HOW TO DETERMINE IF A PROPERTY IS WORTH INVESTING IN? Did you know that you can earn up to 8% return when investing in Kazerooni Heights?

R

eal estate is said to be one of the safest long-term investment options. It is, therefore, important to find a property that has great investment potential. But how can we determine a good investment idea in the first place? In this article, we will look at characteristics of a good investment and why Kazerooni Heights is a good option in Bahrain.

Good Value Many investors overpay for a property resulting in debt and may take several years to recoup. It is important to do some research on the prospective property and compare their value to similar homes. Kazerooni Heights offers a great value for price per square meter, setting it apart from its competitors. In addition to that, their dedication to quality construction and 6

special attention to detail is reflected in the comfortable, functional designs and layouts with a generous amount of space.

Generates Income

Kazerooni Heights offers a great value for price per square meter, setting it apart from its competitors.

Kazerooni Heights 1 has structured investment plans that can yield a guaranteed net 6.5% return per year of all operating fees while providing protection of a drop in value after 5 years. Another investment plan assures a net 8% return per year whilst providing a hassle-free property rental and management.

Hassle Free It’s one thing to find a property to invest in, another thing is the responsibilities that come after. When investing in Kazerooni Heights using the buy-back option for example – you can be assured that they will handle the work of finding a tenant for your apartment. In addition to that, all service charges

and maintenance expenses will also be covered throughout your investment period.

Great Surrounding Area One of the most important factors of real estate investing is the location. Factors such as the neighbourhood’s status, proximity to amenities, and scenic views play a large role in determining whether a property is worth investing in. Situated in Amwaj Islands, Kazerooni Heights is in close proximity to the Lagoon, which offers indoor and outdoor cafes and restaurants, retail stores, and entertainment. It also offers amenities including a rooftop temperature-controlled pool, steam and sauna facilities, BBQ facility with dining room at the pool deck, stateof-the-art gym, and many more.

For more details about the ownership and investment options, visit Kazerooni Heights’ website or call +973 3977 0009.

AUBH

READY FOR THE SPRING SEMESTER! Just recently, the American University of Bahrain (AUBH) welcomed its students to campus as they start the new academic year.

G

ulf Insider visited the campus on the first day of classes to talk to some of the students and faculty about how they felt to be back and what they are looking forward to this academic year. Here’s what they had to say: How did it feel to be back on campus? “We’ve been at home for a long time, we have missed human interaction! We met a lot of new people, made new friends, and are really excited for what’s ahead”, Student Council Vice President, Ali Al Toblani said. “I love sports – so the Sports Club was the first thing I signed up for. We’re looking forward to the ‘Students vs

10

Professors’ football match coming up” he added. “The University has done so much to keep us safe. It’s so exciting to have so many new faces in the classroom. We also had the opportunities for our hybrids – students who are off campus – to be here as well virtually”, Sociology Associate Professor, Dr. Paula Smith Hawkins, said. “We’ve been waiting a long time to have a life back on this campus. After spending a long time carefully planning the 9 buildings, it’s great to see the students finally using them to their full potential.” said Chief Operating Officer, William D. Hurt.

What’s new? The University has recently introduced three new degree programmes at the undergraduate level: • Bachelor of Science in Civil Engineering • Bachelor of Business Administration in Digital Marketing & Social Media • Bachelor of Business Administration in Human Resources These programmes were announced following the University’s announcement on achieving eligibility to proceed with an Application for Accreditation with the WASC Senior College and University Commission (WSCUC). Once awarded, AUBH would

be among the sole ten universities accredited by WSCUC worldwide.

AUBH has a flexible attendance scheme based on a dualmodality learning module.

Are online classes still available? AUBH has a flexible attendance scheme based on a dual-modality learning module – meaning that students have the option to attend classes on campus or online through the immersive camera system where they can see their classmates, professors, and the presentation shared to the class. This flexible setup also facilitates the transition of international students who began their learning online and plan to join on-campus classes once they are able to travel to the Kingdom. AUBH gives students access to real-world scenarios and practical, casebased lessons. Adopting the latest in

learning technology, library, labs, and sports facilities, they aim to keep the campus bustling with academic and extra-curricular life among its multicultural student body.

LESSONS LEARNT FROM THE PANDEMIC What were the biggest financial stories that came out of the pandemic? How should investors approach ESG? Yves Bonzon, Group Chief Investment Officer at Swiss Wealth Manager Julius Baer tells it all.

S

hortly before the 2008 financial crisis, you pulled out of equities. Surely, you could not have seen the COVID-19 pandemic on the horizon?

That’s correct. I would describe the 2008 crisis as an endogenous mechanism. It had drivers that you could track, monitor, and understand. We were able to understand the kind of policy response that needed to be implemented to stem the contagion 12

Gulf Insider October 2021

effect in the system. The COVID-19 pandemic was of a very different nature. The economic system at the time was very solid and stable. The world economy and financial markets were hit by something that some have compared to a natural catastrophe. By definition, you cannot predict earthquakes reliably. You know they can happen, but it’s the strategic structure of your portfolio that protects you against these unpredictable events.

How do you respond when they happen after all? And what have we observed last year? Although we did not predict the pandemic, we navigated it very well and, to a certain extent, took advantage of opportunities in market. Why? Because we understood what was needed from governments to stabilise the economy and shield the private sector from permanent losses, including the negative wealth effect of falling asset prices.

Money & Business

Yves Bonzon Group Chief Investment Officer at Swiss Wealth Manager, Julius Baer

The combination of the technological uncertainty plus the regulatory unknown make the future of crypto extremely hard to predict.

The policy response has been amazingly rapid. In the 1930s, during the Great Depression in America, it took a few years for the government to develop the correct policy response, including debasing the dollar against gold. In 2008, it took approximately a year and a half until we got the right policy response from Washington. Last year it took three weeks. It’s a tremendous progress.

What was the biggest financial story to come out of the pandemic? I think the pandemic’s biggest story is all about acceleration. Digitalisation in the economy was accelerated. Furthermore, the transition towards a new approach to macroeconomic policymaking, including the use of fiscal deficits, was accelerated. The combination of the technological uncertainty plus the regulatory unknown make the future of crypto extremely hard to predict.

Right in the middle of the pandemic, cryptocurrencies were hitting their alltime highs. The topic was all over the

news. What does it mean for the financial industry? There is a lot to say about crypto. In fact, I don’t like to call them cryptocurrencies because I think essentially, they are crypto assets of various kinds. Some are currencies, including the stable coins, some are assets of the equity kind, some are assets of the fixed income kind, some are hybrids of all of this. I think it’s a disservice to the case for crypto to call them currencies. Having clarified this, I think the impact is very difficult to grasp for the following two reasons: There is a technological issue and we know that cryptocurrencies can have dramatic disruptive consequences for the centralised financial system. However, all of this is a function not just of technology, but of what governments will allow and how regulations will evolve. The combination of the technological uncertainty plus the regulatory unknown make the future of crypto extremely hard to predict.

Gulf Insider October 2021

13

Money & Business

One aspect closely related to crypto is in the environment. Bitcoin prices dropped as soon as Elon Musk said he wasn’t interested anymore because of the environmental impact. Thinking back to the pandemic, sustainability and the environment was everybody’s concern. How important is ESG for investors going forward?

I think the pandemic’s biggest story is all about acceleration.

14

Gulf Insider October 2021

I think ESG, unfortunately, has in some instances been leveraged for storytelling and commercial purposes. However, it is a topic of utmost importance. The industry realised that we should not just talk about this subject, but we should be very concrete. We have coined in the Sustainability Board at Julius Baer: “We want to do good, we don’t want to feel good.” Investors should look for how their adviser approaches ESG and ask themselves “What matters to me?” Finance cannot solve all of the problems of the world, but at least the industry is trying to move in the right direction. Whether it’s the climate, social responsibility, inequality... There are so

many areas in which you can have an impact. It’s fascinating, but you want to do it out of the true conviction that your investments can spark positive change.

What were your big reads during the pandemic? Which books do you recommend? I’ve read ‘Artificial Intelligence Superpowers’ by Kai-Fu Lee, discussing the difference between Silicon Valley and China. The book is interesting in the wake of the regulatory crackdown on digital business models and data collection that has recently happened in China. Compared to when the book was written, it’s a potential significant game changer for China and Chinese assets. Currently, I am reading ‘Noise’ by Daniel Kahneman, Olivier Sibony, and Cass R. Sunstein. The discussion is about distinguishing the noise from what really matters and understanding that our decisions can be polluted by noise. I believe ‘Thinking, Fast and Slow’, by Daniel Kahneman is also a must-read for investors in order to understand how we react to news.

Y

ou describe the new Lotus Bahrain showroom as a “world first”. What do you mean by that?

Bahrain’s market is not the biggest in the world, we all know that. Although it’s a conservative market, people here love their cars. Our business is in the Asia Pacific and Middle East only so when we had the

chance to go into Bahrain, I jumped at it. Motor retailing has changed and now it’s all about giving lifestyle experiences. I wanted to build the world’s first department store for cars in a highend fashion in the center of Manama’s financial district. The Bahrain showroom is the first in the world to display Lotus’ new retail identity.

Where does the name Adamas come from?

The Bahrain showroom is the first in the world to display Lotus’ new retail identity.

When I was forming the company, I didn’t want it to be in my name. I wanted a brand of our own so that when you hear it across Asia Pacific and the Middle East, you’ll immediately know it’s synonymous to luxury. The name Adamas was inspired by its Latin origin of a diamond – unbreakable, indestructible and invincible.

We understand that Bahrain will be among the first three countries in the world to take delivery of the new Emira and only the US and UK will have it before Bahrain. Why Bahrain? The heritage here is among the oldest in the world. It also has its own Grand Prix Circuit. Bahrain is well-known for its love of cars. It’s a wonderful place here.

18

Gulf Insider October 2021

Despite being an iconic British sports car brand, Lotus is new to Bahrain. How do you plan to enter this highly competitive local market? We will give the best level of service that we can while offering exceptional new products, particularly in the EV sector. The environment is changing and more and more people are considering EVs – Lotus aims to lead in that area. Already, the new Emira has sold nearly 100 cars! The product is very acceptable and it is of great value. All Lotus cars after the Emira will be EVs.

Experts Reveal Life Secrets

While I’m familiar with many strategies successful people use for effective decision-making, what follows are the cream of the crop.

PART 20

HOW TO WIN IN BUSINESS AND LIFE Every month Gulf Insider publish 2 pages that reveal brilliant secrets for winning in business and life. The techniques are provided by top international experts and we will often summarize an entire book into a single page so you can learn the essence of their wisdom in minutes instead of hours. Take the time to learn what we reveal each month and you will be rewarded a thousand times over!

They Turn Small Decisions into Routines… Decision-making works

like a muscle: as you use it over the course of the day, it gets too exhausted to function effectively. One of the best strategies successful people use to work around their decision fatigue is to eliminate smaller decisions by turning them into routines. Doing so frees up mental resources for more complex decisions. Steve Jobs famously wore a black turtleneck to work every day. Mark Zuckerberg still dons a hoodie. Both men have stated that these iconic images are the simple result of daily routines intended to cut down on decision fatigue.

… and Make Big Decisions in the Morning - Another great way to

beat decision fatigue is to save small decisions for after work (when decision fatigue is greatest) and to tackle complex decisions in the morning, when your mind is fresh. When you’re facing a stream of important decisions, a great trick is to wake up early and work on your most complicated tasks before you get hit with a bunch of distracting minor decisions (phones ringing, e-mails coming in).

They Pay Attention to Their Emotions - There’s an old saying:

HOW TO MAKE DECISIONS LIKE THE SUPER-SUCCESSFUL By Dr. Travis Bradberry

Y

our days are filled with a constant stream of decisions. A study from Columbia University found that we’re bogged down by a good 70 decisions a day. Some 24

Gulf Insider October 2021

“Don’t make permanent decisions based on temporary emotions,” and it definitely rings true. Successful people recognize and understand their emotions (including their intensity and impact on behavior) so that they are able to look at decisions as objectively and rationally as possible.

They Evaluate Their Options Objectively - When really wrapped up decisions are minor, like what to eat, which route to drive to work, or in what order to tackle tasks. Others are more difficult, like deciding between two job offers, or whether to cut a toxic person out of your life.

in a decision, successful people weigh their options against a pre-determined set of criteria because they know that this makes decision-making easier and more effective. Here are some helpful criteria to

Experts Reveal Life Secrets

consider: How does this decision benefit me? How does it hurt me? How does this benefit ___? How does it hurt ___? Does the decision reflect my values? Would I regret making this decision? Would I regret not making this decision? Does this decision reflect my values?

They Sleep on It … Sleeping on your

decision ensures that you have clarity of thought when you approach it the next day. It also allows time for your emotions to run their course. When you act too quickly, you tend to react, but when you give more focus and time to your decision, you expose important facets of it that you didn’t see before.

… but Not for Too Long - Successful

people know the importance of gathering as much information as they can, but at the same time, they make certain not to fall prey to analysis paralysis. Successful people know that they need to have a timetable to follow in reaching their decision. Once they set that date, they are motivated to do their homework and some soul searching in order to meet the deadline.

They Use Exercise to Recharge

-

The stress of a major decision naturally produces cortisol, the chemical that triggers the fight-or-flight response. Cortisol clouds your ability to think clearly and rationally. When you find yourself stressing about a decision, try exercising. As little as 30 minutes is all it takes to get a good endorphin-fueled buzz and to return to mental clarity. Exercise also helps you get past that fight-orflight state by putting the cortisol to practical use. Research shows that long-term exercise improves the overall functioning of the brain regions responsible for decision-making.

They Always Go Back to Their Moral Compass - Successful people

know the importance of sticking to their morals when making an important decision. Morals serve as trusted guides when your emotions are pulling you in a different direction.

They Seek Outside Counsel - When approaching a decision, we have a natural tendency to pick an alternative

and then to gather information to support that decision, instead of gathering information and then choosing a side (this is called confirmation bias). A great way to beat confirmation bias is to seek outside opinions and advice from people who bring different perspectives to your situation. Their perspectives help you weigh your options more objectively and to spot your subjective or irrational tendencies.

They Reflect on Previous Decisions

- Mark Twain described the complicated nature of decision-making as follows: “Good decisions come from experience, but experience comes from making bad decisions.” With repercussions that can last days, weeks, and even years, making great decisions is an effort that’s worth every bit of your time and energy.
