Choosing a flooring solution for your home can seem overwhelming with the many options currently on the market. Consider the type of wear your floors endure - whether you have kids, pets or a busy lifestyle will make a difference in what kind of flooring you should choose. Determining whether to go with solid wood or engineered wood depends a great deal on your budget and the level of upkeep you are willing to invest time in.

SOLID HARDWOOD

is typically 1.9cm thick (3/4”) and often favoured for being “traditional” wood flooring. We think of solid hardwood as being easier to sand and refinish with many different types of woods and grains available. The most common wood used in new homes in Canada is Northern Red Oak as it has a natural colour variation with more open grain patterns. It has a medium “hardness” rating and is suitable for most families. Hard Maple is also

very popular in Canada with a slightly higher hardness rating than Northern Red Oak. It has a cleaner look with a smooth finish and much less grain variation than other woods. Hickory is ideal for busy families with a lot of floor traffic. It is a much harder wood and has a less grainy appearance. It can easily be stained any shade because of its natural white, creamy colour. White Ash is the most popular of the Ash tree species because it grows quickly, adapts to almost any conditions and is low maintenance. While

it is not as hard as oak, it is more stable, and the grain in Ash is similar in that it hides natural imperfections well. Distressed woods are by far the most popular, especially wire-brushed and Hickory, which is an excellent choice for their look and durability. For active families with pets and high traffic, a wire-brushed finish gives the wood boards texture while effectively hiding scratches. Pre-finished floors are a better option because they are stained and sealed by the manufacturer before installation. While there are many other types of solid hardwood options available on the market, there is one thing they all have in common - they are more susceptible to changes in humidity. Solid hardwood responds to moisture as it would in nature - if the air is hot and humid, the floor will take on moisture causing it to swell. When the air dries out, so will the wood, causing it to gap. If you choose to go with traditional solid hardwood, you will need to maintain a consistent level of humidity in your home and maintain your floors on a regular basis. Ask your wood dealer which products to use for cleaning to keep your floors in excellent condition.

ENGINEERED HARDWOOD is made of layers of wood which are bonded together with adhesives under intense heat and pressure. This process ensures the floors are not as affected by humidity fluctuations as is typical of the Canadian climate. A common misconception is that engineered hardwood cannot be sanded and refinished, but this is not true. Many engineered floors can be refinished at least once, and more often if you purchase a higher end variant. If you prefer wider wood boards, choose engineered hardwood as it is more stable than solid wood. Most experts advise not going with wider than 11.43cm (4 Âź inches) in a solid hardwood as it will be more prone to cupping and gapping. Unlike solid hardwood, engineered requires little maintenance and is much less affected by temperature and moisture changes, which in turn makes it more resistant to warping and cupping. Whether solid hardwood or engineered is the best option, your wood floors are meant to last for many years and are a considerable investment to make in your home. Before investing in any wood flooring, consult with experts in the industry and do your research.

Replacing or repairing a roof is a costly undertaking— one that for many homeowners has been marred by disreputable roofing contractors. However, don’t let a few bad apples ruin the whole bunch. There are plenty of trustworthy roofing companies in your area. To avoid roofing scams and to find a reputable roofer, follow these tips, courtesy of the Insurance Institute for Home & Business Safety (IBHS):

Research roofing contractors diligently before hiring one. Consult the Better Business Bureau (BBB) and search for reviews and ratings online. Avoid contractors who have generated complaints, lawsuits, etc. A reputable roofer will also be able to provide previous customer testimonials or recommendations vouching for their work. Confirm all credentials before hiring a contractor. A reputable roofing professional will be licensed, insured and bonded, and will be able to provide the aforementioned locally-based references. Request to review their license number, federal tax identification number, and certificate of insurance—a qualified professional will provide them. Fact-check this information with the appropriate authorities. Get detailed estimates (in writing!) from contractors you’re considering hiring—more than one is best. Shop around to find the best value. Don’t feel pressured to hire the first roofing company that gives you an estimate. Also be wary of any “today only” deals or prices when you’re given an estimate, they are pressuring you into making a decision right away. y

Do not enter into an agreement with a roofing contractor who solicits business at your doorstep, particularly after a storm. This could be a sign of an imposter. Also, be wary of any deals or prices that sound too good to be true. They usually are. Exercise caution when dealing with contracts. 7 Ways to Prepare Your Finances Did you know many homebuyers are financially unprepared to purchase a home? According to a recent survey by the National Foundation for Credit Counseling® (NFCC®), almost half of respondents report being “least prepared” to buy a home – a sign that education is needed, especially for first-time buyers. Prepare your finances well in advance of searching for a home. Here’s how.

1. Make a Financial Plan Knowing where to start means conducting a complete review of how your household budget is managed. Comparing income and expenses, reviewing debt, and tracking savings are just a few of the ways to measure readiness for homeownership. 2. Review Your Credit Report and Score Because a mortgage is the largest debt a person is likely to carry in their life, credit history can be a deal breaker or a dream maker. A credit report may be obtained without a score for free once every 12 months from each of the three bureaus by visiting AnnualCreditReport. com. Once a copy is obtained, review it for discrepancies and dispute any differences. Do this at least six months in advance of applying for the loan, allowing time for inaccuracies to be corrected. Along with the free credit report, a score can be purchased for a small fee. Because the score is critical to mortgage

approval and competitive interest rates, it is worth taking a look before submitting the loan application. Lender guidelines vary, but a FICO score of 760 is typically the threshold for the most favorable interest rates. 3. Start Saving A down payment is typically no less than 20 percent of the purchase price of a home, and coming up with the money may be a significant pain point. A down payment is essential to limit the amount borrowed, as well as increasing the chance of having more favorable mortgage terms. 4. Decide the Type of Loan After you’ve selected a lender, decide whether to take on a fixed-rate or adjustable-rate loan, which are the most common of the many different types of financing available. 6 TIPS T O D E E P C L E A N YO U R G A R AG E One thing on your long summer to-do list may be cleaning out the old garage. For most, this sounds easier than it actually is. Garages tend to house years of accumulated and forgotten items, especially if you have a large family. On top of that, there is years of dirt and grime on the floors from car tires and engines, bikes, lawnmowers, etc. Clearing everything out and cleaning your garage is a serious job. Below are six tips to help you make the most of the big clean out.

To avoid putting off the task, choose a hard date on your calendar when you’ll be home and free for your garage clean out. Depending on the size of your garage, a full weekend may be necessary. Tell your family members about the date to make sure they will be around to pitch in.

Stock up on large trash bags, visit your local grocery store or big-box store for discarded cardboard boxes, and get a big push broom to sweep out dirt. If you have a lot of stuff lurking in your garage that you need to toss, consider calling your county’s waste management service to schedule a bulk pick-up or see if you can order a dumpster.

Ask for help

Do you need to borrow a friend’s pickup truck to lug your unwanted items to the dump? How about a power washer to clean the floor once it’s clutter-free? Ask around and line these things up in advance so that you’re ready to go.

Pile it right

At the start of your clean out, create three piles: to keep, to sell, and to donate. As you come across items in your garage, add them to their respective area and keep moving. Be firm in your decision; once something has landed in the sell or donate pile, try to resist temptation to go back and keep it.

Organize, organize, organize

Set yourself up to re-organize your space once it’s squeaky clean. Do you need to install more shelving units? Hooks and bins? Gather these items in advance.

Once you’ve organized, move every item out of your garage and sweep out the loose dirt, rocks, leaves, etc. Then power-wash the floors and walls. Washing away a decade (or more!) of grime will really help your garage sparkle.

KNOW WHAT GOES INTO YOUR CREDIT SCORE You’re probably well aware of how important your credit score is. A good score grants you access to loans and favorable interest rates for a mortgage, and opens up many different possibilities for a healthy financial future. But do you know how your credit score is determined? Be aware of the factors used in credit-scoring models so you can work towards achieving a higher credit score, and therefore a better interest rate from your lender. Here are some of the top factors:

ON-TIME PAYMENT PERCENTAGE

HARD INQUIRIES

This is the percentage of payments you’ve made on time during your credit history. This plays a big role in determining your creditworthiness, so just a couple of late payments could significantly impact your score for the worse. An easy way to avoid late payments? Set up automatic bill pay or create calendar reminders for bill due dates.

When you apply for a credit card, mortgage or auto loan, a hard credit inquiry is initiated on your credit report. One hard inquiry will usually have little impact, but multiple inquiries can have a larger impact. A soft inquiry is when you check your rate to see what you qualify for. If you’re unsure, check with your potential creditor or lender before applying to see if they will do a hard or soft pull.

CREDIT CARD UTILIZATION This is a percentage that is calculated by taking the total of your credit card balances and dividing that number by your total credit card limits. This will show creditors how much of your total available credit you are already using. The lower your credit card utilization, the higher your credit score.

TOTAL ACCOUNTS Consumers with more accounts (or more lines of credit) often have higher credit scores because it indicates that more lenders are willing to give them credit. Having a good mix of different types of credit is good for overall credit health as well. But be prudent: Only apply for credit you actually need.

AVERAGE AGE OF OPEN CREDIT LINES The longer your credit history and the older your accounts the better. That’s why it’s a good idea to keep older cards open and active, and to start applying for credit at a young age.

DEROGATORY MARKS Derogatory marks are negative items on your credit report like collections, tax liens or bankruptcy. These records can stay on your credit report for 7 to 10 years. If you have one on your credit report, it can show a lender that you may have mismanaged your credit in the past. The best way to overcome derogatory marks is to start rebuilding healthy credit again. This will gradually weigh in your favor.
