The proposal consists of a residential building with commercial use on the ground floor, located in the district of Pinheiros. The composition of the building starts from the premise of configuring an active ground floor with public flow, uses of condominium leisure on the first floor and on the rooftop. The body of the building is intended for residential use, where there is a mix of apartments of 40/60/80m². The configuration of the facades offers a set of full and empty, through the apartments and their terraces, which promote a dynamic movement.

Intervention in an area of 25 hectares in Barra Funda, district of the western zone of São Paulo, with redesign of the surroundings, in order to support the Urban Operation Consortium Água Branca. The project seeks to overcome urban barriers and promote the integration between the ends of a railway line, through a new structure that appropriates the Pompéia viaduct, in addition the project proposes lowered squares to solve water problems.

The housing complex of mixed use, is characterized by two blocks of buildings that follow parallel to the largest side of the lot. These blocks are arranged in a perimeter way, thus offering vents that give access to the inner courtyard. The void is the main articulating element of the project, the space was designed in order to provide meetings, as well as, the strengthening of the sense of neighborhood. The interior of the blocks is characterized as a space of transition, which develops in the community sphere and goes to the public space, promoting paths for public flow.

contest sesc - 2017 Intern at the firm 23 south architecture
The architectural premise of the project adopts as its main structuring element the constitution of an interior street, which crosses the lot to connect the two permanent preservation areas present in the site. The interior street divides the lot into two portions. In the first one, the "activities pavilion" was positioned, where several programs of smaller area are distributed. In the second, larger portion, were positioned the programs that occupy more area: Theater, gym and set of pools. The separation of the program into scattered volumes preserves the view of the valley below and allows direct visual connection of the unit's activities from the public domain.

Based on the premise of providing affordable housing in the central region, the intervention area is located in the Sé district, old center of São Paulo. In short, the great social and urban challenge that the project is facing, it’s to get a good relationship between high population density and the condition of offering a good quality of life for the residents, as well as a good insertion of the building in its consolidated urban surroundings.

Located near 25 de Março street, the land is mostly a parking lot and is demarcated as a ZEIS-5, areas which according to the city’s master plan are underused plots in areas endowed with services and urban infrastructure, and are therefore destined for promotion of popular and social housing.

IMPLANTATION The perimeter of intervention (ZEIS 5) demarcated by the municipal master plan, shows a suggestive PEDESTRIAN FLOW between Rua Comendador A. Schaim and Rua da Cantareira. Therefore, the pedestrian flow becomes FUNDAMENTAL TO THE PROJECT SUCESS. In order to give an effective condition to the public traffic, a ROAD RECONFIGURATION was carried out through a study of the fluxes of the adjacent streets and eliminated the roundabout - which configured a road barrier for the pedestrian streaming - for the widening of the sidewalk. In this way, the intervention brings the adjacent blocks closer together and ENHANCES THE PEDESTRIAN FLOW, in addition to creating a LARGE SQUARE in front of the building. LEVEL: 724,60 m

Appropriating the idea of SPATIAL FLEXIBILITY in social housing, the units will be delivered only with the delimitation of the hydraulic core (base layout) and the rest of the dwelling may be occupied according to the wishes and needs of the first residents. Above are some layout options for the units.

Throughout the insolation test, it was observed that part of the wall that is above the METALLIC STRUCTURE, receives large amount of insolation during the day. Therefore, taking advantage of the potential of this space, is proposed VERTICAL GARDEN that will contribute to the social and productive dynamics of the place. SECTION C:

The typological configuration of the affordable housing (except typology 4) is established from the distribution of the hydraulic core along the masonry that borders the building's corridor, thus rationalizing the use of hydraulic material and facilitating future maintenance.
