3 Things to Know about Your New Home Warranty Buying a new home is one of the most important purchases you’ll ever make, but it’s also one of the most exciting. One great benefit of buying a newly built home is that it will often come with a home warranty. You probably have a lot of questions about what to expect from a new home warranty, especially if you’re a first-time buyer. Here are answers to three common to help get you started. What is a new home warranty? A new home warranty gives you limited coverage on home repairs for a set amount of time, but the scope and length of coverage will vary. Some warranties will only cover deposit insurance and protect against major structural defects, while others are

more extensive, covering defects in your home’s heating and air conditioning, plumbing, windows, roofing, lighting, or even fixes to overly creaky floors. You can often choose to upgrade from a basic package to a more comprehensive one, so if the warranty your builder is offering doesn’t put your mind at ease, inquire about increasing the coverage. What does a warranty cover and for how long? Coverage depends on the provider and type of warranty, but typically your new home warranty will be divided into different terms. For example, labor and materials might be covered for one year, while plumbing, electric, heating, and air will be covered for

19

a little longer, maybe two to three years. Structural defects will usual-ly have the longest coverage period, extending for 10 or even 20 years. The home warranty likely won’t cover things like appliances and swimming pools, so if you want long-term coverage for those things, you’ll want to buy a supplemental warranty from a third-party seller.

FORTIFIED Home™ —Quality and Value If you are touring the Baldwin County Parade of Homes, quality and value matter to you, and you will see plenty of it: energy efficient appliances, solid-surface countertops, high-end flooring, home automation and more. However, some of the most valuable features of these homes won’t be visible to you or anyone else. You see, 90% of the homes on the tour – including the showcase home - offer protection and quality that is hidden behind the walls and under the shingles. Each of these homes was built with construction techniques and building material designed to protect them from the devastating effects of a hurricane, and each received a FORTIFIED Home™ Gold designation from the Institute for Business & Home Safety (IBHS). To receive the designations, these homes must comply with the requirements set forth by IBHS, who spent years testing building components and procedures on full-scale model homes in a state-of-the-art laboratory capable of simulating hurricane force winds and rains. IBHS offers three levels of designations (Roof, Silver and Gold), so builders and contractors can work with homeowners to choose the level of protection that best suits their budgets and resilience goals. FORTIFIED Roof is the most accessible designation and requires tighter edges, stronger nails, and a sealed roof deck. Together they create a system that protects against roof failures, which lead to nearly 80% of the damages in high-wind events. The sealed roof deck, in particular, keeps water out of a home if the shingles are blown off. In fact, when properly-installed, it will reduce the amount of rain entering a home by as much as 95%. The next level of FORTIFIED includes the requirements of FORTIFIED Roof but is also designed to reinforce vulnerable areas of a home, including overhangs, soffits, gable ends, and porches. These items are particularly important because when

they fail, they often damage other portions of a house. Window and door protection are also required to prevent storm pressure and rainwater from entering a home. Houses like the ones you can see on the Baldwin County Parade of Homes offer top-to-bottom protection of a FORTIFIED Gold designation. They include everything required for FORTIFIED Roof and Silver and then add a “continuous load path.” Using anchors and ties, roof rafters are connected to walls which are then connected to the foundation. This makes the home exponentially more resilient against wind, and will help ensure the home can be returned to after the next severe storm. “It’s not a coincidence that so many of the homes on this year’s tour are designated FORTIFIED Gold,” says IBHS Market Developer Alex Cary, “In 2009, the State of Alabama recognized FORTIFIED as the standard for resilient construction, and required minimum discounts on wind-insurance premiums for homes that earned a designation.” Insurance discounts range from 25% for FORTIFIED Roof to 50% for FORTIFIED Gold (each insurance company’s discounts are different, so homeowners

go FORTIFIED much easier.” She explains that because many jurisdictions in Mobile and Baldwin County have adopted the most current code and then added additional requirements which are suggested for coastal communities, the cost difference between a code-compliant home and an even stronger FORTIFIED home has decreased. She also notes that it is important that homebuilders and owners who want to secure the insurance discount seek a FORTIFIED designation, and to contact a FORTIFIED Evaluator before starting a home construction project. “I lived through Ivan and Katrina. So, protection against hurricanes was the primary reason I chose to build FORTIFIED should contact their agent or insurer for on my own home,” says Ms. Cary, “But, specific details). Shining a Spotlight on Careers in Construction Did you know that it takes an average of 22 different subcontractors to build a home? October is Careers in Construction Month and it’s a perfect time to recognize the contributions of all the professionals working in residential construction as well as highlight the rewarding careers available in the industry. Indeed, a home builder relies on a number of highly trained workers to get the job done right. This includes dozens of skilled artisans and professionals, including carpenters, architects, engineers, plumbers, electricians, painters and landscapers. Analysis from the National Association of Home Builders (NAHB) shows that 70% of builders typically use somewhere between 11 and 30 subcontractors to build a single-family home. As the housing market continues to strengthen, home builders across the country and here in Baldwin County

are seeking skilled workers — such as carpenters, framers and roofers — to help them build the American Dream. In fact, according to NAHB analysis of the federal government’s latest Job Openings and Labor Turnover Survey, the number of open construction sector jobs (on a seasonally adjusted basis) rose to 214,000 in July. This means there is ample opportunity for motivated students seeking a rewarding career path. Residential construction workers consistently express high job satisfaction. And average salaries remain competitive with other industries in our area. The building trades offer a great career path. And, the residential construction industry is one of the few sectors where demand for new workers is rising. Parents, teachers, counselors and students must once again recognize that a vocational education can offer satisfying career paths and financial gains.

Prepare Now to Buy a Home

If you are thinking about buying a new home, now may seem be too soon to start trying to pin down a specific property. But with a few months to go, it’s time to lay the groundwork. After all, you’ll need to get your finances in shape, know how to get your best deal on a mortgage, and figure out where, within your budget, you want to live. These things take time, but start now and by the end of winter you’ll be ready to house hunt and then spring into action when you find “the one.”

more than five to seven years? Or would you be more comfortable keeping payments at a lower level? To determine how much you’ll have for a downpayment, assess what you have in hand and what you can realistically save between now and spring. Don’t forget there will be closing costs. Downpayment calculators will show how much you need for each downpayment percentage required for different types of mortgage.

Go to open houses. By looking at houses before you’re actively shopping, you’ll learn how to look effectively. You’ll get better at seeing the details, noticing the important factors, and getting past a first impression to what will really matter. Credit score. Check your credit report — to know your score and to see if there is anything you want to dispute. You can order free credit reports from each of the three ma-

jor credit reporting agencies through annualcreditreport.com, the only authorized website for free credit reports, according to the U.S. Federal Trade Commission. Your credit score will be key to the mortgage interest rate you can get. Between now and when you apply, here’s how to maintain or improve your score: • Be sure to pay bills on time. Payment history is a top factor for lenders. • Pay down credit card debt as much as you can while still saving for your down payment. • Avoid applying for new credit cards or closing old ones. Both can decrease your credit score. Mortgage. First, check out mortgage rates at various lenders. You’re not ready to apply for a mortgage yet, so you won’t get specific quotes. But many lenders post approximate rates online, and you can browse them regularly so that you get to know the lay of the land. A month or so before you’re hoping to buy, start shopping for a mortgage. Ask for quotes on rates and closing fees from several lenders. Once you identify the mortgage company, get a pre-approval letter from the lender. With that in hand, you’ll be able to show that you’re a good prospect as a buyer. Choosing the Right Professional to Help You Stay in Your Home While some homeowners might dream of retiring to a private tropical island, more and more are choosing to “age in place” and live independently, comfortably, and safely in their own home, regardless of age or ability. As the Baby Boomer generation embraces this stage of life, many are searching for builders and remodelers who can help turn their home into a safer, more convenient place to live as they age. Baldwin County Home Builders Association and the National Association of Home Builders shine a spotlight on industry professionals who go the extra mile to attain advanced training and achieve specialized designations - we recognize the importance of professionals who have received the Certified Aging in Place Specialist (CAPS) designation. CAPS professionals are helping people throughout Baldwin County find agingin-place solutions that fit their specific needs and budget. CAPS remodelers and builders are trained to understand the unique needs of aging adults without sacrificing the aesthetic value of the home. While there are countless ways CAPS remodelers can help make your home work for you, some of the most common aging-in-place renovations include: • Widening doorways and hallways • Installing brighter lighting • Adding railings or grab bars to prevent falls • Changing floor coverings to add traction • Installing ease-of-reach systems A Closer Look at the CAPS Difference Aging homeowners looking to renovate need to be able to find a remodeler they can trust completely, and the CAPS designation helps give homeowners a guarantee that they’re working with a trustworthy professional who’s an expert in aging-in place renovation. Upon graduation from the program, CAPS designees pledge to uphold a strict code of conduct, so you can be sure that they will listen closely to your specific needs and will never push you to add any renovations you don’t need. CAPS professionals also commit to attending continuing education programs, so they are always up to date on the latest aging-in-place technologies and strategies.

25 If you’re working with a CAPS designated remodeler, you can be confident that you’re getting the best quality service from a professional with integrity and expertise. More than 3,100 remodelers and builders hold this designation, including many working in Baldwin County. There are also many other distinguished designation that our local builders have achieved to better serve their clients and community. A few include: • Certified Green Professional (CGP) — those who incorporate eco-friendly building principles into their work, without driving up the cost of construction • Certified Graduate Builder (CGB) or Remodeler (CGR) — those who have several years of industry experience and possess advanced skills not only as a tenanted home builder or remodel, but also as a trusted business manager.

Are Online Mortgages More Attractive than Online Dating? In the not-too-distant past, online dating was considered by many as somewhat taboo. But nowadays when the subject comes up, most people don’t even bat an eyelash. Society’s general acceptance of and reliance on technology is also permeating the housing industry. In fact, the portion of Americans who say they’d feel comfortable applying online for a mortgage is greater than those who’d consider online dating. That’s according to the “Homebuyers Insight Report” conducted by Bank of America. The report references a recent survey that found several other interesting statistics about home owners and prospective buyers, including: • The majority (52%) would apply or have already applied for a mortgage via mobile or online.

• Nearly half (48%) feel comfortable taking a video tour of a home, and 36% will gladly attend an open house using virtual reality. • Almost all first-time buyers think technology will play a role during each stage of the home buying process — not just in the researching stage, but also in the mortgage application, price negotiation and closing stages. However, the online mortgage business has yet to gain the full confidence of many consumers. Nearly two-thirds of survey respondents said that despite the perceived convenience of online mortgage applications, they still prefer the “old-fashioned” method of working with a person when applying for a home loan. Moreover, most new-home buyers will

28

find that working directly with a local mortgage representative — especially one who is familiar with the nuances of residential construction — often provides the smoothest experience. These representatives are best able to help you determine a realistic budget and then navigate through the home-buying process. Some additional suggestions to keep in mind as you get started: Shop around for the right mortgage lender. It could be a large bank, a local credit union or a home builder who offers the best financing options for your needs. Experts recommend speaking to at least three different lenders to compare credentials, programs and rates. Keep an eye on those rates. Interest rates have increased in recent months and are widely expected to continue rising

incrementally throughout 2018 and 2019. However, they still remain near historic lows, which makes now one of the best times to secure the long-term savings and peace of mind that come with investing in a new home. Shop around for the right builder. Your friends or family members might be able to reference builders with whom they’ve had positive experiences. Or, if you’re looking at specific neighborhoods and developments, speak to some of the area residents about their experiences with their home builder. The Baldwin County Home Builders Association would also be more than happy to assist you in finding the best, most qualified builders in the area who can build your dream home. Contact us at www. Look Ahead to Save for a Downpayment on a Home When it comes to affording a home, it’s essential to tackle one thing well ahead of time: the downpayment. Long before you start searching real estate listings in earnest, take concrete steps to put aside funds. That way, you’ll be ready when the time comes to write the downpayment check for your new home. First, set a goal. Decide on an amount of money you intend to save and when you’ll need to have it ready. Figure out what that means per week, month or year. Even a modest down payment can be more money than many first-time buyers have ever put together in one place before. The median downpayment for first-time buyers is around 7%. On a $200,000 house price, that comes to $14,000, or saving $1,167 each month for a year — so, for most people, accumulating that

downpayment would be a multi-year project. Then track your progress. Once you set your goal and timeframe, post it on a chart where you track your progress. Check regularly to see how you’re doing. Pat yourself on the back for progress, but also note how much you have left and prod yourself to keep it up — and maybe dig deeper. In theory, saving for a downpayment has two simple parts. Identify money you can spare and stash it where it’ll stay put. But how in reality, how to do that? Consider these suggestions: • Put your savings where it’s not in the mix of your regular spending money. A separate savings account specifically for the downpayment can earn a little interest and keep the principal safe and government guaranteed.

Maintenance Tips for New Home Owners As a new home owner, you are excited about getting your house in order — setting up furnishings, rearranging and decorating. But once you have place for everything and everything in its place, it’s time to get a handle on the routine maintenance you’ll need to perform to help ensure that you and your family live comfortably in your new home for years to come. Maintaining a clean home is one way to ensure its longevity. Here are some tips for properly maintaining some of the systems in your new home:

months. • If you have a gas furnace, keep your pilot light burning during the summer to help keep the furnace dry and prevent corrosion. • Registers help regulate the flow of air and maintain the desired temperature in your home. Keep registers closed in rooms you don’t use to save on cooling/heating costs.

Heating and Cooling Systems • Late summer or early fall are the ideal times to do an annual inspection and cleaning of these systems. • Change or wash the filters every three

Plumbing • Every member of your family should know where the intake valves are located. Label each one. • If any of your appliances develop a leak,

36

inspect your drain trap. A partially clogged drain can cause overflow. Use a plunger or a plumber’s snake to unclog the drain. If you need to, use boiling water to help unclog a partially opened drain. Call a plumber if these techniques don’t work. • A worn washer, a loose part in a faucet or steam in a hot water pipe are generally the causes of a noisy pipe. Do not hesitate to repair the noise — vibrations can follow the noise and lead to leaks. Gutters and Downspouts • Clear away leaves, tree limbs and other

debris from gutters and downspouts. • Turn the downspouts away from your home’s foundation. • Every four to six years, paint gutters that are not made of aluminum or vinyl to help prevent rust. Remember to read the instruction manual for every appliance in your new home. The manuals provide recommended cleaning and maintenance schedules. Also familiarize yourself with any warranties you have on both the house and its systems. Some warranties may be voided if problems arise because of failure to perform routine maintenance. Questions to Ask When Looking for the Right Builder Though builders might generally use similar tools and materials when building homes, not all are alike when it comes to things like technique, training and customer service. Finding the right builder whose business approach aligns well with your personal preferences is essential to a pleasant home-building experience. The builder will be asking you plenty of questions during your initial meeting to discuss the home you envision. But the questions you ask the builder are equally important to determine if it’s going to be a positive partnership. Consider asking the builder about the following: Work Experience – You will want to find a builder with extensive experience building homes similar to the one you

want. Ask to see examples of floor plans and designs they’ve done before to ensure their company can deliver what you need. You should also ask if they have or are working toward any professional designations, which show that the builder has advanced training in a particular area. A few examples of such designations include a Certified Aging-in-Place Specialist (CAPS), a Graduate Master Builder (CMB), and a Certified Green Professional (CGP). References – Any high-quality builder should be ready to provide you with several names and phone numbers of satisfied customers. If they can’t, consider that a red flag and walk away. When reaching out to those former clients, ask about how well the builder followed through on the initial

plans, and if the builder met their expectations regarding budget and timing. Don’t forget the most telling question of them all: If they could do it all over, would they hire that builder again? Communication Style – Many builders will do their best to accommodate your communication preferences. But it’s always best to establish expectations as early as possible. The frequency (weekly, monthly, as-needed, etc.) and method (phone, text, email) of how you communicate early on with each other is something that will set the tone

throughout the whole building process. For more information about how to find the right builder to create your dream home, contact www.BCHBA.com.

Beware Being Your Own Home Builder Homeownership is the foundation of the American Dream, and in today’s do-it-yourself culture where how-to advice for just about anything can be found on the internet, many people think they could save a lot of money by building their own home. But your home is likely the single largest investment you will make in your lifetime, and not hiring a professional home builder could be a costly mistake for many reasons — financial, emotional, and physical. Getting financing is an important consideration. As a self-contractor, lenders have strict guidelines and limits on how much money they will give you, and they will require that you provide house plans, specifications and an itemized list of documented costs and bids beforehand. Even if you feel that you have

M

enough cash to do the job, it is wise to get a loan to cover material or labor cost increases, upgrades or material overruns. Many mortgage companies will not lend money to cover unanticipated costs on a home when construction has already begun. There is a huge amount of bookkeeping if you act as your own general contractor. The IRS requires that you send anyone you hired to work on your home — subcontractors — who earned over a certain amount a 1099 form at the end of the year. You’ll have to be on site to document delivery slips, check for inaccurate billing and track material returns in order to stay on budget. Professional home builders are experts at the logistics and timing of building a home. It is an exact science to make sure permits are applied for,

materials are ordered and delivered, subcontractors are hired, utility deposits are paid, and inspections are scheduled at exactly the right time. Even if you’re very organized, it is a process where many things can go wrong and a delay could cost you thousands of dollars and a lot of stress. Building your own home is a risky proposition from a legal standpoint, as well. Home builders carry Builder’s Risk, General Liability and Workman’s Compensation insurance on their building projects. As a self-contractor, you will have to assume most, if not all, of the same liabilities. You may want to consult with an attorney regarding potential liability issues, and with an insurance agent concerning appropriate insurance coverage. SEE BEWARE, PAGE

Top 10 Tips To Sell Your Home If you’ve made the decision to put your house on the market, there are a few more steps you need to take before you put the "For Sale" sign in your front yard. In fact, by taking the time to carefully go through your house from the perspective of a potential buyer, you’ll see the potential problem areas that could prevent offers from coming in. Following these suggestions — which include some simple, common-sense items and more time-intensive tasks — will pay off in the long-run when the perfect buyer walks through your door. 1. The Power of Paint. If your home needs to be painted, this is the time to do it. The interior paint job should be fresh and clean and in a single, neutral color throughout. The same goes for the exterior. And, don't forget shutters and windows. If your home has vinyl or aluminum siding, be sure it's clean. Moldy, dirty siding will tell a buyer that your home has not been taken care of properly. 2. Clean the Carpets. If your carpets are in decent condidtion, a professional cleaning

can help refresh them. But old, matted carpeting will be a detriment to your home selling. If you have hardwood floors under old carpet, tear up the carpet to expose them. 3. Check Off the Repair List. Make a list of all those little repairs you've let go. Then make a plan to fix each one. The hole in the screen, the loose doorknob, the doorbell that doesn't work and the leaky faucet must all be repaired before buyers start looking at your home. 4. Consider New Appliances. If your home's appliances, like the dishwasher, oven, refrigerator and washer and dryer, are old and outdated, it could pay to replace them. Buyers do not want to be faced with the possibility of having to replace appliances upon moving in to a new house. Shiny, new appliances already in place will be a big selling point. 5. De-Clutter to Create More Space. Clear your house of clutter and debris. Get rid of piles of old newspapers and magazines, the old clothes that don't fit, the closet

full of small appliances that don't work, dust-filled collections of knickknacks, etc. Clean, open spaces make your home look bigger to prospective buyers. 6. Not So Personal. Minimize the amount of personal items and mementos in your home. Prospective buyers want to imagine themselves living in the home. Too many family pictures will make them feel that they're invading your home, not inspecting their future home. 7. Back-to-Basics Cleaning. It may go without saying, but you need to clean your house top to bottom including walls, floors, furniture and tabletops. Everything should be sparkling clean when a buyer makes that all-important first visit. Don't leave dirty dishes in the sink, crumbs on the counter or laundry stacked in the bedroom. 8. Create Curb Appeal. Take a fresh look at your home from the street. Does it have curb appeal? Is it warm, inviting and well-kept? Make sure by mowing the lawn, weeding garden areas, trimming unruly bushes, resealing the driveway and sweeping

Trend Alert: Wet Rooms Are Today’s Choice for Beautiful, Usable Bathrooms Inviting, accommodating and a feast for the eyes — wet rooms are showing up in more and more homes and wowing visitors at new-home showcases. Wet rooms — essentially open-concept or barrier-free bathrooms — are tiled continuously from floor to ceiling and across the floor surface, giving a sleek, unified appearance. The shower is open to the room or enclosed in clear glass, and has no raised threshold to step over. Sinks, countertops and vanities mounted to the walls hover above the unbroken plane of the floor. The wet room’s uninterrupted sight lines give a feeling of space to even a relatively small room. The continuous floor surface makes for easy cleanup and allows people in wheelchairs or with restricted mobility to move freely. Here are a few things to consider when designing your wet room:

Express Yourself The open spaces and abundance of tile that define a wet room invite you to splash on your own creative look. Whether you choose soothing earth tones and textures, cool minimalist grays, whites and blacks, or whimsical colors and patterns, the wet room creates an eye-catching display. Curbless Shower Because the entire room is waterproof, your curbless shower also can be completely open to the room, with no enclosure at all. Just be sure there’s enough space to place the toilet and sink where they won’t get splashed by spray from the shower. Glass enclosures with seamless glass doors are another popular option. They’ll contain water on all sides without impeding the view. Or sometimes simply a slab partition between the shower and the toilet will do the trick, leaving the front of the shower open to the rest of the room. The slab may be a foot

or two short of the ceiling and face the doorway to minimize its effect on the visual flow. Threshold drains — or grates that are flush with the tile floor — may define the edge of the shower area without interrupting the floor’s flow. Some drains even glow from within, using interior colored or white LED lighting for an extra flair and to help orient a person under the shower’s spray. Another popular option is adding a place to sit in the shower. A built-in slate ledge, matching or contrasting with the wall tile, a wall-mounted drop-down bench in bamboo or a free-standing teak stool is a handy feature for anyone and contributes to the overall design. Fixtures Floating vanities, attached to the wall without legs, and floating countertops look great with today’s vessel sinks and minimalist faucets.

Once it’s done right, your wet room will be easy to use, to clean and to enjoy — a lovely oasis in your home. For more information or to find a contractor or remodeler to help you create your wet room, visit www.BCHBA.com.

BEWARE

they can build a home in a relatively quick timeframe. To build an average 1,500 sq. ft. home, you need to be prepared to spend at least 35 hours per week for at least five or six months, and most people don’t have jobs with that kind of flexibility. You will also need the time to determine and order the materials, evaluate bids, and hire and

schedule qualified, licensed, insured and/or certified subcontractors. Finally, if you sell the home you’ve built, you may be responsible for any defects that are discovered afterwards. As the home’s builder, you or your estate will be responsible for claims brought by subsequent owners of the home.

These are just a few of the things you need to think about before building your own home. By hiring a professional home builder, you will get quality of workmanship, building code compliance and an outstanding level of knowledge.
