London, was lovingly created with the help of her garden designer pal Sue Gernaey. Emilia says that if she could change her own career, she would become a gardener. “I’m constantly begging if I can come and work for her (Sue), so I can give everything up and become a gardener,” says Emilia, the daughter of actors Joanna David and Edward Fox. The garden has been a labour of love for the 39-year-old actress, who is the face of B&Q’s new campaign to replace all polystyrene packaging in its range of bedding plants and use non-peat compost. “When I first moved in, the garden was full of rocks and stones and lots of odd protruding wood, but it had a lovely, huge bay tree and I’d always dreamed of having my own proper English country cottage garden. I’ve always found cottage gardens very romantic and I’m probably a bit of an old romantic. “So, we took the whole thing out and started from scratch. It’s the most rewarding thing I’ve

FTEN the first question landlords ask themselves is: “Shall we rent our investment property unfurnished or furnished?�

Recent market research by Lovelle Bacons, one of the region’s largest letting agencies, has detected an increased demand in furnished lettings, however, unfurnished lets still make up more than 90 per cent of local lettings. The demand of private rented accommodation is still at a strong level and it appears more and more tenants are now seeking both furnished and unfurnished accommodation and it looks as though this is going to continue, prompting corporate landlords to increase their property portfolios. It is true that corporate tenants who are looking for short to medium-term leases still require furnished accommodation as well. Residential letting is now an important and dynamic part of the property market. Once we have escaped from the mind-set of “having to own a house�, renting can be seen as an attractive and flexible option. The different type of lettings are : ■Unfurnished – many tenants prefer unfurnished (or part furnished) as, being quite mobile, they bring their own furniture and prefer to use their own items, particularly beds.
