LISTING COORDINATOR Your Coordinator will do the following:

Collect new listing input form, exclusive right to sell/agency agreement & sellers property condition disclosures etc. from agent.

Send purchase contract, addendums, and MLS print out to Title/Escrow Company. Order updated title report.

Order Brokerage sign to be installed (Upon Agent request).

Verify from Buyers Agent that earnest money has been collected within four calendar days or per contact and make copy for the file.

Order pictures/or photo tour (Upon Agent request). Set up listing with Showing Service (Upon Agent request). Enter listing on the Multiple Listing Service (“MLS”). *Additional fee required. Order preliminary title report and CC&R’s from Title/Escrow Company. Upload all listing paperwork into agents back office software. Once offer is received, collect contract, addendums & all additional paperwork.

Follow up with Title/Escrow Company if title report is not received within three business days from ordering. Keep track of contract deadlines and notify agent of upcoming deadlines. Follow up with Title/Escrow Company to make sure agent receives final closing disclosure (It is the agents responsibility to review the final closing disclosure). Verify agents “Brokerage” file to make sure all required documents are uploaded and approved so agent may get paid on time.

Introduction e-mail to Buyers Agent.

Coordinate with agent and clients to schedule closing.

Send to Buyers Agent, preliminary title report, sellers property condition disclosures, HOA Information & CCR’s (If available).

Follow up with Title Escrow Company to confirm when agents check will be delivered to Brokerage. Order Brokerage sign to be removed (If we ordered install).

BUYER COORDINATOR Your Coordinator will do the following:

Collect contract, addendums, buyer due diligence, agency agreement, FYP, mold disclosures, lead paint disclosures etc. Verify signatures, initials and dates are present on all documents.

Order Home Inspection. Coordinate with Listing Agent and Buyers.

Introduction e-mail to Listing Agent.

Follow up with Buyers Lender on appraisal (to confirm date it was ordered to ensure it will meet deadline).

Keep track of contract deadlines and notify agent of upcoming deadlines. Send contract, addendums, MLS printout & other pertinent documents to Lender. Send purchase contract, addendums, MLS print out to Title/Escrow Company. Order title report & CC&R’s from the Title Company. Verify that agent has collected earnest money within four calendar days or per contract and make a copy for the file. Follow up with Title/Escrow Company if Your Coordinator has not received the title report within three days from ordering. Collect preliminary title report, sellers property condition disclosures & CCR’s from Listing Agent & sent to Buyers Agent for review.
