ith a brand new year recently ushered in, now is the time to harness the motivational energy of the season by reinventing not only some personal goals and ambitions, but also the look and feel of the hearth and home. Sylvia Flores, owner of Furniture Trends & Designs, suggests undertaking an interior design reinvention on a regular basis. “It’s important to redefine your space. It gives a spark to your home,” she said. “The only way to enjoy your home is to redefine it often.” For the coming year, Flores suggests taking a minimalist approach to revamping home decor while also paying attention to the pieces of furniture that will define each room, whether it’s an armoire, a piece of artwork or an armchair. Once the look of each room has been identified, Flores said she keeps a collection of unique, classic lamps and other accessories in stock that will complement any style or theme.
House Beautiful predicts home decor in earthy green colors inspired by matcha green tea will surge in popularity during 2016. Lighting will also play an interesting role, as unique pendant lights will likely replace the beloved chandelier. The Wall Street Journal predicts that rosy metallics, natural fabrics like jute, mid-century modernism and industrial chic will see a sharp decline in popularity this year. Instead, interior designers will be trading their natural fiber rugs and distressed metal stools for black
metal fixtures, rounded furniture and traditional, old-world ornamentation like tasseled pillows or tapestries. Flores said many of Guam’s interior design trends aren’t always driven by the styles and colors that become popular stateside. The island’s homemakers and homebodies enjoy furniture that reflects their unique personality and interests. Ben Labajo, store manager of Home Deco, said customers have shifted their color palates in recent years. In the past, safe earth tones such as brown and black have been popular colors for furniture in all rooms. Today, more and more customers are purchasing furniture that has lots of character, usually in bright bold colors like orange and blue. “People are looking into different choices and they’re willing to make that choice,” Labajo said. Many of his customers know that the more expensive items are made of high quality materials, so they are better suited toward their personal tastes and also last a very long time. Flores predicts the next trend in interior design will be antique natural materials or taupe walnut finish. Labajo said bold colors will continue in popularity, as well as expressive patterns and prints.
Labajo said one of the most important things to do before going shopping for new furniture is to do some research and to know exactly the kind of materials and the quality of the home decor. “The material of the item, what kind of fabric, leather or wood is a big factor to consider,” Labajo said.

oming home to a resort-style garden would feel like being on vacation every day of the year. Unfortunately, outdoor areas are often given little to no design attention and it shouldn’t be that way. What surrounds your home is just as important as what is inside it. Thoughtful landscaping can complement your home’s architectural design and add overall value while providing low-level exercise and decreased stress levels. The right plants and flowers can greatly enhance your home’s curb appeal and boost your personal level of zen by adding color, texture and even fragrance to your yard. Here are some tips to help you create your very own Garden of Eden:
Foliage and Trees Combine lively and colorful easy-care plants and flowers that wont triple your water bill, and plant them in groups of odd numbers (three, five, seven, etc.) to create a broad stroke of color and texture. For maximum impact, position plants with contrasting foliage next to each other to create drama and interest. Palm trees and bamboo provide the peaceful sound of foliage rustling in the wind while creating a fernlike shady ceiling and privacy screening.
Herbs and spices If you love to cook, try growing herbs and spices such as cardamom, lemon-grass, coriander, basil, dill and mint, which grow well among tropical shrubs in shady, moist spots. Not only do they contribute wonderful flavors and aromas to a wide variety of dishes, they smell fantastic in the garden and help deter pests.
Garden Care In Guam’s tropical climate, plants seem to explode out of the ground and must be pruned into submission or they’ll take over. The best time to garden is early morning, before the island heat and humidity kick in. Take a stroll around your garden each morning and prune as you go. Keep your garden healthy by shredding and composting everything you prune and recycling it back into the garden to help keep up the nutrient value of the soil.
Container Gardening When space is limited but enthusiasm isn’t, a container garden is your best bet. As long as it gets adequate sun, a patio or balcony can provide space to grow a range of plants without demanding much time or labor. Even a sunny windowsill can cultivate a tiny garden. In addition to growing flowers, a small container garden can produce a wide variety of vegetable crops in pots. Tomatoes, basil, chives, thyme, and other herbs are quite happy to grow in pots and don’t take up a lot of space. You don’t need a big yard or a green thumb to create your Eden. If you have very little space or experience, start out with just a few houseplants and expand into gardening in containers. For novices who want to learn the basics of gardening, the Internet is a vast resource for practical information. Talking to experienced gardeners is another great way to get started.

BIG BUILDING, capital village charm By Dance Aoki
A
cross the street from the statue of Chief Quipuha, one of Hagatna’s most visible commercial properties is now for sale.
The two-story 16,000 square foot property at the corner of Marine Corps Drive and Route 4 was once the long-term home of Designers Direct, and decades before that, the building was also the Guam Power Authority’s main office building. The owners of Designers Direct are now selling the property for $3.5 million. Possibilities are endless for the open floor plan of the first and second floors with 8,000 square feet on each floor. There is space for an additional office on the roof, which opens to a rooftop that can also be utilized if the new owner chooses to do so. Customers will be able to gladly avoid the side streets of Hagatna when they come to visit thanks to the 24 parking stalls included with the property.
All together, the building sits on about 18,000 square feet – almost half an acre of land – in the heart of Hagatna. It’s close to high traffic areas like the Chamorro Village, the Agana Shopping Center, local banks, businesses, coffee shops, restaurants, and cultural landmarks such as the Dolce Nombre de Maria Cathedral-Basilica. Across Marine Corps Drive, the mouth of the Agana River pours out into the Philippine Sea, a setting that was once the inspiration for the Guam seal. In the coming months, Hagatna will be undergoing even more development as the local government begins to pave the way for the 12th Festival of the Pacific Arts, which is set to take place from May to June near the Chamorro Village. In advance of the festival, another cultural landmark is set to open in Hagatna: the Guam and Chamorro Educational Facility, also known as the Guam Museum.
The village is expected to see even more additions as plans for the renovation of the Guam Congress building come to fruition, and the public library sees a renovation. These revitalization efforts are part of a local initiative that has brought government, community and business leaders together to revitalize the island’s capital, in hopes of turning it into a walking city, enjoyable for locals and tourists alike. A restaurant or bar could easily fit into the landscape of the village, but any commercial business would be able to capitalize on the historical charm of a landmark building and the growing excitement that surrounds the neighborhood. Christopher Felix of Century 21 Realty Management Company is co-listing this historic property with Anthony Godwin of Today’s Realty. To learn more about the property, search MLS listing 15-3800, or contact Felix at 647-5003.
