2016 The high-rises and villas of Pelican Bay / Bay Colony remained outstanding performers despite 2016 being a year challenged by a Presidential Election, with low overall property supply following the very strong sales of 2015. As a community, Pelican Bay / Bay Colony outperformed many parts of Naples, with strong Buyer demand for its 5 star resort amenities and unmatched miles of pristine beaches. Our firm did not include the additional 30 multi-million dollar contracts signed at Mystique in the statistics or graphs that you see in this Market Report. Even though Mystique is clearly strong competition for the resales in Pelican Bay / Bay Colony, the average sale price of the high-rises in Bay Colony hit an all-time record high of $4.1M with 2 sales in the Windsor of at least $10,000,000! The total highrise property sales in 2016 of $188M is the fourth highest on record, and the average sale price per square foot in the Pelican Bay high-rises and villas has once again neared the benchmark set in 2006.
