Weatherproof T Your Door for Winter

he Department of Energy tells us warm air leaking into your home during the summer and out of your home in the winter can waste a substantial portion of your energy dollars. You can save at least 10% on your energy bill by reducing those air leaks at the doors to your house, and it’s one of the easiest and least expensive projects you can do. It’s a two-part job working on the door. First, install weatherstripping around the perimeter of the door and then add a door sweep to the bottom of the door; both steps are effective ways to stop drafts and seal gaps that leak air. We like bronze door weatherstripping, but you’ll also find the material that is wrapped foam with a metal or wood flange, which is easier to install than the bronze material. A door sweep seals gaps between the bottom of the door and the threshold keeping out air and insects. Choose one made of the door material and install with screws. A carpenter or handyman will charge $145 to remove and replace a door’s weatherstripping and install a door sweep, but you can buy the materials for $70, do it yourself and save 52%. For tools you’ll need a tape measure, hacksaw, hammer, drill and screwdriver. No matter who does the job, you’re the winner with lower energy bills for years to come.

What to Do If Your Mortgage Application Was Rejected

B

eing turned down for a mortgage can be devastating, but you may still be able to achieve your dream of owning a home. Your lender should provide you with a letter explaining why you were denied. You can use that information to make changes to improve your chance of getting approved for a mortgage in the future, either with the same lender or with a different company.

Boost Your Credit Score One of the most important factors in a lender’s decision is a mortgage applicant’s credit score. You should’ve checked your credit report for errors before you submitted your loan application, but if you didn’t, check it now. Lenders frequently misreport or fail to report information, and data from different people’s reports sometimes gets mixed up. Errors in your credit report may have caused your application to be rejected through no fault of your own. If your credit score is low because of high credit card balances or missed or late payments, work on bringing it up by paying down your balances to lower the percentage of available credit you’re using and by paying all your bills on time. If you have a foreclosure or bankruptcy on your credit report, those derogatory remarks could affect your credit score and your chance of obtaining a mortgage for years. You may need to let some time pass and work on rebuilding your credit before buying a house.

Lower Your DTI A lender looks closely at an applicant’s debt-to-income (DTI) ratio, or the percentage of gross monthly income that’s used to pay credit card bills and loans. If a lender rejected your application because your DTI is too high, you can lower it by paying down your debts and/or by increasing your income. If you have high loan payments, you might be able to lower them by refinancing.

Put More Money Down If you want to make a small down payment and borrow most of the money for your dream home, the lender may consider your application too risky. You might be better off finding more money for a down payment or applying for a mortgage through a lender that routinely offers loans to borrowers with small down payments.

Stick With Your Job Most lenders want a mortgage applicant to have been in the same job for at least two years. That helps the lender be confident that an applicant is capable of holding down a job and is likely to repay the mortgage. TIPS FOR PROTECTING YOUR YARD THIS

A

s many extend the amount of time they’re spending at home, they’re extending the use of their outdoor living space as well, despite a drop in temperatures. Getting outside, and breathing in fresh air, even when it’s chilly, is good for our mental and physical well-being. That’s why features like fire pits, outdoor heaters and enhanced lighting are on the rise as homeowners look to add warmth and ambience in winter. In addition to crafting a cold-weather friendly outdoor space, it’s important to tend to your yard this winter as well. The Outdoor Power Equipment Institute offers these tips to keep your yard in top shape for winter use: Stop trimming your lawn once it freezes. Cutting your grass too short can leave it dry and exposes it to the elements, as well as insects and disease. Trim your grass to the height recommended for your lawn variety before it freezes. Add a thin layer of mulch to your lawn. A thin layer of mulch can protect your grass roots from snow and frost. It can even prevent deeper layers of soil from freezing, making it easier for your lawn to bounce back in the spring. Check your trees for dead or damaged limbs. Removing dead or damaged limbs before inclement weather arrives, is one way to protect your shrubs and yard from damage (not to mention people and pets!). Snow and ice can weigh heavily on dead branches and make them snap and fall. Remove any dead branches carefully with clippers, a chainsaw or pole pruner, following safety precautions. Consult an arborist for problematic trees. Mark pathways to clear and beds to avoid. Mark the areas that you will need to clear of snow and ice, as well as areas you want to avoid, like flower beds, with stakes or sticks. This way, when it’s time to run your snow thrower, you won’t accidentally cut a path through the lawn. Always follow manufacturer’s safety procedures and never put your hand inside the snow thrower. Always use a clean out tool or stick to clear a clog. Keep new (and old) plantings well-hydrated. Many people enhance their yard with trees and shrubs during the pandemic. Caring for them in the winter is important, as plants and trees that are well-hydrated are more likely to survive a hard freeze. Newly planted trees can only survive about two weeks in the winter without water, so be sure to water any new trees you’ve added to your landscape if they aren’t getting water naturally from rain or snow. If your outside hose is already shut off for the winter, then use a bucket and add five gallons to the area around the tree. Continue watering plants and trees. Older plants and trees should enter winter well-hydrated, so continue watering even after the leaves have dropped. Even in the wintertime, hardy evergreen plants continue to lose moisture through their needles and if it’s a dry winter they need supplemental water too. If you don’t spend enough on mortgage interest to itemize your tax deductions, you may be better off putting money into your retirement account. Some types of retirement accounts will allow you to defer paying taxes on money you contribute, which can help you financially right now.

Now that colder weather has arrived, it’s time to find some ways to stay warm while saving money. The frugal-minded tend to turn to extra blankets and multiple layers in lieu of paying expensive heating bills, but at the end of the day, you should be comfortable in your own home. With a little knowledge and a few behavior tweaks, you can heat your home much more efficiently, without sacrificing your comfort or your hard-earned paycheck:

If your home has a fireplace, remember to keep the damper closed when it’s not in use. Consider a chimney balloon (an inflatable device that goes in the chimney) to further keep the cold air out and the warm air from escaping.
