FIVE SMART WAYS TO AVOID A DELAY IN CLOSING By Barbara Pronin Closing day is a red-letter day for buyers, sellers and their agents – the long-awaited time when final papers are signed, monies are disbursed, and everyone goes home happy. In a perfect world, there would be no hitch in having funds wired from the bank. A cancelled deposit check would never go missing, and the moving van scheduled for Thursday morning would never need to be postponed. But we don’t live in a perfect world, and seasoned agents know how vital it is to work with clients, lenders and closing agents in order to avoid delays. “I never assume a closing will go smoothly until I’ve talked with my buyers, dotted a few i’s and crossed a few t’s,” said Kathy Murphy, a top-producer with CENTURY 21 Town & Country Realty in Royal Oak, Michigan. With that in mind, here are five ways to avoid delays in closing: Preview the paperwork – If the buyers are obtaining financing, they receive their Loan Estimate within three days of sending in their loan application, and receive their Closing Disclosure three days before closing. Be certain they read them carefully, double checking the loan and down payment amounts, interest rates, etc., as well as all of their personal information. A minor discrepancy or a simple misspelling could cause a delay unless it is promptly addressed. Read the preliminary title report – Request a copy and review it to be certain there are no “clouds” on title. Many issues, such as an unpaid contractor’s bill, can and should be easily cleared. Your buyers should understand that the title insurance purchased will protect them against any issues that may

crop up later, but that the policy is effective only from closing day forward. Sidestep last-minute mortgage issues – Check in with the buyer’s lender frequently to be certain no needed documents are missing and they are on track for the scheduled closing. Resolve final walk-through problems – A final walk-through with your buyers a few days before closing may reveal items that need to be resolved, such as a broken plate glass window or the light fixtures the sellers agreed to leave are missing. Work with the seller’s agent to determine the best and quickest way to resolve the problem, which could include the seller paying cash for repairs, or negotiating a credit for the buyer at closing. Head off cash flow hitches – Be sure the buyers are aware of the escrow company’s policy regarding final closing funds. In most cases, funds must be wired to the escrow company the day before closing. Your buyers should be certain they have arranged the wiring instructions so that funds reach the closing agent in time. Take extra care to avoid the possibility of cyber-fraud by giving the buyer the phone number to the escrow company and reminding them to verify the wire instructions prior to authorizing their bank to send money on their behalf. It’s not uncommon to scramble and stress when it’s time to put your house on the market. All those little jobs and fixes that never got done are now an overwhelming list of “to dos.” Don’t let the tasks pile up. By making simple updates now, you can better enjoy your home while it’s still very much your home, and it will be ready to show when it’s time to list. Here are some inexpensive ways to give your home a staged appearance every day: COMPLETE UNFINISHED JOBS We all have that list of nagging little fixes that we haven’t gotten around to yet. These often include minor repairs like replacing light fixtures, repairing baseboards or painting trim. To get started, grab a notepad and wander from room to room making a list of any unfinished jobs you can tackle quickly to bring your rooms up to snuff. UPDATE YOUR DOOR HANDLES AND KNOBS Replace door handles and knobs with styles and colours that are current. Shiny gold door knobs are no longer fashionable and are not unlikely to come back in anytime soon. Update an entire floor with a brushed nickel or pewter look which is very trendy and can go a long way to updating your space. Likewise, update faded or scratched cabinet knobs and handles in your kitchen for a fresh new look. DECLUTTER, DECLUTTER, DECLUTTER There’s a great deal of psychology that suggests a cluttered house leads to a cluttered mind, but it can be difficult to know where to start. Before tackling bigger jobs, adopt the mantra “every item needs a home.” In other words, if magazines don’t have a rack to file into, they will remain cluttered on your coffee table. Craft items without a bin will remain scattered across your dining room table. Pick an

area and determine where items should go. Then invest in bins, baskets or a cupboard and put away the items you use regularly. Throw out old papers and knick-knacks that serve no purpose, file bills and important papers and find a home for anything you want to keep. Get in the habit of putting things “in their home” instead of leaving them on the counter or kitchen table. EASY DECORATING It’s easier than ever to find cost-effective accent pieces to update a tiredroom. For about $100, you can change throw pillows, add a new piece of wall art or find a seasonal tablecloth. For a simple bathroom update, replace the builder’s mirror with a pretty framed one and add new designer towel racks. A simple change can spruce up your home, and your mood. SPRUCE UP THE OUTSIDE With many of us having busy schedules and constantly running in and out, it’s not uncommon to overlook the state of the outside of our homes. Simple tasks like adding a new welcome mat, pruning shrubs and keeping a seasonal arrangement in an urn by the front door are quick ways to enhance your curb appeal.

The roof is the most critical surface in your home, and choosing a lasting solution can be a daunting task. With the varying weather conditions in Canada, a roof is under regular assault from the sun, snow, and rain. A leaky roof during the winter can be a costly and inconvenient repair so ensure you choose a reliable solution when it’s time to replace your shingles. Many experts have opposing views on whether to buy metal or asphalt shingles but much depends on your budget and how long you plan to stay in your home. A roof is an important necessity yet consumers don’t receive the immediate reward of spending all that money, like buying a new couch or renovating a kitchen. But peace of mind is worth a great deal as well, especially if your area gets hit with an ice storm or high winds which could rip shingles off your roof and force a costly repair bill.


PROS AND CONS OF ASPHALT SHINGLES

PROS AND CONS OF METAL ROOFS

Asphalt is a proven solution that many builders are familiar with and a costeffective option for new builds. When it comes time to replace your shingles, consider the age of the home, how long you plan to live there and your budget. If you plan to move in 10-20 years, asphalt roofs are often the preferred choice because of their reasonable cost and ease of installation – most roofs can be replaced in one or two days.

The draw to metal roofs is primarily for longevity as many metal manufacturers offer warranties of 50 years. For homeowners planning to retire where they are currently residing, or those who plan to keep a property in the family, metal roofs may well be worth the investment. Metal roofs also offer exceptional protection against extreme weather events. They provide excellent wind resistance, are fireproof and superior at preventing leaks. Metal roofs are also more energy efficient since metal reflects heat and helps keep homes cooler in the summer months. Most products contain recycled content and are themselves recyclable.

Asphalt is also easier to repair, so if you are at the receiving end of a windstorm or freak weather event and require replacement shingles, repairs can be reasonable and quick. As far as longevity goes, most asphalt shingles come with a 20- to 30-year guarantee. There are more styles and colour options available so you can stick with a basic offering to save costs or give your roof a new look if you prefer. On the downside, asphalt is susceptible to severe weather and does not hold up well to high winds or hail. In areas where there is snow cover for long periods, asphalt can succumb to moss, mildew and algae if there is not enough exposure to sunlight. Asphalt is also extremely heavy, weighing in at approximately 90 kilograms (200 pounds) per square and disposal of used shingles means a great deal of material ending up in landfill sites. Recently, in Canada, recycling has become a growing practice with several companies offering to recycle building materials including asphalt shingles. In Canada, approximately 1.25 million tonnes per year of asphalt-based roofing waste is generated. Many roofing contractors are introducing sustainable solutions into their business model and have adopted recycling practices as their form of disposal. Instead of dropping off the shingles at the landfill, the shingles can be dropped off to a recycling facility to be ground up and used within the community to improve roads.

Critics would argue that metal roofs are prone to expanding and contracting with extreme temperatures which makes them less watertight but proper installation can help eliminate this effect. After many years on the market, metal roofs have improved considerably and most products today are made with alloys and specialized resin paints that can handle extreme temperatures and precipitation without issue. While some skeptics suggest metal costs several times more than asphalt, the average cost of a metal roof in Canada in 2018 was roughly double that of asphalt. Asphalt prices vary considerably based on the type of metal – steel, aluminum or zinc or copper finishes, and labour costs. Whatever your choice in roofing, be sure to do your research and hire a reputable contractor.

CALMING HUES TO PAINT PAINT YOUR BEDROOM Your bedroom should be a calm, peaceful place meant for rest. You may already know that the temperature of your bedroom can impact your sleep, but did you know the color can, as well? As part of a bedroom redesign, consider painting your walls a soothing color that matches your other décor. Lavender. While purple is a beautiful color and suggests royalty, it can be a bit bold and much for some. Enter lavender. This lighter tone would be perfect to paint one accent wall, or even better, your ceiling.

Green. Skip the neon and choose a seafoam or spruce shade to help mellow your mind. A cream shade matches well with most greens if you want the perfect accent color. Forest greens are calming as well and conjure thoughts of being outdoors in a peaceful evergreen forest. Gray. This neutral tone is versatile and can easily match any décor. Consider a soft, muted heather or a deep slate or charcoal. Pairing gray with white or lighter gray hues creates a great look. Think a striking white comforter on your bed against a slate background. By taking inspiration from these colors, and working with your local painting experts, you’ll be creating a Zen-like bedroom oasis in no time.
