Our review provides brief descriptions of our 2019 regional sales, the latest on the rural real estate financing front from our mortgage loan staff, highlights of our 2019 auctions, and the selection of the Bixby Ranch as our Ranch of the Year. Hall and Hall continues to hit on all cylinders based on results just in from 2019. Everyone was very busy across our entire geography and all lines of business and these efforts resulted in another great year building on what we accomplished in 2018. Low interest rates powered our mortgage business. A strong economy coupled with limited alternative investment opportunities drove sales of investment quality rural land. A growing number of new non-resident owners of land has fueled demand for our management and appraisal services. Growing demand for our services is, in no small part, thanks to all of you who continue to support us through your business and referrals. We work tirelessly and at considerable expense to make our website user-friendly and responsive. We employ the most sophisticated marketing techniques to expose our listings to a global marketplace. At the end of the day, however, it is your support that wins us the bulk of our business. For this, we offer our most sincere thanks and gratitude. In the big picture, the old political adage, “It’s the economy, stupid,” underlies how well we do each year. What we have seen recently is the combination of an overall good economy and a continuing trend of increasing net worth among high income earners. Increasingly, this demographic is recognizing that high-quality land is a legitimate investment class asset. In addition, there is a generational transfer of wealth that has driven the demand for land. As always, we look forward to your thoughts, comments, and questions. 2019 WAS ANYTHING BUT DULL! Will 2020 be a record-breaking year?
The last few years have been very difficult for many American farmers and ranchers throughout the nation. With the new trade deals being signed, there is optimism that 2020 will bring back profitability. Over the past several years we have continued to adapt to the marketplace and the needs of our clients. That was never more evident than in 2019, a year that produced a record number of closed transactions and a TINA HAMM continued trend of more transactions with a lower average loan size. We Director, Loan Officer continue to serve our traditional customer base of full-time farmers and Billings, MT ranchers, many of whom have tapped equity in land to improve liquidity over the last few years or have chosen to cautiously expand with new land purchases. With a strong general economy, a robust stock market and low interest rates, we have seen increasing demand from recreational and lifestyle owners as well as investors just looking to diversify. The stock market and investor sentiment hit numerous new highs in 2019 continuing a record long bull run that started in March of 2009. We remain optimistic, but election years and a flat, at times inverted, yield curve have historically been reasons for caution. The Federal Reserve cut rates three times in 2019. Unless there are signs that inflation will move higher, the Fed is not expected to raise rates in the near term. As a result, our lending rates remain at historically low levels and it remains a great time to borrow money. Hall and Hall has almost 75 years of land loan experience.
