FIVE FALL CURB APPEAL IMPROVEMENTS Fall is here, and with it comes a prime time to sell your home. Summer is a great time to sell, but if you weren’t able or ready to list your home at that time, the fall is a great option as well. And as lovely as your home may be, there are always things you can do to take it to the next level, especially when it comes to curb appeal. Fitting in a few simple exterior home improvements can add value to your home before the weather turns cold, helping to snag those end-of-season real estate browsers. So what upgrades can you make that are easy, cost-effective and will make potential buyers “fall” in love with your home this season? Here are a few tips: Front door décor – The front door leaves a lasting first impression of your house. While completely replacing the front door is an option, simply sanding and repainting your existing door can make a big difference and save on costs. A bright or bold color like red can really make your door pop, especially against a white or tan exterior. For a little extra: Add a nice fall foliage wreath, or a doorknocker to accentuate your home’s entrance. Sync hardware – Mismatched exterior hardware can make your home appear disheveled and create a non-cohesive aesthetic. By streamlining your house numbers, lock, door handle and exterior light fixtures with matching finishes, you can give your home a consistent, put-together look in less than a day without a large investment. For a little extra: Upgrade your lock with a high-end deadbolt with cover plate for added curb appeal and security.


Great greenery – A well maintained lawn can tie together the overall look of the outside of your house, presenting a clean and sleek front to accompany your home’s entrance. With fall being a transition time for many plants, adding mums or ornamental grasses in hearty autumn colors like gold or orange to complement changing leaves can bring depth to your yard. For a little extra: Add reusable window boxes and porch containers filled with gourds, cornstalks and leaves to create an autumn feel. Light the way – A well-designed walkway leading to your front door can make your home seem even more warm and inviting. Make sure the path is well lit by installing outdoor lighting that not only provides illumination and value, but also security. For those without a walkway, installing a lamppost or lantern at the end of our driveway is a good option. For a little extra: Incorporate solar lights along your front door walkway for an easy and cost-effective makeover that is also energy efficient.

Make-over your mailbox – Sitting at the end of the driveway, the mailbox is often forgotten about when it comes to your outdoor décor. Making sure your mailbox complements your look and feel is yet another way to catch the eye of a potential buyer. If you don’t live in an area with strict rules, spruce up your standard letter holder with trim, new paint or fancy finish (and steer clear of novelty sport or hobby mailboxes). Pay attention to the mailbox post as well. If the wood is weathered or showing signs of rot, it should be replaced. Consider a post made out of polymer, treated wood, iron, bronze, or even brick. For a little extra: Add a trellis behind the mailbox for extra landscaping and a pop of color. Preparing your home for sale, especially as the busy summer season is ending, can seem stressful, but with a few quick, easy and cost-effective improvements you can increase your home’s curb appeal no matter the season, especially in the fall. BOOST YOUR CURB APPEAL BY PAINTING YOUR EXTERIOR When you put your home on the market, one of the best ways to pump up interest in your home is to boost its curb appeal. While installing a new mailbox or keeping the lawn well-manicured are great for maintenance, nothing boosts curb appeal quite like a fresh coat of paint on your home’s exterior.

ummer and early fall are a great time to pull the trigger on repainting your home. Ideally, you want warm, dry days. While there’s always a chance of thunderstorms in the summer, a simple check of the weekly forecast will alleviate any risk there. Summer is also a good time because there aren’t big temperature fluctuations from day to night. If you’ve got perfect temperatures during the day, but then a big drop after the sun goes down, the paint will react and won’t cure properly. Once you choose your painter, the next step is to start choosing your colors. First, choose the main body color of your home. This color is what most of your home will be painted, and it will set the tone for the rest of the home. Normally, you would choose something neutral like white, cream, gray, etc. If you have a change in material, such as an entry feature or second roofline, or any other secondary main material feature, include a second main color to complement the first.

Then, choose a complementary accent color that will highlight smaller details, such as doors and shutters. For example, if you paint your home an off-white color, such as cream, choose a blue hue such as navy or a red hue like burgundy to complement it. Finally, tie everything together with a trim color around the windows and eaves. If you’re not ready for an entire exterior paint job, you can still give your house a facelift with some practical touch-ups on accent pieces. Fresh, bright paint on the front door, stair rails, balconies, shutters or window sashes can vastly improve the look of your house. Plus, it’s easy to change the color on these smaller details every year or two so you can constantly update and boost that curb appeal. If you’re putting your house on the market, look into a fresh coat of paint or doing some touch ups. It’ll go a long way towards a great first impression when it comes time to show your home.

Do you own a rental property or several rental properties? Routine maintenance will ensure that your properties are protected from the harsh fall and winter elements, and most can be done without detracting too much from your time or pocketbook. Begin With a Tenant Check-In It’s important to consistently check in with tenants and ensure that they are maintaining the rental unit to lease standards. Seasonal maintenance is the perfect time to inspect the unit for issues that should be addressed. Ask tenants if they have questions or concerns. Checking in is also the best way to establish open communication. Good communication is the foundation of a healthy tenant-landlord relationship. Not to mention, when a tenant feels that there is a direct line of communication, they are much more likely to report on a minor but time-sensitive issue before it becomes an expensive repair.

Complete Indoor Maintenance Windows and Doors: Apply weather stripping or caulk to any needed areas along windows and doors. This will prevent against overtaxing your heating system on those blustery fall days, and will keep your tenant’s utility bills down, ensuring satisfaction with the unit. Fireplace: If your unit has a fireplace, check that the chimney is swept and free of debris. A blocked chimney is an easily avoidable a fire hazard and a smoke inhalation risk. If you don’t already have one, take the time to install an animal-proof chimney cap to prevent further blockage from nesting critters.


Smoke and CO Alarms: Regardless of whether you require your tenants to change the batteries, it is crucial to check that they have indeed kept up with the task, and, moreover, did not remove them altogether. Ensure your tenant’s safety—and your legal protection—by ensuring that the alarms are in working order. Attic: Check your attic’s insulation. Poor insulation can lead to expensive roof repairs. Inspect for signs of small animals that can sneak in looking for a warm place to nest— they can destroy crucial insulation that prevents against ice-damming on your roof.

Trees and Shrubs: Now is an excellent time to trim any branches or vegetation that touches the exterior of the building, as they can lead to damage over time. Protect your investment and ensure that all foliage is maintained before the wet season gets in way.

Complete Exterior Maintenance Animal-Proofing: Attics and basements are very enticing to rodents and small animals who seek shelter from the cold weather. The Humane Society has recommendations to prevent nesting in your property: ensure animals are not inside the home already (you don’t want to seal them in) and then caulk small holes and staple hardware cloth over larger holes. To stand up against stronger animals, opt for 16-gauge, 1x1 steel mesh. Gutters: Fall leaves can lead to clogged gutters. Clogged gutters can create ice dams in freezing weather, and this can cause the gutters to break entirely. Trim trees or install gutter guards where necessary to ensure that your gutters will appropriately channel water away from the property and prevent water damage to the foundation or structure. Stairwells, Walkways and Patios: Verify that all supports, stairs, and handrails are secure. Make sure that the handrails can support a person who is slipping due to rain or sleet. Irrigation Systems: Fall weather means that sprinkler systems can often be reset, since seasonal rains will keep the foliage appropriately hydrated. Follow your manufacturer’s instructions to winterize your sprinkler and irrigation systems. This will protect the functionality of the system and ensure your property looks its best. AC Units: Depending on where your rental unit is located, be prepared to wrap the outside box units in order to protect it from rust or weather damage.

HVAC Have it serviced, inspected and cleaned. Proper maintenance will extend the life of the furnace, so be sure to remind your tenants to change the filters. To be certain the task is done, consider supplying some extra filters yourself. This makes the task simple for tenants, and is a minor expense for you compared to an expensive system replacement.

Hire a Professional For some costly items on your list, it will pay to have a professional inspect them. Big-ticket items like your HVAC system and your roof should be inspected yearly to ensure that any slight damage is dealt with proactively, before a serious issue occurs.

Roof Extreme temperatures and general exposure to the elements can wreak havoc on your property’s roof. Have a licensed, certified roofing professional inspect the condition of your roof. Simple repairs like loose or damaged shingles can lead to water exposure that can lead to deterioration of insulation, wood and drywall, or make electrical or plumbing systems vulnerable. It’s much simpler to deal with a repair now than an emergent leak come winter. Seasonal maintenance is a chore, but being proactive will ensure that your rental property remains in good shape and your investment is protected for years to come. Clean and Declutter Now is the time to channel your inner neat freak. A potential buyer wants to see your home as move in ready when they view it. A spotless kitchen and shining bathroom fixtures go a long way to impressing a potential buyer. After all, who wants to see junk mail sitting on a kitchen counter or dried toothpaste in a kitchen sink? Convey to the buyer that your home is so clean that they could move in right away – that’s what you’re going for after all! Secondly, remove anything from your home you don’t use daily. Donate items or put them in storage. Don’t just shove off-season clothes or decorations into closets or other storage space. A buyer wants to see all the places they can store their things, they don’t want to see a closet stuffed to the gills with your flannel shirts or Christmas decorations.

Paint Buyers want to see a fresh, clean space when they visit your home. By painting inside and out, you have the chance to apply a neutral tone throughout the home. A new coat means no fingerprints or smudges on the walls.

And finally, if you want to sell your home quickly, price it smartly. Don’t set your asking price too high – look at comparable homes and try to find a price that will make you and a potential buyer happy to move quickly.


POWER THROUGH YOUR CLEAN-UP LIST WITH A PRESSURE WASHER

Do you have a lot to clean this summer and not a lot of time to do it? Consider pressure washing (also known as power washing). Pressure washers aren’t just for cleaning your home’s exterior before painting or getting gunk off the roof – they can be used to clean much more. While not cheap, you can purchase or rent one, or reach out to a local pressure washing service to do it for you.

Clean patio furniture. Has your deck or patio furniture built up pollen or grime this summer? Forget the scrub brush, soapy water, and elbow grease and make quick work of cleaning wood and iron furniture with a pressure washer. Just don’t spray too close. See that the washer tip is held a few feet away – otherwise it can strip paint or other finishes. Banish weeds and dead plants. If you have deep-rooted weeds or dead grass entrenched between pavestones, slate tiles, or concrete cracks in your yard or on your patio, don’t bust your knees bending down to pull them out or risk spraying harmful chemicals. Blast them with a pressure washer to remove weeds right down to the root. Restore the shine to glass.
