Economic markets are often described in simple terms. Supply and demand. Winners over losers. Haves vs. havenots. For today, I’ve picked the pendulum. The famous, old museum piece that fascinated generations of kids as it swung inevitably from side to side with little effort and absolute predictability. San Diego’s real estate market is quickly arching away from inventory glut to a serious lack of choices for action-ready buyers. Seasoned agents have been predicting this for sometime. In urban markets where high-rise product is the norm, developers don’t build in phases, so the planning/construction process is much longer. With no new residential construction underway in the metro area, inventories have been slowly whittled down to 40 percent of the high mark. If your agent is telling you “now” is the time to buy, it’s because NOW REALLY IS the time to buy. The old saw about waiting for the market to bottom is a fools-game of bad choices. Those who wait for the bottom usually get bottom-of-the-barrel properties - the ones that languished on the market while better homes were snapped up. The low-ball offer strategy has vanished as a way of getting a good deal. We are on a march toward a market where demand and supply are near parity and sellers are getting closer to asking prices. You may be getting a note from one of our experienced, committed ARG sales associates stating that now is a good time to sell your home. It is. In fact, it’s the best time to market a property late 2005. Are prices back to their peaks. No. But buyers are in the marketplace with cash and REAL loans. ummer is officially here, and San Diego has to be one of the best places to be outdoors at this time of year. San Diegans have the reputation around the country of being a bit more laid back and friendly than most people and for good reason; we live somewhere the weather is amazing year round and we can we can partake in a huge array of outdoor activities all within a short drive in any direction.

As someone who is from a small group of those native to San Diego and an outdoors enthusiast, I can attest to the great recreation that San Diego offers whether it be Sunset Cliffs or Balboa Park. However, there are also many hidden gems that for some who have lived here their whole lives may be unaware of and they are a short walk, bike or car ride away. Each issue I will share some of these different activities, indoor and outdoor, that San Diego’s neighborhoods have to offer. San Diego’s outdoor activities and weather are two of the reasons people choose to call San Diego home. Regardless of what neighborhood you live in, every area offers something unique, fun and undiscovered. With so many amazing places to take day trips the recommendations could go on forever. So here are some places that represent San Diego’s diversity in outdoor recreation.

F

irst on the must-see and experience list would be Cowles Mountain, located in the neighborhood of San Carlos within San Diego’s city limits.

Its 1,593-foot (486 m) summit is the highest point in the City of San Diego. The hike to the top is 1.5 miles (2.4 km) long and an elevation change of about 950 feet (290 m). This trail is on the corner of Golfcrest Drive and Navajo Road. A much-less-used but maintained trail begins near the intersection of Boulder Lake Avenue and Barker Way. This trail meets the main trail near the summit. The summit is a very popular destination for hikers, runners and those who enjoy a breathtaking view of San Diego. It is also very dog friendly and kid friendly so you can easily make it a family trip. For those who are not avid hikers or runners the best way to enjoy the summit safely is to pace yourself, particularly if you have dogs and small children with you. It is best to make sure you have the proper shoes, water and ideally a lunch to enjoy when you reach the top.

The summit is very safe and there are a large number of people who use the summit daily along with park rangers that are on duty during business hours. It offers a panoramic view of San Diego that just has to be experienced. You can look in any direction and see beautiful blooming wild flowers, red cliffs, birds and a wide array of wildlife. It is a San Diego one-of-a-kind treat, particularly this time of year.

et another amazing hike can be found sitting atop a very secluded beach known in San Diego as Black’s Beach. This area is not only gorgeous and full of breathtaking scenery it also boasts a good hike down the cliffs with a view and sunset to die for and it is one of the cleanest stretches of beach. Black’s Beach offers the only nude beach in San Diego. For those who wish to leave their clothing and bathing suits behind the beach is divided into a clothing side and a clothing optional side. Both areas are clearly marked and lifeguards are on duty to enforce this. The clothing optional portion of Black’s Beach begins about 100-yards (91 m) south of the trail leading to the Torrey Pines Glider port, and runs north for approximately 1.1-miles (1.8 km) to the steel buoy south of Flatrock. Both sections of the beach are technically part of Torrey Pines State Beach. This beach is a great place to bring a lunch and spend the whole day enjoying the sand and surf. Black’s is also known for having great surfing conditions for any level of surfer. Be mindful that there are areas where there are very strong rip currents. Make sure that children are supervised at all times and do not go too far out. Simply put - know your limits. On just about any day at Black’s you can see dolphins jumping through the surf in pods, so be sure to bring your camera. Black’s Beach is located about three miles north of the popular La Jolla Shores beach in La Jolla, below the bluffs of Torrey Pines, which extend up to 300-feet (91 m) above the sandy beach.


There are a few options to gain access to Black’s Beach: Torrey Pines Gliderport Trail – the most popular route to Black’s Beach is via the trail from the Gliderport, located between the Torrey Pines Gliderport and the Salk Institute for Biological Studies. This steep rugged trail down the 300-foot (91 m) cliffs is usually well maintained by advocates of the beach, but the city of San Diego posted a “Do Not Use” sign there, as the Torrey Pines cliffs are unstable. Salk Canyon Road from UCSD – Students from the UCSD have access to this steep, 1⁄2-mile (0.80 km) long gated paved road at the southern end of Black’s Beach, which is popular with surfers. The clothing optional portion of the beach begins 1⁄2-mile (0.80 km) north of this access point. Torrey Pines State Beach – If the tide is low, a 2-mile (3.2 km) walk south from the parking lot at the base of Torrey Pines State Reserve, along the steep cliffs, and past Flatrock will get you to Black’s Beach. The route is blocked at high tides. La Jolla Shores – If the tide is low, a 3-mile (4.8 km) walk north from La Jolla Shores beach, past Scripps Pier and the rocky tide pools of Scripps Beach will get you to Black’s Beach. ission Bay recreational area and water park boast a wide array of activities for just about anyone. Located in the south part of the Pacific Beach community of San Diego, Mission Bay is a saltwater bay and is the largest manufactured aquatic park in the country, consisting of 4,235 acres (17.14 km2), approximately 46% land and 54% water. The combined area makes Mission Bay Park the ninth largest municipally owned park in the United States. The bay offers everything from picnic grounds with grills to a wide variety of playgrounds, basketball courts and smash ball. The whole length of Mission Bay is surrounded by plenty of smooth concrete that loops around the recreational park ideal for biking, skateboarding, rollerblading, roller-skating and walking. The bay offers jet skiing, boating, wakeboarding, tubing, sailing camping, kayaking and cycling along with much more. Mission Bay is also very close to many other attractions that are fun and within a very short distance such as Sea World, the Mission Bay Aquatic Center with classes in all kinds of water sports, and Belmont Park, which features the Giant Dipper Roller Coaster and other rides.
